Seaside Garden Cottages are perfect for discerning guests requiring quality accommodation that is clean, thoughtfully set up, comfortable and inviting, full of wonderful extras and conveniences to make your stay wonderful and easy The beds are comfortable, linens are white, hotel-grade and professionally cleaned and the use of beach towels is included. All of our properties have reverse-cycle air conditioning for your year round comfort. The main Cottage and Villa are both fully self contained with excellent, well equipped kitchens including dishwashers and Nespresso Creatista Plus coffee machines, washing machine/dryer and large bbq's outside. The little studio has basic kitchenette type facilities. Hundreds of DVD's, complimentary wifi, boardgames, puzzles, books, magazines and toys, beach items etc will provide loads of entertainment for everyone.Our other listings provide more specific details on each property and note that this tariff is for up to 22 guests.

The location is just fantastic, right on the outskirts of Kingscote in the sleepy little seaside suburb called Brownlow. It's the perfect combination of being a few minutes away from shops & restaurants & a great base for exploring the Island's sights. All of KI is gorgeous, but many areas are very remote and don't offer shops and conveniences. Driving outside of towns between dusk and dawn should be avoided due to wildlife.

Each cottage has been hand built and has it's own unique charm: The Main Cottage has beautiful modern country-cottage styling and is blissfully romantic. You can see the exposed timber beams, hand made bricks and it is spacious yet cosy, with a beautiful veranda for relaxing and watching the little fairy wren birds that visit the garden. Offering 2 bathrooms and four bedrooms in total plus a sofa bed and / or fold out bed, up to 9 guests can be accommodated. Two gorgeous King bedrooms are privately located at opposite ends of the Cottage, offering wonderful privacy for couples travelling together. Upstairs, a Queen bedroom is accessed by its own staircase and a twin bedroom with two single beds accessed via bedroom 1. Please note that the upstairs bedrooms have beautiful internal balconies with screening for privacy, however for young children that may climb, this may be a safety concern, please feel free to discuss this with us.

The Villa is our largest cottage with soaring ceilings, light, bright and airy. The styling is modern, yet classic, with a country-coastal feel. The living and dining area opens up onto the spacious dining deck, complete with large outdoor table. This combined space is ideal for seating up to 22; 12 at the inside table and 10 on the deck. Fully self contained, complete with a very equipped kitchen, The Villa has 4 bedrooms and 2 bathrooms. Two King Bedrooms are located downstairs and one of these also has a single bed with bonus Trundle Bed in the little 'retreat' area, which could be considered as bedroom 5. Upstairs there are two bedrooms each accessed by their own staircases, with Queen Beds as standard configuration and 2 ensemble King Singles can be added to these rooms by arrangement. These upstairs bedrooms have gorgeous internal balconies that overlook the living area, with timber plantation shutters for privacy and safety to a height of 2.2 metres.

The cute little Studio Cottage is approximately 24m sq and has 1 bedroom and 1 bathroom. It's simply wonderful for extended and multi-generation family get-togethers, either quiet grandparents or noisy teens just love this space. It isn't quite as flash as the bigger 4-bedroom Cottages, but it's tastefully styled, clean, has a really comfortable bed and has the same good quality linens as the Main Cottage. The bedroom is generously sized and the ensuite bathroom is small but bright. There's tea / coffee making facilities, toaster, microwave and a bar fridge. We can even add a basic camping style fold out bed to this studio by request.

Please advise of correct guest numbers, including children, when booking so that we can prepare for your stay appropriately, advise and book our housekeeper an accurate turnover clean time and charge correctly. We charge for children who have turned 1 year old, however infants who have not turned 1 at time of travel and using a cot do not incur a charge.

Children are very warmly welcomed and we look forward to you creating special family memories. For babies and children we have cots, strollers, highchairs, kids DVD / games, toys, beach toys etc all available, just please advise if travelling with children and ages so that we can provide access to the baby and toy storage room. That said, the property is not 'child-proof' and good supervision is naturally required as it is not fully fenced, has stairs, internal balconies which meet building safety codes but may present a climbing risk for young children, as well as beautiful furnishings & breakable decorative pieces. If you are unsure as to the suitability of the house, please inquire, we are very friendly and would love to assist with your queries.

The property is self-contained and as such you will need to bring your own food and personal consumables. We do however provide an excellent 'starter' set of consumables, such as tea/coffee, soaps, detergents, toilet paper, paper towel, food wraps, washing powder etc. which may often be enough for the entire stay. If you need additional consumable items during your stay, supplies are available from the very well-equipped supermarket nearby, just follow the road along the coast, right into Kingscote.

WIFI NBN is installed and an access code will be supplied to guests to use on a complimentary basis. Whilst we don't envisage issues, please be aware that we cannot guarantee access or uninterrupted signal without fault during your stay.

We naturally include 'normal' cleaning and linen change in the price, after all, you want a real holiday where you can escape housework for a little bit Please relax and enjoy, but kindly note that we just require it to be left neat and tidy not 'filthy', BBQ & oven clean, dishes put away and bins emptied on departure. Damage & non-standard cleaning may incur an additional charge. Please note that, the house is strictly non-smoking, not suitable for pets and no hens/bucks nights, big/wild parties, schoolies groups etc. allowed. .

If you have any questions including suggested itineraries, feel free to contact us, it's amazing how much there is to do on KI beyond the popular tourist spots. We're friendly, helpful and passionate about Kangaroo Island. If you only have 3 or 4 days, you'll have a fantastic time and see a few of the main sights. In a week you'll have time to see most of the popular sites and attractions, and two weeks gives time to do some of the lesser-known places and fit in some relaxing walks or beach days. Some suggested day trips:

Arrival Day 1: Ferry arrival at Penneshaw, Sunset Food & Wine for Lunch, American River for fresh oysters.

Day 2: Flinders Chase National Park, Admirals Arch, Remarkable Rocks, The Chase Cafe for lunch, bushwalking, Hanson Bay Koala walk.

Day 3: Seal Bay, Raptor Domain for a bird or reptile show or private hands on experience, Little Sahara to toboggan down the dunes.

Day 4: Stokes Bay area: Will's Rare Breeds Farm, Native Botanic Gardens, Rockpool Cafe lunch, Stokes Bay, following the 'secret' path to walk on the beach or swim in the man-made rockpool, snorkel at high tide.

Day 5: Kelly Hill Caves, Vivonne Bay, Kayaking, Rustic Blue for lunch

Day 6: North West area: Cape Borda Lighthouse, Western River Cove, Snellings Beach and a memorable lunch at 'The Enchanted Fig Tree' or the 'Shearing Shed'

Day 7: Bay of Shoals Winery, Craft Brewery, Lavender Farm, Art Gallery. At Emu Bay walk or drive the magnificent beach, or fish from the jetty. Wonderful playground foreshore area for children & excellent picnic & bbq facilities.

Day 8: Pennington Bay, Cape Willoughby Lighthouse, scenic walk & interesting history tour. Dudley Winery for exceptionally good lunch and golf driving range into the valley. The location is breathtaking; wine exquisite. Island Beach for a swim in the beautiful shallow waters or admire the beach houses on 'millionaires row'.

Day 9: Cactus Cafe, wander through Kingscote's shops & small art galleries collecting souvenirs, KI Marine Adventures to swim with wild dolphins, Amadio Wine & Tapas Bar for dinner.

Day 10: Island Produce Trail: Island Pure Sheep Dairy, Emu Ridge Eucalyptus Distillery,Honey Farm,KI Spirits,Frogs & Roses Cafe, Islander Estate Winery.
