EightyThree is a lovely character filled home that has recently had a contemporary refit, offering you the best of Federation character combined with contemporary design.
It is a very comfortable three bedroom one bathroom property that is located in central Hobart, only a 10 minute walk to the city centre, 15 minute walk to the waterfront and 10 minutes to the North Hobart restaurant strip.
Built in 1900, this Federation beauty is full of character and charm. The re fit delivers a blend of contemporary and character furniture and fixtures, whilst retaining a sense of style and comfort. Most rooms retain beautiful original fireplaces and timber work.
As you enter the property in the nice wide entrance hall with Tasmanian Oak floors, off to the right is the formal dining room, with lovely dark moody walls that helps to high-light the beautiful white painted skirting boards, architraves and mantle. This room also contains a king single day bed.
The kitchen features a walk in pantry, microwave, full fridge, dishwasher and gas cooktop which has been inserted into the original fire place. The large stainless steel work bench and breakfast bar is the perfect place to cook up a storm. The bench faces the glass door which connects through to the sunny, private deck area. The deck then flows through to the off street park, ensuring parking is never an issue (maximum clearance for parking is 185cm).
The Kitchen also connects with the comfortable lounge area which has a beautiful big picture window and Tasmanian Oak window seat.
The laundry is tucked under the stairs in the hallway and houses a trough, washing machine and clothes dryer.
Upstairs off the first landing is the main bedroom with queen bed. Again, this room features a beautiful white timber mantle, skirting boards and architraves, it is a quiet relaxing space. At the foot of the bed is a flat screen television mounted on the wall that separates the bed area from the large walk in wardrobe.
Out to the second landing and you find the second and third bedrooms, the first with a comfortable double bed and walk in robe, the second with a double bed and a king single bed and freestanding wardrobe.
The landing has a study desk and storage. Also off the landing is a separate toilet with hand basin and the contemporary main bathroom.
The house has electric panel heaters throughout and a new heat pump (reverse cycle air conditioner for those from the Northern States) in the living/kitchen area which enables you to keep warm and comfortable through out the colder months and cool on the warmer days.
Please remember that you are staying in a home and not a hotel, a lot of care and consideration has gone into making it a pleasant place for you and for future guests to enjoy.
Guests are expected to respect the property and its contents and to leave it similar to how they found it - clean and tidy.
Please do your dishes or put them in the dishwasher and start it before you head off, if you have made a mess, please make an effort to tidy a little, as you would if you were staying with friends of family.

Listed pricing is inclusive of 2 guests - here are additional charges per person, per night for more guests. Whilst the property can sleep up to 8 people, please be aware that there is only one bathroom. The property is not recommended for more than 6 adults.
The original staircase in the property is open and has no child safe barriers. It is not recommend for children under 5 or 6 years of age.
There is a strict no party policy although you are of course encouraged to have a wine or two and to sit back, relax and enjoy the house.
Maximum parking clearance is 185 cm.
