Primrose Waterfront Cottage is in Primrose Sands: a sleepy beachside hamlet, 30 minutes from the Hobart airport and a great central location for exploring Southern Tas. Hobart is a 45 minute drive, making a trip into Salamanca Market or to MONA a very doable half day trip. In the other direction, 15 minutes’ drive takes you to Dunalley with the award winning Bangor Wine and Oyster Shed a must do and a further 15 minutes on is the start of the Tasman Peninsular where the 3 peaks walk, Pennicott Cruises, Eaglehawk Neck, Tasmanian Devil Park and Port Arthur are located. There is also easy access to the East Coast, with Frecinet Peninsular a fairly easy day’s trip

Primrose Waterfront Cottage is located on the “golden mile’ at Primrose Sands, with stunning views across the bay, beach and to Mount Wellington. Enjoy amazing sunsets from the deck, be lulled to sleep by the waves, a few metres from the house, and in winter sit by the open fire and enjoy the spectacular vista of snow on Mount Wellington.

The bathroom and kitchen are newly renovated, with gas cooktop, electric stove and a dishwasher.

As the Cottage is North-West facing, light and sun streams into the full length windows and onto the deck most of the day. There is an additional spacious outdoor undercover BBQ and sitting area adjacent to the kitchen at the entrance to the Cottage.

There’s a track that takes you directly to the beach 2 minutes walk. In summer enjoy swimming at one of Tassie’s most beautiful, family safe beaches. In winter, you can rug up and stroll along the length of the beach.

Primrose Sands has a shop a 3 minute walk from the Cottage that stocks all the basics, including fish and chips and other takeaways, and an RSL open 7 days a week that does counter meals on the weekends. Dodges Ferry 10 minutes’ drive has a butcher and an excellent fruit and veg and delicatessen shop. Sorrell 15-20 minutes’ drive has two supermarkets, as well as a range of other shops and services.

Primrose Sands is renowned for fishing. There’s a boat ramp as well as a beach access for launching your boat or kayak, both only a couple of minutes’ drive from Primrose Waterfront Cottage. If you don’t have a boat just bring a rod – fishing is great from the jetty, or from the rocks directly in front of the Cottage.


Primrose Waterfront Cottage has two bedrooms, one with a queen bed and one with a double and single bunk bed, as well as a small fold down couch . There is also a very comfortable single daybed in the living room.


For your added security, this property is only managed in Australia and we never request payments be made to overseas bank accounts.

The rental charged is for domestic use only - not parties or functions. This rate does not allow for the extra wear associated with functions in terms of cleaning,garbage removal, wear and tear etc.

All pricing includes up to 4 guests, all extra guests charged a nightly fee.

Rated 5 out of 5 by from Beautiful little cottage near the beach This cottage is a little gem! On a clear day, you can see for miles. At night, if you are very lucky, you might see the Aurora Australis. On our first night at the property, we saw the green tinge in the sky but it was only later in our stay that we realised what it was. The property is surrounded by other houses but the general location is very quiet. The most noise we heard was the sound of the ocean and the occasional dog getting a bit excited about their swim in the ocean. It is a good spot to base yourself if you want to explore Hobart and surrounds as well as the Tasman and Freycinet Peninsulas. It was the first time we had stayed at a property with a fireplace so the instructions for concrete jungle dwellers (like us) on how to set a fireplace were most welcome. By our second or third night, we had a lovely fire roaring to keep us warm but there were other space heaters available as back up. We had some difficulties with the washing machine on arrival but this was promptly rectified by the property manager. Rachael was lovely to deal with and gave us a few tips on places to visit nearby which we may not have known about otherwise. Thank you for a lovely stay!

Rated 5 out of 5 by from We sadly arrived in Tassie during the Big Fire emergency and had to cancel our stay at this beautiful cottage. The Owner and Managers were both extremely understanding and provided a refund for our stay, despite the fact we were not able to provide advance notice of our cancellation. This was great customer service, particularly because other bookings had probably also been affected by the fires.We would definitely stay here in the future.Abi
