At SEA BREEZE STUDIO, you'll find everything you need for a fabulous coastal vacation. The STUDIO is very centrally located, only 6 houses off the Esplanade right down by the sea in Mornington:

2 MINUTES walk takes you to the Mornington Golf Club;

2 MINUTES walk in the other direction down a narrow track brings you to beautiful Mills Beach, with Life Saving Centre & refreshment kiosk;

15 MINUTES walk, either along the beach or the Esplanade, takes you to the busy shops and cafes of Main Street Mornington, or Mornington Yacht Club and Schnappers Cafe.


The Studio is a self-contained annex, which is bright and spacious, and comfortably sleeps up to 6 people (2 extra beds can be added if necessary to sleep 8). It is perfect for friends to get together, family holidays or a romantic get-away for two.

Having been cleverly designed by an Interior Designer, the Studio is ONE HUGE spacious SLEEPING AND LIVING AREA, which includes all of the following:

- Queen size bed

- 2 Bunk beds

- Fold-out double bed

- Lounge area with seating for 6 people .. featuring a 52" plasma TV with Foxtel IQ

- Dining area for 6 people

Day 1 - Go surfing at Gunnamatta beach, only 30 minutes drive from Mornington

Day 2 - Boutique shopping in Main St. Mornington and dine in any of 40 restaurants from around the world

Day 3 - Stroke a Koala or Kangaroo at Moonlit Sanctuary in Pearcedale, only 20 minutes drive from Mornington

Day 4 - Pick up some great bargains at the huge Mornington Craft Market

Day 5 - Go Hot Air Ballooning over Melbourne city

Day 6 - Drive 90 mins to Phillip Island to witness the Fairy Penguins coming ashore

Day 7 - Play a round of golf at the Mornington Golf Course at the end of our lane

Day 8 - Visit one of the 80 wineries in the area and while away the afternoon with wonderful food and wine

Day 9 - Relax at the Peninsula Hot Springs, only 30 mins drive and a fantastic day or evening in the hot pools

Day 10 - Drive along the waters edge down to picturesque Sorrento, watch the pelicans, and do some shopping

Day 11 - Organise a Fishing Charter from Mornington Pier and catch dinner

Day 12 - Take out a yacht from the Mornington Yacht Club and soak up some sunshine

Day 13 - Go horseback riding along the edge of the sea

Day 14 - Go dolphin spotting on beautiful Mills Beach, amongst the famous, beautifully kept beach houses


Only 25 minutes drive to the Peninsula Hot Springs, Mornington Peninsula is particularly famous for its wineries and secluded beaches, as well as Arthur's Seat look-out, Phillip Island penguins, surfing at Gunnamatta, and the coastal attractions of Portsea and Sorrento.

The peninsula is primarily a local tourist region, with popular natural attractions such as the variety of beaches both sheltered and open-sea and many scenic sights and views. Other popular attractions include the various wineries, mazes and the diverse array of water sports made available by the diversity of beaches and calm waters of Port Phillip and Western Port. It is known simply as "The Peninsula" to locals and Melburnians alike, giving rise to the expression "going down the Peninsula".

Phillip Island is a tourist destination visited by 3.5 million people annually. The Penguin Parade at Phillip Island Nature Park, in which Little Penguins come ashore in groups, attracts visitors from all over the world. In addition to the Penguin Parade, there is also a Wild Life Park where wallabies and kangaroos roam freely amongst the visitors and can be fed by hand. The Wild Life Park hosts over 300 animals (mostly native Australian species). These include Wombats, Koalas, Kangaroos, Tasmanian Devils, various parrots and birds of prey, snakes and reptiles. Phillip Island is a beautiful drive from Mornington and takes 1 hr 30 mins.

Rated 5 out of 5 by from Perfect. Just Perfect. Sea Breeze is stunningly positioned....on a rustic (but very smooth!) dirt road, with a glimpse of the ocean ahead beautifully framed by enormously old trees. The studio was clean, fresh, cosy and warm (very effective / efficient heater). There was plenty of room for us, and our four children. Kitchen well appointed. Everything you need. Couldn't recommend Sea Breeze more highly!

Rated 5 out of 5 by from Flawless stay!! So glad I found this property-it's got everything you could hope for! Immaculate inside, spacious, well set out, perfect location and it's so peaceful and quiet, not to mention the well stocked breakfast hamper, which is such a thoughtful bonus. Also huge tv and foxtel is nice to unwind to on the comfy couches. Sandra was so lovely to deal with and made sure everything was taken care of - can't recommend enough to anyone wanting a relaxing, stress free break that is easy to access and a great price. Would love to and WILL return :)

Rated 4 out of 5 by from Open plan living My husband and our 3 children ages 4, 7, and 10, had a comfortable family stay. The place is very peaceful. Great heater. Delicious breakfast hamper. Close walk to the beach. Friendly owners. Only downside is limited kitchen facilities, but having only stayed two nights it was adequate. If you are a couple it would be a perfect space to stay. And if you are happy to enjoy open plan living, no walls, with your kids in view at all times, perfect again. Wednesday market in the main St was fantastic!! Thank you Sandra and Michael for your kind and helpful hospitality.

Rated 5 out of 5 by from Return Guests for 6 years! I have been meaning to write a review about Sea Breeze Studio for the past 6 years, and am finally doing it! My family and I currently live overseas and always return to the Mornington Peninsula for our annual holidays. We tried out Sea Breeze Studio in 2009 and have never stayed anywhere else since. Sandra and Mick are just fantastic hosts, nothing is too much trouble. The unit always feels like it is brand new when we check in, very clean, neat, bright and has a warm, welcoming feel to it. The hamper full of goodies is such a personal touch and we look forward to it every year. Our kids love the big tv with Foxtel, and even though the unit is not huge it has everything you need in it, and we easily wind down and are able to relax there. We never want to leave after our 3 weeks! The position of the unit is also fantastic, a short walk to the beach, and a 2 minute driver to Main St Mornington with all the beautiful cafes and boutiques. Thankyou so much Sandra and Mick for having us all these years and we look forward to our next visit!
