Mount Martha is situated between Mornington and Safety Beach on the Mornington Peninsula, fronting Port Phillip.
While Mount Martha offers only a small commercial centre in Lochiel Avenue, it is an ideal destination for those visitors seeking a scenic and less commercial holiday location where the surrounding bushland meets the coast.
Safe swimming beaches with wide sandy stretches exist just north and south of the commercial centre, lined with rows of colourful bathing boxes. However, much of the coast around Mount Martha typically consists of rocky cliffs with bushland up above, offering a number of walking tracks and scenic viewing spots. A worthwhile drive is along the Esplanade - a coastal road linking Mount Martha with Mornington in the north and Safety Beach in the south. This hilly and winding road hugs the steep coastline, with views down to the bay on one side, while exclusive homes perched high above the coast feature on the other side.
Other attractions in Mount Martha include Balcombe Creek, which swells into a wide body of water near the coast and is surrounded by a boardwalk and is home to a rich selection bird life. Also of interest to nature lovers is Mount Martha Park which consists of 53 hectares of native bushland and walking trails surrounding the 160 metre peak of Mount Martha, offering panoramic views of the bay and towards Arthurs Seat.
Please read these terms and conditions carefully, as they incorporate the basis upon which bookings are accepted by the owners.
Your application will be processed within 24 hours, once we have confirmed receiving it. This is a booking enquiry only and you will be notified by us once your application has been accepted. Booking confirmation will only be given once we receive a deposit. All bookings are subject to owner’s approval.
2.Minimum Night Bookings
A 3 night minimum booking applies. A 7 night minimum stay applies from the 7th December to the 1st February. A 5 night minimum stay applies from the 5th to the 21st April unless otherwise approved by the owners.
You agree to supply us with the names and ages of all the people who will be residing at the property. The registered guest name must exactly match the name provided on the photo identification. This person is responsible for the property and its contents for the period of registration. The registered guest will be liable for damages caused by third parties - including but not limited to visiting friends - regardless of whether the registered guest is present or not at the time the damage occurs.
Guests visiting the property must never exceed the number of guests confirmed to stay. Any additional guests must be approved by the property owners prior to staying, and will automatically be charged $150 per additional person per night.
5.Linen and Servicing
Linen is supplied for the property, including bedding, towels and tea towels. The property will not be serviced during your stay. Should during your stay you require an additional full service this can be easily arranged but at an extra fee. Please enquire should you wish.
Your payment is split into two portions - the non-refundable deposit and the remaining balance. You may pay both portions the full amount upfront, in Australian Dollars upfront, or pay the deposit initially and subsequently pay the remaining balance.
The remaining balance will be required 30 days prior to occupancy. If you have insufficient funds available at that time you will still be responsible for payment of all fees and charges. Where your stay commences in less than 4 weeks from the time of booking, full amount must be paid upfront.
Arrival time is after 3pm, with departing by 10am. This must be strictly adhered to unless otherwise agreed with us. With prior notice only, later check out times can be purchased in 2 hour increments. Please contact owner to organise.

Our holiday homes are located in quiet neighbourhoods. A strict NO party policy applies. We ask you keep the noise to a minimum after 10pm outdoor for safety, comfort and privacy of the neighbours. A call out fee of $200- is charged from bond if complaints are received and the owner or representative has to come to the house. An inspection by the owner or represented maybe be conducted at any time if the owners have concerns regarding damage, noise or the number of people staying overnight that exceeds the number stated on the application form. If the owner or assigned representative asks you to vacate the premises due to breach of Terms and Conditions you will be asked to vacate immediately.
There is a strictly NO smoking policy within the house. Guest are permitted to smoke outside away from any open doors or windows and we ask you dispose of all cigarette butts/ash safely as we live in a high risk fire area. Any evidence of smoking or butts left at the property including outside the grounds will result in additional charges for cleaning or repair to smoke damage.
Pets are not permitted at the property. There are no exceptions to this. If any pets are bought to the property without the consent of the owners, the owners have the right to steam clean the whole house including furniture at your cost which will be removed from the bond.
11. Vacating the property
When you vacate the property you must leave it in the clean state you found it in on arrival. As a guild this typically included washing dishes including emptying the dishwasher, all food must be removed from the fridge, cleaning of the BBQ and removing excess rubbish that doesn’t fit in bins provided. If the property is left in an untidy condition you will be charged reasonable cleaning costs. The property should be vacated on time and secured. All windows and doors are to be locked and keys returned to the owners or representatives.
After your stay all keys must be returned to the owner or representatives. Failure to do so will attract a fee of $50- per key, which will be deducted from the bond. The keys operate each outside outdoor of the house and all locks will need to be altered or replaced in the event of a lost key- cost shall be deducted from the bond.

You agree to inform us immediately of any damages related to the property and/or its contents. The property will be inspected by the owner or representative within 48hrs of your departure. You will be responsible for any damages found at this inspection. All loses; breakages or damages must be reported and paid for to satisfaction of the owner or representative. This cost shall be deducted from the bond. It’s not usually an issue if the odd glass or plate is broken and no charges are usually applied provided the tenant informs us. If the item is missing or broken on stock check then it will be charged to the bond so do please let us know. We would like to replace it before the next tenant finds it missing.
14. Limitation of Liability
We do our best to ensure your booking arrangements are satisfactory, however we do not accept any liability whatsoever for injury damage, loss of any form, delay, additional expenses or inconvenience caused directly or indirectly by any events which are beyond our control including, but not limited to, incidents at the property, civil disturbance, terrorism, fire, floods, acts of God, acts Government or of any other authorities, accident to or failure of machinery or equipment, maintenance requirements or industrial actions. Note- We would encourage guest to purchase travel insurance.
If you breach any of these terms and conditions, we reserve the right to ask you to vacate the property immediately and you will forfeit and future night’s stay and there will be no refund.
The booking is made in good faith by the owners at the time of the booking. Actions taken by the owner which are beyond our control at the time of the initial booking, such as the property is being sold, or the property taken off the rental market, the property being altered, or the tariff changing before the stay. Therefore the owners reserve the right to cancel any booking should anything arise which renders the booking impractical. In the event we shall notify you as soon as possible and do our best to arra
