The property has four comfortable bedrooms with one extra sofa beds in the second floor. The home has 2 and half bathrooms, half downstairs, one shared upstairs and a massive ensuite with bath in the main bedroom. Your comfort is assured with reverse cycle air conditioning throughout. The lounge room has plenty of seating and a 65 inch TV . The modern kitchen has state of the art appliances such as the gas cooktop, microwave, dishwasher, kettle, oven and large stainless steel double door fridge. A large separate laundry is located downstairs with washing machine, Iron and clothes line.
Entire house is available for guest use, air conditioning for your comfort, Large entertainment TV, fresh linen and towels available at the property for guest use.

HOUSE RULES - IMPORTANT
This is our clients' home - please respect our home and our house rules.
Read and Follow any instructions outlined in this manual.
No Smoking anywhere on or near the property.
No parties, functions, large gatherings or schoolies,No illegal activities.
The house is located in the private residential area, please being quiet after 9 pm.
Self-checkin after 2pm and self-checkout by 11am. Requirement of early checkin or late checkout will probably charge extra fee.
Each time you leave the house AND at the end of your stay, please close all windows including windows upstairs and lock all external doors.
At the end of your stay, please put everything back where you found them. Please return items clean and to their original position, as you found them. This includes washing all dirty dishes, and putting any excess rubbish in the outside bins. The only exceptions are the bed linen, bath towels, hand towels, face washers and kitchen cloths – we have a linen change service, so please do not strip the beds and do not clean/wash these before you leave, just leave the linen on the beds and towels in the bathrooms.
No shoes in the carpet area, please.
No visitors in addition to the approved guests, unless prior approval has been granted in writing. Where prior approval is granted, approved visitors may not stay overnight and are your sole responsibility.
No pets, except for service dogs. Additional cleaning charges may apply.
Please save our planet and electricity bill. Please turn/switch off lights, air conditioners, appliances when you are not using them. Please do the same with water usage.
Please do not use our white towels to remove any make-up residue as it permanently stains the towels. Please do not go to bed with make-up, sunscreen, tanning lotions on because many sheets and pillow cases have been lost this way as it does not bleach out of our white linen. You will be charged for replacement of stained/missing towels and linen.
Please occupy beds and not use sofas for overnight sleeping purposes.
Please report any malfunctions, breakages and damages to your hosts as soon as possible. Your prompt reporting will help us to replace any breakages and address any damages or malfunctions as quickly as possible so that our guests and we can continue enjoying our home with minimum disruption.
Occasionally a tradesperson may need to attend during your stay for repairs and maintenance that you or previous guests may have reported. The hosts will organise the necessary tradesperson and notify you when we know of the time the tradesperson will attend. Should you be out at that time, the host/s or our housekeeper will attend to provide access to the tradesperson. A tradesperson includes plumber, electrician, handyman and anyone else to complete repairs and maintenance of the house and its contents.
All guests and invitees must abide by the House Rules and House Manual. Breaches will incur fees to remedy and may also result in immediate eviction of guests/visitors; and should this occur, there will be no refunds of any accommodation charges. Any fines and/or Police attendance or other fees will be charged to the guests.
The homeowner and the hosts are not responsible for any accidents, injuries or illness that occur while guests and guests’ visitors are on the premises or while using its amenities. The homeowner and the hosts are not responsible for any loss of guests’ and guests’ visitors’ personal belongings or valuables. By staying on the premises, guests and guests’ visitors have expressly assumed all risk and liability resulting from any harm arising from guests’ and guests’ visitors’ use of the premises and/or amenities, and guests and guests’ visitors have indemnified the homeowner and the hosts of all risk and liability.
Should there be any damages or appliance/equipment damages, or should stain removal, extra cleaning, excess rubbish removal and any other remedies/repairs/replacements be required, as a result of the guests’ stay, the costs of these remedies/repairs/replacements will be charged to the guests.
RUBBISH AND RECYCLING
Please wheel the outdoor rubbish bins out to the street kerbside for waste collection on the night before collection day Monday night, with the lid opening side to the road. Once the rubbish bins have been emptied, please wheel the outdoor rubbish bins from the street kerbside back to its original position outside the house.
General waste bin red: every Tuesday
Recycling bin yellow: every second Tuesday fortnightly
Due to high occupancy at our home, there are large amounts of rubbish from guests. Please use the red bin as first option for all rubbish as it gets emptied weekly. Even though we would like to be environmentally conscious, unfortunately there is a large fee for removing excess rubbish, which can easily build up in the yellow bin. Additional charges and fees would then be passed onto guests. Please be considerate of future guests and us in your rubbish disposal.
Please ensure that all your rubbish is contained in the 2 bins. Any rubbish left outside or around the bins will not be collected and guests will be charged a fee for excess rubbish disposal.
-Air - conditioning is available to you to keep your space comfortable. The control system can control every one of bedrooms separately.
Please be considerate of the environment by turning it off when you leave the house.
-There are two parking garage. Also, outside parking area is available.
-The kitchen is equipped with a gas cooktop, oven, microwave, dishwasher, coffee maker, toaster & kettle.
-The gas cooktop turns on by pushing the button down whilst twisting the button to heat. Don’t forget to use the range hood exhaust fan when cooking.
-Washing machine is available - Please use only one lid measurement of liquid as this is a high efficiency machine.
-The iron and iron board is located in laundry room. Please be careful when using and remember to turn off when finished.
-GOLD COAST CITY COUNCIL REGULATIONS FOR HOLIDAY HOUSES
In accordance with Gold Coast City Council and Holiday Rental Group Code of Conduct, this house has a strict NO PARTY and NO COMMERCIAL FUNCTIONS policy. It is necessary to keep noise to a minimum between 9pm-8am, in accordance with the Council regulations.
