A bright, comfortable and spacious three bedroom home with a large entertainment and living area, outdoor dining area, hammock and sun lounges with plenty of lawn. The front has a good-size drive way to park cars, boats or jet skis with a fully secured waist high fence.
TV, Air conditioning, FREE WIFI, gas log heater, magazines, beach eskis, , boardgames, rain umbrellas, iron, high chair, ports cot, shopping/beach trolley and all basics to get you started such as a coffee pods, tea, sugar, coffee, milk, salt, pepper, toilet paper, laundry detergent.
Large deck which wraps around the house opening up to a covered entertainment area with outdoor setting and BBQ that steps down into the spacious green lawn and flora filled backyard.

Our home is situated in the high end of Rosebud. In an established quite and vigilant residential street.
It is strictly not suitable for parties or Schoolies groups. We request that our guests have consideration for our neighbours regarding noise.
- 1 min walk to the beautiful Banksia Woods Reserve.
- 14 min walk to the famous Rosbud beach, shopping strip and the summer Carnival.
- 4 min drive Rosebud Plaza. This includes major retail chains such as Aldi, Coles, Kmart, Target, Woolworths, First Choice Liquor etc. The complex also includes leisurely cafes and pizzeria.
- 11 min drive to the famous Peninsula Hot Springs.
- World class golf courses, wineries, Arthurs seat eagle sky lift is not far away ,there is so much more to do down the peninsular.
- 1 min walk to the 787 bus. It provides access to Dromana, Safety Beach, Mornington, Rosebud, Rye, Blairgowrie, Sorrento, Portsea and the point Nepean Nation park.
This is our home our pride and joy and we want guest to relax and take home memories by making the right choice in the house they choose for their holiday. Hence we are very transparent and want to advice we have CCTV recording at the front of the house facing down the driveway and have the following house rule to continue our high standards, for the comfort of our guests:
-Strictly NO schoolies and parties. Our neighbours will be quick to notify us as we are in a very established close knit vigilant residential area.
-Smoking not allowed indoors.
-Bookings must be confirmed by a verified guest that is staying at our home.
-Number of guests should not exceed the number stated on the booking.
-Animals are not allowed unless you have been pre approved in writing and conditions apply.
-Guests should leave the property in a similar state to its condition upon arrival.
-No parking on any of the lawn.
-The owners will request copies of government photo id's of all adults 48hrs prior to check in.
Local Council Code Of Conduct:
-No disturbing noise or unacceptable behaviour such as aggressive behaviour, yelling, screaming, arguing.
-Parking is not allowed on the street. Our property can accommodate 3 vehicles comfortably.
Additional accommodation is not allowed on site.
-Quiet time bet-ween 11pm to 7am
-All rubbish to be removed to appropriate bins outside.
Please inquire regarding special conditions which apply if booking for New Year's Eve, between 23/11 - 10/12 and/or if you are wishing to bring a pet.
