Description

GENERAL DESCRIPTION

The property, in a nutshell, is 3+ stars with a 5+ star view, very secluded and about 15-20 minutes from Toowoomba. Nearest neighbours are 70+ metres away and you can't see them for the trees. And there are NO kids on trail bikes.

The apartment has a large kitchen/living/dining area with good views. There is a convertible sofa/bed, 42" TV, BluRay player, good free-to-air reception Brisbane, not Toowoomba and Apple TV with Netflix subscription.

Kitchen has solid plate stove with oven and grill, microwave, large refrigerator, capsule and drip percolater coffee makers, all cooking utensils and will have an initial supply of basic foodstuffs such as bread, butter, milk, cereal and condiments, sugar, tea, coffee, cooking oil etc. and also emergency tinned and frozen food for late arrivals. There will also be half a dozen beers and a some wine cask only, sorry.

Bedrooms have fans and fan heaters.Bathroom has tub and shower, heat lights. An adjacent private room has large wood heater in case of cold nights which will help warm living area. Patio has gas barbecue and outdoor table and chairs.

The only downside is some days of strong easterly winds during summer. There is wind more often than not but the downstairs area is sheltered to a degree. The location is sheltered from winter westerlies, which is a big plus in Toowoomba.

House is quite new, owners are kicking back and so landscaping is not too impressive. Note - the 5th and 6th guests would be accommodated on the sofa bed. This arrangement would be a bit cosy and probably more suitable for younger clientele and on short term basis. Bedding is available but guests will be responsible for making it up.

GUEST ACCESS

Clothes dryer on patio, washing machine available on request. Clothes line available. Weber BBQ available on request. Wi Fi is free, bandwidth about 10 Mbps. Mobile coverage is reasonable. An internet-connected computer is available on request.

GUEST INTERACTION

Host will be available for initial orientation and then pretty much hands-off unless guests require assistance. Host will be happy to show guests picnic spots, 4WD tracks etc. Barbecues can be attended and any assistance with disposal of excess alcohol will be readily available.

Undercover cover is available on the patio in front of the apartment. If guests decide this interferes with the view, there are plenty of other places to park.

NEIGHBOURHOOD

Preston is a rural-residential area south of Toowoomba. Most of the residents enjoy a rural lifestyle while commuting to Toowoomba for work. It's about 10 minutes to Kmart and 15-20 minute to the CBD. Brisbane West Wellcamp airport is about 35-40 km depending on route, km, allow 35-40 minutes. There is no public transportation available.

SURROUNDING BUSH

The property consists of 80 acres of Great Dividing Range escarpment. Excellent Lockyer Valley views, including Tabletop. A bit of wildlife, wallabies come up to eat the green grass, butcher birds and a magpie ready for a handout, and walkers may spot the odd dingo.

4WD tracks are available for use, providing guests are adequately prepared and equipped and have mobile phone contact in case of emergency. The terrain is not lovely rainforest but is ok, lots of grass trees and rocks and lantana.

There are secluded picnic areas accessible by SUV or even front-drive cars with reasonable clearance. One has water from old house tanks, probably won't pass any health tests but won't hurt anyone who's lived in the country. Folding tables and chairs are available on request.

Note that the Toowoomba escarpment can be WINDY. The house is well protected from winter westerlies but it does cop the easterlies. Sometimes you can sit on the patio and enjoy the view and sometimes you don't bother to go out there.

DIRECTIONS

Mt Flag Road is more of a driveway, only 120m long, but is on GPS. In case of guests who prefer written directions.....

1. Start from KMart/Coles at the intersection of Ruthven St New England Highway and Stenner

Street.

2. Go south towards Warwick for approximately 4.5 km and turn left into PRESTON

BOUNDARY ROAD. The turnoff come up fast on a right-hand bend; be ready to get into the

slip lane.

3. Follow this road for 6.5 km - IGNORE the left turn into Preston Manor and Preston Peak

Winery. The road now becomes plain Preston Road.

4. At 6.5 km, at the top of a steep rise, turn hard left onto a road signposted MT FLAG ESTATE.

5. Go 400 m, past the cement tank and solar panels and turn right into Mt Flag Road. There are

three white mailboxes and a home made Mt Flag sign screwed to a tree.

6. Go 50 m and turn right at the post with 5 and follow the red arrows. About 70 m to the

house.

7. The left turn to park on the patio under the deck is tight, go a bit wide.
