Enjoy a luxurious Bayside existence in a 4 bedroom waterfront Townhouse featuring Indonesian antiques, a pool and heated spa. It delivers a quintessential Mornington Peninsula lifestyle with sweeping views of Fishermans Beach and spectacular sunsets.
Open plan Living room with incredible views of Philips Bay, a large and fully equipped open-plan kitchen and Dining area with 8 Seater Table. Large Balcony area with 6 Seater table where you can enjoy spectacular sunsets. The TV room is available at the back of the house, and has a 55" TV, DVD & Stereo overlooking the backyard. This level also has an elegant half bathroom. An in-ground pool, heated spa and an outdoor BBQ can be enjoyed in the backyard.
Main Bedroom has an enormous US King size Bed, Large screen TV, DVD & Video Player, a private balcony with spectacular views, a walk-in closet, and large ensuite bathroom with whirlpool bathtub, shower, toilet and double vanity. There is a spare single mattress stored under the bed as well.
Bedroom 2 overlooks the rear Garden and has a Triage Bunk Bed plus a Trundle Bed (Sleeps 3-4 people).
Bedroom 3 also overlooks the rear Garden and has a Single Bed plus a Trundle Bed (Sleeps 2). These two rooms share an elegant bathroom with a whirlpool bathtub, shower and vanity. There is a separate half bathroom with toilet and vanity next door.
Ground Floor/Lower Level:
Large Rumpus Room with large 7 seater couch (converts to a large double bed) plus Large Screen TV, DVD, Stereo, Bar Fridge & small Bar Area with access into the rear yard to the pool.
Bedroom 4 has a Queen size Bed, a TV plus Ensuite bathroom with a Bathtub/Shower, Toilet & Vanity.
Laundry with Washing Machine, Dryer & a very handy drying room closet.

Bedrooms and bathrooms that are not required (based on the number of guests staying), will be LOCKED.
Guests will NOT have access to the garage, fireplace and a few locked cupboards. You WILL have access to the Pool, Spa and BBQ. There is a spare BBQ gas tank available in the yard under the wooden steps. 1 parking spot is available for a large vehicle in the driveway. Additional parking can be in front of the home along the Esplanade.
You will also have access to our Beach Box located on Fishermans beach (Beach Box # 80), located across the street and down the steps. There are 2 sets of steps leading down to the beach. The furthest (2nd) set of steps is closest to the Beach Box. You may use the Beach Box and equipment inside as often as you like.
Please feel free to use any condiments which may be in the fridge.
You must notify Management of expected arrival time and a mobile contact number at least 7 days before arrival. Check-in/check-out and key collection/return procedure will normally be by using a KEY LOCK BOX.

Doors & Gates:
-Please keep both gates on south side of house closed. For safety the front gate has an automatic spring closer. Please keep lower level access door to pool area locked. For safety this door has an automatic hydraulic closer installed. Pool access door at back of main level has a screen door which closes automatically.
-FIRST AID KIT is located in kitchen pantry
-FIRE EXTINGUISHER is located on RHS of fireplace.
-This is a three story home with Stairs. It may not be suitable for elderly or small children. Not wheelchair accessible.
-All quality Linen and Bath towels are supplied.
WHAT YOU MUST BRING: personal toiletries, beach towels!! We do not have any children accessories (highchairs or cribs).
-Parties of any kind are forbidden. No Schoolies.No Bachelor/Bachelorette Parties.
•You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify us of this immediately. Management may recover from you repair or replacement cost (at Management's discretion).
•Only the guests nominated and agreed in the Booking may stay in the Property over night. If any other guests stay at the house, extra charges may apply OR the agreement may be terminated without refund.
•Please show respect to our neighbors and keep noise levels to a minimum. The Pool and Spa should NOT be used after 11:00pm. Please ensure the rear spotlights in the pool/spa are turned off at night.
•Parking is limited to 1 vehicle in the driveway. For any additional vehicles, parking on the road in front of the house is also permitted.
•Smoking is not permitted inside the house.
•There is no daily housekeeping service. While linens and bath towels are included in the rental, daily maid service is not included. We do not permit towels or linens to be taken from the home.
•Glass is not permitted near pool and spa. Plastic glasses can be used instead in cupboard above stove.
•Garden irrigation comes on automatically. Please DO NOT adjust the settings.
•You will not have access to the Fireplace.
•Please clean BBQ grill, cooktop and over after use. Use only kitchen sponges (provided) on the cooktop, do not use abrasive pads or steel wool.
•Please clean up any accidental spills on carpets or hardwood floors as soon as possible. Mops and carpet stain remover are located in laundry room drying closet.
•Please move the garbage and recycling bins to the front of the house on Wednesday evenings, since waste collection occurs every Thursday (early in the morning).
•Children should be watched at all times. Especially around the stairs and the pool.
• Management is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Management is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
•Before departure, your food must be removed from fridge, all of the garbage put in the appropriate council garbage and recycling bins provided outside, and crockery and cutlery washed and packed away. The Property must be left in a clean and tidy condition.
•Extra cleaning charges may be incurred for the cleaning of stove top, BBQ grill and plates, dirty dishes, emptying the fridge, removal of excessive rubbish etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee, which will be deducted from the damage deposit.
•All furniture and furnishings must be left in the position they were in when you arrived.
•Please ensure HVAC thermostat and all lights are turned OFF.
•Please ensure all water taps are turned OFF.
•If you have been using the small bar fridge on lower level, please ensure it is turned OFF.
•If you used the Beach Box, please return the key to where you found it.
•The property should be vacated on time and secured. All windows and doors are to be locked.
•If you obtained the entry keys from the Key Lock Box, please put the keys back in the Lock Box and spin the number dials to lock it when you leave.
•You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys will be provided at an additional charge of $50 per key.
