This delightful coastal styled home offers a light filled living area with raked ceiling, with an outdoor deck with new bbq and entertainment area, it is fully self contained. Only a few minutes in the car or walking to the beach, river, restaurants, wineries, supermarket or market. Within 20 minutes you could be at Torquay, Point Lonsdale, Queenscliffe, Geelong and Portarlington. Lorne and the Great Ocean Road are less than 1 hours drive. Beach Escape has 4 generous bedrooms, 2 with queen size beds, one with 2 single beds or a double and one with a fold out double sofa bed and desk. There is a porta cot complete with accessories. The luxurious bathroom has a shower, toilet and bath. The ensuite has a shower and toilet. Beach Escape has ducted heating throughout with air conditioning in the living area and fans in the bedrooms. The kitchen is fully equipped for your stay with dishwasher, microwave, induction cook top, crockery and cutlery and glasses. Quilts and pillows provided. Sheets and towels can be provided at an additional cost.

This is a Passive Solar Design Home.

Orientation: The north facing windows front of the housein the living zone maximise natural light and warmth. There is only one west facing window in bedroom 3. This keeps the home cooler during summer. The east facing windows in the family room, master bedroom and bathrooms allow the morning sun to filter through. The sun moves from a high angle in summer to a low angle in winter. Orientation for passive heating is about using the sun as a source of free home heating by letting winter sun in and keeping unwanted summer sun out.

Thermal Mass: The concrete floor stores heat during the cooler months and is protected from direct sunlight in the summer by the house eaves. On warmer days, closing the blinds on the northern windows facing the front of the house will keep the house cooler. On cooler days open the blinds and allow the sun to hit the tiles on the northern side and the tiles will hold the heat and gradually release the warmth throughout the day.

Natural Ventilation: The south windows and back door capture the sea breeze. By opening the high window in the family room, via the toggle on the wall, and one or more of the south windows, you can flush the hot air out of the house and draw in the cool breeze.

Walls: These are insulated with R2 bulk insulation and R1 foilboard for maximum insulation. The house will keep warm or cool for longer depending on the season.

Ceiling Insulation: The ceiling is insulated with R4 bulk batts and an R1.3 builders blanket under the roofing irons.

Double Glazed Windows: The double glazing has 12 mm air gap and 4mm low e glass and is filled with argon gas with UPVC frames gives maximum insulation. UPVC is not only maintenance free but also does not allow heat or cool to travel through the frames.

Water Tank: The 10,000 litre tank is connected to a filter and tap at the kitchen sink. the smaller lever

Heater: The ducted gas heating system will not be needed very often.

Cooling: The efficient split system can supply heating and cooling. There are also fans in the bedrooms.

Shading: The eaves are 600mm wide to provide protection from the summer sun.

Low VOC paints and wool carpets: These are used to prevent off gassing for a healthier home.

Low energy lighting: Low wattage and led light fittings are used throughout the house to ensure minimum electricity use for lighting output. Lighting is not recessed into the ceiling, which allows the insulation in the ceiling to work more efficiently.

Induction Cooktop: Saves energy by only heating the area required and is more efficient.

Water saving: The taps, toilets and shower heads are all water savers.

Hot Water System: This is gas instantaneous to avoid continually reheating a storage tank of water, as the house will be used intermittently.

Solar Power Generation: Solar power has not been installed as yet, however the whole roof slopes to the west and has the ability to hold a very large solar system in the future.

Pantry/Laundry: This area will not be heated and the fridge is in this room to reduce running costs.

Kitchen Garden: This garden is located outside the kitchen and will provide herbs, lemons and limes and eventually other vegetables to be used in the kitchen.

Study: The study has been designed to be a multi function room so that it’s use can change with the occupants needs.
