Things to note for prospective Tenants:
- Must be a minimum of 25 years of age to book this property.
- This property allows a maximum of 9 persons to stay at the property, inclusive of infants.
- Linen and towels are NOT included in the tariffs advertised, however, you can choose to have linen and towels supplied at an additional charge of $25 per person. Please bring your own Beach towels. You can also bring your own linen and towels at no charge.
- The Garage is UNAVAILABLE to guests, however, this property offers plenty of off street parking for 4 cars on the driveway.
- For peak periods of the year, there will be specific days that check-in is required e.g. for the 2016/2017 Christmas and New Year peak weeks, you will be required to check-in on either Thursday 22/12/16 or Thursday 29/12/16 and there will be a minimum of 7 nights stay.
- Refundable Damage Deposit (Security Bond) of $500 per stay plus a Refundable Pet Damage Deposit of $150 per stay is applicable to this property.

The yard is fully fenced and landscaped for the kids to play in and there is a park within the estate at the end of the street. You can stop off at this park on your way to the beach by walking along the purpose built footpath located through the estate, taking you directly to the beach, only a flat 5 minute walk away or 350 metres.
Pets may be permitted outside the house with the owner's prior consent and payment of the additional charges, however, no cats are allowed on the property. There is a non refundable pet fee of $30 per stay applicable to this property and a refundable Pet Damage fee of $150.

Details of the Property
Upon entry the fully tiled sitting area awaits you complete with an iPod/Smart device Hi fi stereo system that is bluetooth enabled for you to kick back and relax with your own music selection. As you walk through the house, a sumptuous reverse cycle air-conditioned open plan dining, lounge and kitchen area awaits you that flows out onto the undercover timber deck overlooking the pool area. The lounge area is complete with large leather wrap around suite, 42 inch plasma TV and DVD player with Foxtel Pay TV and ceiling fan. The hostess style kitchen is any chefs dream with stone bench top and all the very best stainless steel appliances including dishwasher and 900mm oven with gas cooktop. The eight seat dining table is ideal for large family dinners if you choose to sit inside. Alternatively you can dine outside on the undercover timber deck complete with BBQ overlooking the 14m lap pool. For those that cannot leave their work at home, a study/5th bedroom is also provided with built in desk and chair, ceiling fan and King Single Bed. The laundry is complete with washing machine and dryer and there is also a toilet/powder room on the ground floor.
Walking up the stairs, you will find a third sitting area that flows onto the North facing balcony looking out to Mount Coolum, complete with reverse cycle air-conditioning, leather lounge to enjoy the LCD TV and DVD player and ceiling fan. The huge Master bedroom has King size bed, reverse cycle air-conditioning, a large walk in robe, ensuite with shower, twin basins, toilet and bathtub for a relaxing soak. Also on this level down the hallway are the 3 other bedrooms, one with a Queen size bed and the remaining two both with 2 x single beds in each. The main bathroom has a separate shower and bathtub, plus a separate toilet, complete the upstairs area. All bedrooms have ceiling fans and the master bedroom and parents retreat both have reverse cycle air-conditioning.
Located in the exclusive Boardwalk Estate, this house is the perfect holiday home located within a leisurely 5 minute flat stroll to the local shops which include an IGA supermarket with a newsagency, bakery, chemist, medical centre, hairdresser, coffee shop, 4 take away shops and a liquor outlet. Plus the local bus stop to travel either north to Noosa or south to Sunshine Plaza in Maroochydore is situated between the Boardwalk estate and this shopping precinct. The beach is also a flat 5 minute walk (approx 350 metres) away heading east through the Estate, plus there is a purpose built walking/cycle track that takes you either North to Coolum beach or South to Marcoola beach.
The Mount Coolum Golf course is a stones throw away and for those that want an adventure, you could walk up the steep walking trails on Mount Coolum and see the spectacular view.
The Sunshine Coast airport is 10 minutes away by vehicle with direct flights to and from many destinations in Australia and also New Zealand.
Maximum of 2 Dogs may be permitted on the property and strictly only on the ground floor tiled area of the house, but only with the owners prior consent, however, an extra non-refundable pet fee of $30 per stay will apply. There will also be a refundable pet damage deposit payable of $150 per stay which will be refunded as long as there has been no damage to the property by the pet, especially from chewing furniture. Sorry no cats are permitted on the property whatsoever. Other pets may also be permitted subject to the owner's approval.
This is NOT a party house. NO SCHOOL LEAVERS PERMITTED. The property must not be used for any parties, functions or unlawful purposes. If this clause is not adhered to PENALTIES WILL APPLY.
