Large, 5 bedroom house, 3 bathroom retreat. Comfortable, tastefully furnished with extensive front and back gardens, set within 700 year old, 5 acre bush block. Abundant bird and wildlife. The house can sleep 16 adults plus baby in a portacot.
Please note: There is a Tree House (sleeps 2) in addition to the Main House (sleeps 16). The property can accommodate a maximum of 18 people in beds.
Main House Accommodation
Bedroom 1 has a king-sized bed & large ensuite bathroom & walk in robe
Bedroom 2 has a queen-size bed with ensuite bathroom, desk and chair
Bedroom 3 has a queen-size bed and opens onto it's own private verandah with table and chairs.
Bedroom 4 has a Queen size bed & two single beds, one with four rung ladder.
Bedroom 5 has a double bed and a single bed, a bench seat, toys, books and games.
There is a third bathroom upstairs next to bedrooms 4&5, with a shower, bath and separate toilet.
Bed 6 is a single size wooden framed daybed set up in the office area (screen, bench desk, chairs, wireless internet).
Bed 7 is a double sofa-bed in the TV sitting-room.
There is a porta cot and cot bedding.
(Bedroom 1,2, 3 & 5 have electric blankets. All bedrooms have electric heaters and fans, although the efficient woodfire also heats up bedrooms 2,3,4,5,6 & 7.
Tree House : offers studio accommodation for agile, firm footed over 16s. There is a narrow wooden spiral staircase with strong but rudimentary hand rail and balcony fixings. This structure is not for anyone with any balance or eyesight issues and for those who have a problem with heights. it is not suitable for young children.
NB the cost of the main house is based on a maximum of 16 people including children. 2 extra adults or young people (not young children) can sleep in the tree house studio at an extra cost.
(This is an ideal country house for relaxing holiday gatherings for families and friends and for wedding accommodation. IT IS NOT RENTED OUT FOR NEW YEAR'S EVE, BUCK'S OR HEN PARTIES, SCHOOLIES or any dance & music parties where loud music and noise will cause an issue for our neighbours and where excessive amounts of alcohol are consumed. Noise curfew hours are part of our terms and conditions and have been agreed with our neighbours - 10pm weekdays and midnight at weekends).
The Main House has two large, separate living areas, making it perfect for sharing with a large group of friends and or two or three families or for simply getting away from the TV.
The largest of the two living areas is the open plan lounge/dining room with adjacent kitchen & walk in pantry, plus serving bar. There is a huge sofa, arm chairs, coffee tables, three kitchen bar stools, radio, and iphone 5 audio system. The extendable oak dining table is currently set up for 14 people, but comfortably seats 16. There is an efficient, reverse cycle wall mounted heater and air-conditioning unit & ceiling fans throughout, except in bedroom 3, which has a low ceiling. The kitchen has all the usual cooking appliances, a double stainless steel sink unit, a Bosch Dishwasher, two St George electric ovens (one large, one smaller) an electric cooktop, a Sunbeam Expresso Coffee machine & grinder, sandwich maker & a fridge/freezer. There are ample plates, platters, dishes, glasses, crockery & cutlery for feasts and celebrations of all kinds.
The lounge/dining room has sliding glass doors & opens out onto a wooden deck & raised side deck with an outdoor dining table, chairs, large BBQ & umbrella for summer shade. The view is of lawns, trees, a tree house, a small dam and adjoining the property there are long uninterrupted views of farmland & countryside.
The second living area has three large sofas, a two seater (double bedsize) sofa-bed, two danish chairs and coffee table, a 52-inch TV, Blue Ray DVD Player, games, books and DvDs and a pool table. There is an extremely efficient fan assisted wood burning heater with wood provided.
There is a separate laundry, equipped with a sink, washing machine, dryer, indoor clothes horse, iron & ironing board.
The house is eco friendly, with two gas assisted solar hot water systems providing hot water 24hours a day. There are three large water tanks & the property is connected to town water. There is a worm farm and an in-ground solar & fan assisted heating and cooling system. We offer recycling disposal, composting in the worm farm and substantial water tanks, plus mains water means we never run out.
There are 12 fruit trees, four private veggie beds and a kitchen herb garden. Fresh garden herbs are available for guests.
In summer we provide a table tennis table outside & undercover. It is not possible to offer this in winter and during inclement weather.
Minimum stay periods apply to the school & public holidays. On the few occasions that we are asked for a one night rental, we can only do so at a 2 night rate as long as outside the school and public holiday periods.
As we offer accommodation for large groups and families, we are ideal for those seeking accommodation for local weddings. Our nearest wedding wineries and venues are Veraison at Blue Stone Winery, Merricks General Store, Tussie Mussie, Foxey's Hangout, Port Philip Estate, Montalto, Coolart Wetlands and many others in Balnarring, Somers, Red Hill, Merricks areas.
The house is 4 km from Balnarring and Somers beaches. The former has won the award for cleanest beach in Victoria for the last two years. It has a sandy beach for safe swimming and rock pools to explore when the tide's out. Walks along Balnarring Beach in either direction end up at a great food outlet - Somers General Store and Merrick's General Store, both good places for breakfast, lunch and tea/dinner. The house is 1 km from all the amenities of Balnarring Village, including (Award winning Balnarring Meats selling free range & organic meats as well as fish brought in daily from Melbourne Fish Markets), IGA Supermarket, Red Hill Bakery (free jazz on Sundays) is a licensed cafe as well as a deli and fruit & veggie store, Post Office, News-agent, Milk Bar & cafe. There's a pharmacy/gift shop, a a petrol station, a vet, a Medical Centre, a hairdresser & other cafes.
Local Food, Wine & Restaurants:
There's a fabulous french restaurant in Balnarring, called Le Bouchon, (formally Ricca's). Bernard the owner and team from Ricca's has relocated to Stumpy Gully Vineyard on Stumpy Gully Road. He now calls himself "Regardz at Stumpy Guly Vineyard"
There is a really wonderful, family run Sicilian pizza & pasta restaurant, "Ciao Bella" in Balnarring. It's great for families, plus there's a lovely outdoor space with a fruit and veggie garden and an outdoor dining area). Within 10-15 minutes drive from the property there's an enviable selection of first class gourmet restaurants at various award winning cool climate wineries, including Port Philip Estate, Montalto, Paringa Estate (voted 2015 Best Winery in Australia),10 Minutes by Tractor, Lazare's, Max's at Red Hill Estate to name a few.
The Mornington Peninsula cool climate wine region has earned itself a reputation for producing some world class Pinot Noir, Chardonnay and some great Shiraz. There are beautiful wineries within 500m from the property (Balnarring Vineyard). The Pinot Noir Celebration, held each year in Red Hill attracts the great & the good wine aficionados from all over the world and the wines are truly amazing. Relaxed tastings at Cellar Doors at any of the above winery restaurants as well as at Main Ridge Estate, Eldridge Estate & Paradigm Hill are just a few of our favourites. Beer lovers can enjoy The Red Hill Brewery just 10mins drive from the house.
There is a farmers' and craft market on every weekend (spring and summer months) in the locality. Balnarring Market at The Balnarring Racetrack is the third Saturday of each month. Red Hill Market is the first Saturday of each month, Mornington Market is the first Sunday of each month, Bittern Market is every Sunday (year round) at Bittern Station. There are numerous others in the area.
Red Hill Cheese is famous for its many wonderful varieties & well worth a visit. They serve cheese platters and are located across the road from Nat White's famous Main Ridge Estate.
The area is famous for horse breeding & riding facilities, with Balnarring and Mornington Racecourses nearby. There are many riding schools and trails in the area.
There are beautiful walks in the region, including one along the beautiful beaches towards Point Leo from Balnarring Beach and many gorgeous walks feature in a book of Mornington Peninsula Walks for the use of visitors. The Coolart Wetlands in Somers is 5mins drive and offers great picnicking, a Stately home, birdwatching and lovely bush walks.
Our favourite walk on the Peninsula is the 6km return walk from Cape Shank Lighthouse to Bushranger Bay. Another favourite is a 7km trail from The Red Hill South Store on Paringa Road to Merrick's General Store.
The Balnarring Community is close, laid back and friendly. The area has a wonderfully rural atmosphere, while enjoying all the benefits of amenities and shops & beaches nearby and world class food, views, facilities and attractions for every budget and taste.
