THE KITCHEN - The heart of the house with a stunning view
This kitchen is designed for easy to use cooking. Cooking is a breeze with modern quality new stainless steel appliances, quality utensils, cutlery and kitchen ware. I always supply 1kg of bacon 12 eggs snacks red and white wine lollies for the kids and chips etc etc, always changing it up for a cheeky surprise just for you.

1. MASTER SUITE DOWN STAIRS - QUEEN SIZE Bed, walk in wardrobe, ceiling fan & right next to a new bathroom and straight out to the amazing spa. Sleeps 2.
2. TRIPLE BUNK SUITE DOWN STAIRS – , 1 triple bunk bed a single bed up top and a double bed on the bottom with another bunk bed, a single up top and single on the bottom, built in wardrobes, ceiling fan and refrigerated heating/cooling air conditioner in the wall, access to bathroom with petite bath, shower, toilet and vanity area. Sleeps 5.
3. TRIPLE BUNK UP STAIRS SUITE – 2 sets of bunk beds all with adult support mattresses. Ceiling fan. This room shares the same new bathroom facilities as the double suite. Sleeps 5.
4. QUEEN SIZE SUITE UPSTAIRS – QUEEN SIZE bed, built-in-robes, ceiling fan & refrigerated heating and cooling in the wall air conditioning heating/cooling. Access to guest bathroom. Sleeps 2.
The bedrooms are set up for 3 or 4 families, or a group of friends can share the house whilst still having plenty of space and privacy.
The ground floor has the perfect gabled and thatched ceiling with a fan, new reverse cycle cooling and a new Rinnai remote controlled heater all in the lounge room or kids retreat. Set up with TV and a book shelf full of games and books. A large landscaped lawn there’s plenty of room for children’s activities inside and out.
Outdoor large 2m x 2m hot tub / spa and cafe style table and wood fire all under a large shaded pergola with pull down blinds. There's plenty of lawn area for backyard cricket and football. In the cold months we do supply wood for the fire.
- Boogie board and snorkelling equipment along with kayaks and bikes are all provided in the lock up shed.

Terms & Conditions
STANDARD TERMS & CONDITIONS OF TEMPORARY HOLIDAY ACCOMMODATION
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this will result in the payment of additional cleaning costs of $180 upwards by guests. The house is a rented to you as a place to retreat, relax and unwind.
Great respect to the neighbourhood is required. Disturbance to neighbours, including excessive noise and loud music is strictly prohibited and may result in termination of rental. The house is completely unsuitable for loud music sound travels downhill and local residents have no hesitation in calling the police at any time of day/evening which results in police fines of $360 being issued. Number of Guests should not exceed the number stated on the Confirmation Letter or subsequently agreed in writing or email. Fees of $40 per person per night will apply for excess guests not agreed with the owners in advance.
Pets are welcomed with prior approval and a photo of the animal.
Beach Equipment requires hosing off and drying before being stored back in the shed in an orderly way.
Towels and Linen - Please be aware that makeup and spray tan is very difficult to remove from our linen and towels. Any permanent staining may result in a replacement charge.
Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10.00am, to allow time to prepare property for next guests. Prior arrangements can be made for late checkouts. Used crockery, cutlery etc must be washed and put away. The dishwasher should be emptied prior to your departure. The BBQ should be brushed down and stowed under its cover. Excess rubbish should be bagged and placed in the large bins outside
If the BBQ is left dirty a $60 will be charged from the bond. It's easier to brush down whilst still hot
Damage, Breakages, Theft and Loss are the tenants' responsibility during their stay and must be reported please. We are far more understanding if you tell us there has been a breakage rather than leaving it for us to find. Any damage or loss of property is deemed to be from guests misuse a repair / replacement cost and any excess cleaning will be on charged.
You will have access to the whole house, it is completely yours for your entire stay. This complete residence is a soul purpose Air B and B, no body lives here, it is only ever for hire 365 days of the year.
