Terms and Conditions
Booking is secured by payment of a deposit, amounting to 20 of the tariff. Payment of the deposit constitutes agreement to these terms and conditions.
The balance of the tariff is due 14 days prior to the stay. If the balance is not received by the due date, the owner reserves the right to cancel the booking and attempt to re-let the property. If a cancellation occurs, any payment is refundable only to the extent that replacement income is secured by reletting the property for the cancelled nights, less a $50 administration fee.
Also due 14 days prior to the stay is a $500 refundable damages deposit RDD, which is refundable within seven days of departure, according to these terms and conditions.
The owner accepts no liability for natural events, including but not limited to adverse weather conditions, heavy rain, flood, bushfire, insect pests and other wildlife issues.
The photographs of the property most taken winter-spring 2016 and the description presented on this site are representative of the property at the time of recording. Whilst every effort is made to maintain the property to a similar standard, variations will occur according to season and other influences. The owner accepts no liability for such variations.
Rearrangement of furniture or other items is not permitted. Guests are liable for theft or damage to furniture and other items during their stay.
The property should be left in good condition and in a clean and tidy state, similar to its condition on arrival. Extra cleaning charges may be levied if unusual or extensive cleaning is required.
The number of adult and child guests entitled to accommodation is limited to the number agreed in the booking. Camping is not permitted, and guests are to be accommodated only in the beds provided. Extra guests will incur extra tariff charges. Some or all of the refundable RDD funds may be withheld as full or partial payment of these extra tariff charges, at the discretion of the owner.
Parties and functions are prohibited. The tariff entitles use of the property to declared guests only, and does not allow for the extra wear and cleaning associated with functions. Unauthorised guests or function use may result in termination of the booking and forfeit of the RDD.
Pets are generally not permitted. However, exceptions are possible for small pets who will not disturb wildlife or damage property. Your enquiry is welcome.
Smoking is not permitted indoors.
Campfires are not permitted.
The use of firearms is not permitted.

The owner accepts no responsibility for the loss, theft or damage of guest property during the stay, nor for anything left on the premises beyond the stay. Any guest property found after departure will be held for 30 days, allowing guests to make return arrangements at their own cost - please contact the owners. After 30 days any such property will be discarded.
Variations to these conditions may only be made by prior written arrangement with the owner.
