At night the sparkling lights from the exclusive homes on the hillside of Sandy Bay, light up the impressively wide picture windows, while you relax with the fastest full fibre internet & WiFi free and unlimited downloads in Australia and premium Netflix on our top-of-the-range Samsung 40-inch TV. Along with the fabulous décor, centralised gas heating, electric blankets, 1500 thread-count linen, hotel-quality mattresses, the incredible vortex fan, and instant-on unlimited hot water, you may be tempted to stay in. However, after a relaxing sleep behind our blackout curtains, we recommend you pop-up to experience the morning sun streaming into the apartment, and after a breakfast of our complimentary cereals, milk, Lavazza coffee or tea, grab our complimentary locale guide and start your holiday with a 10-minute walk to the Salamanca markets or The MONA ferry via historic Battery Point. Or in even less time you can be on the beach, in the many fabulous parks and playgrounds, eating fab food in the revolving restaurant at the top of Wrest point casino, or bare minutes’ walks take you to multiple other award-winning restaurants, hotels, bakeries and supermarkets including Coles, Woolworths and 2 Asian supermarkets. A must-do is to walk out the front door and in 5 minutes be ambling alongside the historic Hobart Rivulet where Tasmanian native hens and platypus can be found, onto the beautiful Cascade gardens, historic brewery and café. Or grab your car from our undercover garage, and in 300 metres be on the main thoroughfare through town to take you wherever you wish to go North, South or West. For instance only one single right hand turn will take you to the top of mount Wellington ”Kunanyi” where you can experience the incredible vista from the Tasman Peninsula to the North, over Hobart and the mighty Derwent river, to Bruny Island in the South. Where else but in Tasmania could you stay in luxury so close to the city centre, but only minutes away from wilderness, nature, panoramic vistas and fabulous walks?

The Den will suit anyone who is looking for extremely clean and affordable luxury, with everything supplied milk, cereal, premium wine, oil, seasoning, all appliances and equipment, fantastic heating: gas thermostat, plus electric boosters, electric blankets and continuous gas hot water. All in a fantastic location close to everything, with beautiful views of the marina, river, casino and city. Guaranteed 24-hour immediate access.

For stays over 4 days, we change the towels twice a week and sheets every week if you wish. Sheets are sun-dried whenever possible for the luxurious smell and feel. There is a 15 percent discount for stays of 6 days or more, 20 percent for 10 or more, 25 percent for 21 or more and 35 percent for a month or more.

Quality electric blankets and 5 star hotel quality mattresses and linen, along with thermostatically controlled and programmed heating, will ensure you sleep beautifully and wake to a warm, luxurious and immaculately clean 2 bedroom apartment, whatever the weather. The knockout bathroom features a theatrical quality make-up mirror, sensor-activated exhaust, automatic night light, "instant-on" unlimited hot water with thermostat, and walk-in shower. Hairdryer, shampoo, conditioner, body lotion and hand wash are all supplied. 100 MB per second fibre-optic internet connection with excellent Wifi and unlimited downloads, will ensure you stay connected and entertained with Netflix streaming in full HD to our top-of-the-range 40 inch Samsung LED TV. A dedicated undercover garage for a single car is included. The designer kitchen includes a SMEG oven, ceramic stove top, microwave and range-hood and is fully equipped with all utensils, pots, pans, glasses , crockery, cutlery, rice cooker, kettle, toaster, blender, as well as oil, salt, pepper, coffee ground and instant, plunger, tea, milk, baking paper, wipes, paper towels and cling wrap.

The apartment is perfect for a couple looking for a romantic holiday away, with coloured mood lighting in the lounge and main bedroom, 1000 and 1500 thread-count sheets, and "Microcloud" doona and pillows - see the ProductReview site for how good these are. The Den can also accommodate three others in the double-plus-one bunk bed in the second bedroom, so you can bring the kids or share with another couple. A portable cot is available for very young children.

Business persons looking to reward themselves will also be making a savvy choice, with a desk for your laptop, or optionally, we can connect your laptop directly to the TV with a wireless keyboard and mouse you can operate from the Italian leather lounge.

“The Den" features the luxurious look of great rugs, quality furniture, figured and coloured glass highlights, Huon Pine and Tasmanian Oak features. In a small complex of nine units, the apartment is on the first floor - that is, the second floor, if you are American. It is at the back of the complex, so is easy to access but quite secluded in outlook and feel. “Leafy" is definitely the word for it.

Guest Interactions

Beng I live about ten minutes away from the apartment so will generally be available for help and/or advice - and happy to give it. If you like, I would be pleased to share my love of the area and offer some useful tips about what you might like to do and see, restaurants, local services, wineries, and some of the great walks and activities nearby. We also provide you with detailed electronic and paper guides to what you can see, do and eat using The Den as your base and to all the appliances and facilities. Links to them are mailed out on booking or we can send them to you on request.

For instance, did you know you can hire bicycles for very reasonable cost near Salamanca, and you can ride them directly out to MONA? 90 percent of the way is via a dedicated bike track that takes you through the quaint “village” of converted boat sheds at Cornelian Bay.

Languages: My wife is Malaysian Chinese and speaks Hokkien and a little Mandarin and Bahasa Malaysian. I have a smattering of French, and Android translation apps on my phone and tablet :-

The Neighbourhood and transport

The back of the apartment is actually on the Battery Point boundary, abutting Albuera Street Primary school, so expect a bit of occasional daytime noise from the kids at play times on weekdays during school terms all that laughing and running around, but very reduced noise on weekends, nights and holidays compared to other holiday apartments surrounded on all sides by residents, roads and/or and garages.

There is a bus stop right in front of the building and over the road.

Close to all public transport multiple Metro bus services.

Byron St is the continuation of Molle St that goes through the top of the CBD, and the apartment is 200 metres from Sandy Bay Road. It is central to all that Sandy Bay, Battery Point, Hobart City and much of what South and West Hobart have to offer:

• Sandy Bay restaurants, shopping precinct and supermarkets are a short 5 minutes’ walk away.

• Historic Battery Point is next door and 10 minutes’ walk takes you to Salamanca and the Sullivan’s Cove waterfront precinct, where you'll find Salamanca Market Saturdays and an array of local retailers including arts & crafts, produce, cafes and restaurants.

• Another few minutes’ walk takes you to Brooke Street Pier and the MONA ferry terminal.

• 5 minutes in the other direction takes you to the beginning of the beautiful South Hobart rivulet walk to the Cascade brewery and gardens.

• 10 minutes’ walk to the Village Cinema.

• 5 minutes’ walk to Sandy bay beach, and another 2 to the playground and Yacht club.

• 5 minutes’ walk to a very good laundry and dry-cleaning service – and then 5 more to another one

• Multiple doctors are nearby and the hospital is about 20 minutes’ walk or a short drive.

Rated 5 out of 5 by from Just BOOK IT! You'll look at hundreds of properties in Hobart, but none will have what The Den has to offer you. Just book it! Don't think 'I'll just browse others... ' JUST BOOK IT! The view over Sandy Bay through the enormous south facing window is worth the stay alone. We had a delightful 3 days in Hobart. Met by Rob at the time we arrived, greeted with a 17 PAGE guide of things to do. Honestly, above and beyond! Rob's caring and respectful nature as a host was such a wonderful aspect of our stay. Complimentary wine on arrival (and milk for that much needed cuppa THANK YOU!), cupboards stocked with all the essentials for us to access (there must have been at least 5 different breakfast cereals on offer) and the most comfortable beds/gorgeous linen I've experienced in a holiday rental. Our only regret - we spent far too much time exploring some of the wonderful sights suggested by Rob and Beng in their guide, and not enough time in The Den. Walking distance to Battery Point; my two small kids also thoroughly enjoyed the stroll to the Salamanca market on Saturday morning. Luxurious extras like amazing heating (a warm and toasty temp when you arrive), high speed unlimited NBN (hello Netflix! if you can stay awake after days of exploring), fabulous cooking appliances.. and did i mention THE VIEW!!!! Just book it. We plan to again. Thanks for the wonderful stay!

Rated 5 out of 5 by from Fabulous place to stay We absolutely loved our stay here. We stayed for 4 nights in Autumn and it was warm and cosy, a delight to come home to after a day of sightseeing. We were amazed at all the effort the owner's put into making our stay a very special time. From the welcoming nibbles and champagne to the detailed notes about the area and everything else in between. It's a lovely part of Hobart, within walking distance to main attractions and close to shops and a variety of eating places. Rob went out of his way to settle us in and he is a warm and intelligent host. Thank you and we would definitely stay again.

Rated 5 out of 5 by from Perfect Position We arrived for the Wooden Boat Festival and expected to be walking for miles to get to anything but we were very excited to find we were so close to everything at the harbor. Salamanca Markets, ferry to Mona (great day trip and a bit controversial but great dinner time conversation), restaurants, shops and of course the festival. With two big supermarkets just a few minutes walk from us and another host of local eating places, we had everything at our fingertips. It may not be the oldest place to stay in Hobart but it is the nicest we have been in (we have been a few times). Rob is the nicest host we have ever had and The Den the cleanest accommodation ever. We will be recommending The Den to anyone about to stay in Hobart.

Rated 5 out of 5 by from Luxury and location! Having never been to Hobart we three sisters were looking forward to relaxation, walking and seeing MONA. The Den was just the place to do this from. It felt like being in the treetops with such a leafy outlook back and front and sitting on the balcony at night. Total privacy, beautiful bedding, excellent cooking and kitchen facilities and Netflix at night with a wine. The Den was in an absolutely fantastic location. We didn't have a car and didn't need one. Within a five minute walk there were so many restaurants and pubs to choose from, shops and supermarkets. Salamanca market, the ferry to MONA, historic Narranya House etc all an easy walk. Coming back to the Den at night was perfect as it was so comfortable, spotlessly clean and well equiped with all we needed. We would thoroughly recommend the Den if you are thinking of Hobart, it is affordable luxury and perfectly located.
