'Xenia' offers guests an amazing stay in a lovely unique style home, with many of our guests saying it's more like a 'retreat'.

It's great for large families and big groups, whether you're swimming, having a barbie, playing table tennis or just relaxing, there's plenty of space for everyone.

We know that you'll enjoy the amazing space and feel our beautiful home offers and want your stay at 'Xenia' to be an amazing and unforgettable experience.

ABOUT THE PROPERTY

You'll love our place, as the house itself is unique, with 3 split levels, on a lovely big property.

As you enter the big red door, you're in a feng shui inspired Atrium, with 2 rock ponds under a timber bridge which leads you into the house. The pond is home to 4 large turtles that have lived here since the house was built.

Once inside, you're in the kitchen and living area which are divided by a 6m high solid brick fireplace. The living room is vast and bright, with a high cathedral ceiling spanning across both rooms and exposed timber beams. There are glass sliding doors all round and open onto a balcony that overlooks the pool, with a bar style dining setting that’s perfect for breakfast on a sunny morning, afternoon cocktails or having a drink while watching the kids in the pool. The living area has 3 lounges/sofas, which large groups also use as extra bedding/sleeping. There’s a large round leather lounge, which is 2 and a half metres wide and can sleep 3 adults, a 3 seat chaise leather lounge and a double futon sofa bed. For your entertainment there's a 50inch TV with Telstra TV, Netflix and a DVD player, with a large selection of DVD's.

The large kitchen is fully equipped with pots, pans, utensils, crockery etc, everything you need to cook up a storm, wonderful gas cooking and a dining setting that looks into the atrium.

The top level has 2 bedrooms and the main bathroom. Both bedrooms have queen beds with high quality mattresses and lovely fresh linen, with extra pillows and super soft blankets available. The first bedroom has a queen bed and a small sofa/bed with space for a portacot or single floor mattress. The second bedroom is a twin room with 2 queen beds. Both rooms have built in robes, ceiling fans and sliding doors that open onto a long shared balcony, with an outdoor lounge. Fresh bath towels, hand towels and face washers are provided.

The bathroom has a large corner spa bath, separate shower, toilet, with a double stone top vanity.

Down the stairs, you directly enter the sunroom turned ‘bedroom’, which also opens directly out to the pool and alfresco dining area. In this room, there are 2 sets of bunks, one set having a double bottom bed, plus a desk. The queen air bed or single floor mattress are often used in this room as well. The third bedroom has a queen bed and also opens directly out to the alfresco dining area, with a double glazed sliding door and double glazed windows. The second bathroom/laundry is also on this level.

The outdoor area is perfect for large groups or families to enjoy with lots of space. There's a large 10m x 4m tiled salt water pool with specialised mineral salts that’s kind to your skin and hair and relaxes muscles, plus sun lounges to help you get that perfect Gold Coast tan. The alfresco dining area has an outdoor kitchen area, fridge, BBQ and outdoor dining setting. There's a 40inch TV outside that you can watch from just about anywhere, perfect for the warmer months. So no need to sit inside and miss out on a beautiful sunny day while on holidays, just swing the TV to where you want and enjoy your favourite shows, movies or sporting events while having a barbie, chilling on the sun lounges or in the pool with a cool drink. We also have table tennis and totem tennis for everyone to enjoy.

Please note, we live in a villa on the property which is detached from the main house, a completely separate dwelling, with our own private side entrance and private sitting area.

The house accommodates 14 people comfortably with the beds provided, but we can and have accommodated 20+ people, using the lounges, sofa beds, queen air bed, single floor mattresses and portacot.

For babies/toddlers, we have a portacot, high chair, walker, play pen, 2 booster seats and a pram/stroller.

GUEST ACCESS

The main house is all yours as we live in the villa.

The large outdoor/alfresco dining area is for your enjoyment and the outdoor kitchen, BBQ and pool are shared.

We have our own outdoor sitting area directly outside our villa which is sectioned off with bamboo blinds, to provide privacy and separation for both the guests and hosts.

'Xenia' is perfectly located being only 3km to the new Carrara Sports Precinct which has been updated for The Commonwealth Games and includes Metricon Stadium, the new Carrara Sports & Leisure Centre and The Carrara Indoor Sports Stadium.

Metricon Stadium is hosting the Opening and Closing Ceremonies for The Commonwealth Games. Many of the sporting events will be held there, as well as the many other Sporting Venues situated there.

It only takes a few minutes by car or a quick 15 min walk to get to the Stadium, making 'Xenia' an extremely convenient location to stay. Perfect should you need or want to come home for lunch or a break while at an event, saving you time and money travelling to and from, instead of sitting in traffic jams or long bus lines.

THE AREA

The house is situated on a large block, as most of the houses are on 'the loop'. Please note, there is no available parking on the property, but there is ample street parking directly in front of the house, with no parking restrictions. We kindly ask that you not park on the grass.

We're only minutes to the beautiful Emerald Lakes Golf Course, with a scenic walking track that wraps around the lake and the gorgeous French Quarter of Emerald Lakes, with a choice of waterside restaurants and cafes. We're also only minutes to The Royal Pines Golf Course where all the classics are held and the beautiful Lakelands and Palm Meadows Golf Courses, as well.

It's only a 20 min drive from Gold Coast Airport, 15 min to Surfers Paradise, 10 min to Broadbeach, where you'll find lots of great restaurants, cafes, clubs, bars, the new chic Pacific Fair Shopping Centre and the amazing Gold Coast beaches. Robina Shopping Centre and Nerang Train Station are only 10 min away and it's only a 12-15min drive to Movie World and the other theme parks.

If you like wine tasting, The Hinterland and Mt Tambourine are just over a 30 minute drive away. And if you've always wanted to jump into a hot air balloon, it's only a stones throw away.

GETTING AROUND

We do recommend it best to have a car, as we're only a short drive to most of the popular tourist attractions, beaches, shopping centres etc, There is a bus stop nearby, if you prefer public transport.

Of course you can use Gold Coast Cabs 131 008 or better yet, request an Uber, with very short waiting times and much more affordable.

PLEASE NOTE: We do Corporate and Private Airport Transfers in a luxury 7 seat Mazda CX-9 from both Gold Coast and Brisbane Airports. Simply call or email to organise.

We also offer a personal driving service for our guests, for the same cost or less than an UberXL or UberSELECT, which is the category our car falls in. Again, just call or email for information on the costs of the transfers. We can take you just about anywhere you wish, whether it's a simple drop off or pick up from a theme park, the beach or a shopping centre. We also do day trips as far south as Byron Bay or north to the Sunshine Coast.

If you're driving to 'Xenia' on the M1 Pacific Motorway, take Exit 73, Nielsen Road and we're less than 2km away.

For those who prefer or enjoy travelling on public transport, there is a bus stop within walking distance of 'Xenia', with buses arriving in both directions every half hour. Please keep in mind that the bus service ends at 6pm.

If catching a bus from Cooloongatta Airport, take Bus 777 to Broadbeach South Station, then catch either Bus 743, 744 or 736 to Nielsen Rd, get off at Hickey Way Bus Stop and walk towards Alison Road

If travelling by train, get off at Nerang Train Station and you can either catch a taxi, order an Uber or take the bus that goes to Nielsen Rd, get off at Hickey Way Bus Stop and walk towards Alison Road

HOUSE RULES

We love our home and ask all our guests to be respectful of the house and others. Keep things clean and tidy and please leave everything as you found it.

Please confirm if the number of guests you originally booked for increases, so we can prepare the correct linen/bedding and finalise any extra costs that may be required.

No smoking inside the house, but you're free to smoke anywhere outdoors, including both balconies. Please use the ashtrays provided.

Definitely NO parties are allowed without prior confirmation. Please feel free to either call or email any requests. Please note that all Special Requests/Events are subject to availability and additional charges may apply.

STRICT Quiet time after 10pm.

Due to it being a residential area, we ask that you consider our neighbours and keep the noise at a respectful level after 10pm, GC Neighbourhood Rules. Should you wish to party on after this time and the noise level is excessive, you may risk your stay.

We're easy going but we will not accept people who are disrespectful, dishonest, dirty or don't care about how they live while in our home.

If any of these rules are broken, we will issue a warning, after that, we have the right to remove you from the house, forfeiting the balance of your stay and also risk losing your Security Deposit.

We hope you understand that we have House Rules in play to avoid any unnecessary or awkward situations.

We want all our guests to enjoy their stay in our home, have fun and love it as much as we do.

Rated 5 out of 5 by from Loved our stay! We were welcomed by Maddie when we first arrived and she was wonderful! She gave us a good run through of everything in the house and it was beautifully presented. We were all amazed with how comfy the beds were and how lovely, clean and soft the sheets and towels were. The kitchen had everything you could want to cook up a storm (something you don’t often find!) so that was wonderful! Definitely a home away from home! Thanks so much Maddie and Clint!

We were a girls basketball team so the location was ideal; close to Surfers Paradise and a 5 minute drive to the stadium. The house was gorgeous and clean and Maddie did everything to make sure our stay went smoothly . Highly recommend staying here, Maddie is very responsive to messages and an amazingly accommodating host. The pool was lovely to come back to after a hot day and the house and surrounds were serene and relaxing and very private from the street. Thank you again for an amazing week Maddie! Hopefully we will be back again! xx

Rated 5 out of 5 by from Excellent Property My team thoroughly enjoyed their stay at Xenia, it is a large and spacious property and fit our team of 16 people quite comfortably. The kitchen was well stocked in kitchenware so cooking for the team was easy. All in all a great time was had by all and Maddie the owner was a great Stayz host. My team hopes to stay here again next year.
