The clever and versatile design of this double-storey home takes full advantage of the cooling ocean breezes and captures the sun with the north easterly aspect. Fully enclosed gardens, and fencing all round ensures complete privacy and security for children.

Tastefully furnished with careful attention to detail, this property radiates a welcoming feel and sense of calm from the moment you enter the front door. You will immediately want to kick your shoes off, drop your luggage and settle in as you will feel right at home.

As you enter on the ground floor the spacious open plan living area with cooling high ceilings features a lounge area with Smart TV, dining table which seats 6, and a sleek and modern fully-equipped kitchen with breakfast bar which seats an additional 5. There is more than enough space in this sociable home for everyone to be together but have their own space should they want it.

A glamorous powder room and a sleek laundry sits adjacent to the kitchen area.

On both sides of the main living area, full length bi-fold glass doors create a light and airy feel with wonderful airflow. Open these up fully and the entire ground floor expands to allow that all important Queensland indoor/outdoor living experience. On one side there is an outdoor undercover patio with a table to seat 8, yet more additional bench seating, BBQ, private outdoor shower and a pool which catches the sun all day. On the opposite side a peaceful and shaded garden area with seating for reading and reflection leads to the fully enclosed grassy garden to the rear of the house.

The house sleeps up to 10 guests across 4 bedrooms, all of which are on the upper level. One of the rooms is a media room with Smart TV and two double sofa beds, suitable for up to 4 younger children or 2 older children/adults. Bi-fold doors open out onto a spacious private garden terrace ideal for capturing the beautiful Sunrise Beach sunsets at the end of a fun day at the beach.

Two identical guest rooms each with Queen beds share a beautiful bathroom with large walk in shower with rain shower option.

The master bedroom has a King bed, large walk in robe and en suite, again with a large shower with rain shower option.

With ducted air-conditioning throughout in addition to ceiling fans, all bedrooms are carpeted for comfort. Travertine tiling throughout the rest of the house is extremely cooling underfoot.

There is a large double garage for guest use and two additional car parks within the secure gated driveway. Well lit street parking is also available right outside the front door.

Southern Cross Parade is a 2 minute walk to the local stores at Sunrise Beach where you will find a bakery, butcher, Doctors surgery with Saturday opening, and a pharmacy. This is where you will also find a bus stop for the no.626 that takes you to Noosa Junction, Hastings Street, Main Beach and surrounding areas.

A ten minute walk meandering through the adjoining streets takes you directly onto beautiful Sunrise Beach itself, which is fully patrolled in the holiday season and is home to the surfers Beach Chalet Café should you need refreshments. A further five minute walk up the beach, and you will find yourself at Sunshine Beach which is also patrolled all year.

Sunshine Beach, with its eclectic village atmosphere is where you ll find a great selection of shops, cafes and restaurants in addition to the family friendly Surf Club. If you prefer to drive, Sunshine Beach is only a short 5 minute drive from the property. Hastings Street is a 10 minute drive.

This is a fantastic property and we are sure it will become a firm favourite with guests wanting to return year after year.
