Kingston Downs is ideal for multiple family groups, couple’s getaway, lady’s weekender etc. It makes for an affordable getaway as I DO NOT charge per person.
The accommodation is designed for comfort and relaxation. The best thing is the position of the house as it is just a one minute stroll to the Ocean Grove Market Place which has Safeway Supermarket & Liquor, KFC, Subway, Caltex Petrol, DVD hire, Fish & Chips, Pizza & Pasta, Chinese Restaurant, Hair Salon, Day Spa, Discount Store, Priceline Pharmacy, Bulk Billing Health Centre, Butchers, Donut King, Bakers Delight and a newsagent.
There is also a public bus stop here.
The house has both central heating & cooling which makes it ideal for both winter and summer holidays.
It has an open plan kitchen which overlooks a covered outdoor entertainment area with outdoor setting and gas BBQ.
There's a two car carport and ample off street parking.

The Aquatic Centre is also only a 10 minute stroll. This includes a fantastic indoor pool, gymnasium & basketball stadium.
By car, the beach is only about a 5 minute drive.
The famous "Adventure Park" water themed park is only 6 km North of Ocean Grove - this is great for ALL ages It is open from October to April.
A'Maze n Games is 5 kms North, this has a giant timber maze, an 18 hole mini golf course & a cafe.
The HMAS Canberra warship was scuttled off the coast of Ocean Grove in 2009. It is now a dive & snorkeling attraction open to all.
The Ocean Grove Nature Reserve is 143 acres in size which includes a lake, walking tracks & bird hides.
Local Banks include - ANZ, Bendigo, Commonwealth, National & Westpac.
Other activities in the area also include - golf, surfing, helicopter rides, bodyboarding, wineries, diving, scenic flights and much more
OCEAN GROVE is situated on the southern coast of the Bellarine Peninsula in Victoria. It is separated by the Barwon River from it's twin coastal town of Barwon Heads. It is the largest town outside of Geelong on the Bellarine Peninsula. It's local waterways include the Barwon River, Bass Strait, Blue Waters Lake & Lake Connewarre. Ocean Grove is 25 kms from Geelong, 15kms from Queenscliff & 26kms from Torquay. Coastal attractions include surf beaches which front Bass Strait & several walking tracks. The Main Surf Beach features the Surf Life Saving Club and the famous 'Dunes Cafe & Bar'.
TERMS AND CONDITIONS
1.Note: Variances can be agreed on but only by arrangement with the owner in writing.
2.Deposit of 25 nonrefundable is required to secure the booking. Payment of the rental deposit constitutes the client’s acceptance of these Terms and Conditions.
3.Balance of the rental amount must be received in full 14 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it.
4.Cancellation if caused by the client, money paid is not refundable unless the house is re-let for the entire period. If a refund is made due to the property being re-let then a $100 cancellation fee will apply.
5.The owners will make every effort to ensure the property is available as booked. However, the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
6.To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
7.Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
8.Parties and Functions are strictly prohibited.
9.The price charged is for domestic use only and not commercial.
10.Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this will result in loss of your bond and/or additional payments.
11.Damage, Breakages, Theft and Loss are the tenant’s responsibility during their stay.
12. Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 11am by the latest, to allow time to prepare property for next guests.
13. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.
14. Bond is payable at the same time as the balance amount. The bond will be refunded within 14 days in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared Please note that no responsibility will be taken by the owner if account details supplied by the guest are incorrect for bond refund.
15. Pets are not allowed unless specific arrangements have been made in writing with the owner.
