This luxury two story property offers supremely comfortable space for up to 14 guests at a time and is equipped with all of the finest amenities one would expect in such a high end residence.
Offering 1 grand sized master bedroom suite with sweeping views of the Swan River and a large ensuite bathroom including a heated jet stream spa bath. Another large bedroom (can be king or twin bed arrangement) also with Swan River views and a small kitchenette area.
There are 3 spacious queen rooms, one with a Balcony, and a 6th bedroom equipped with 2 x single beds.
Furthermore, there is also an additional space with a sofa bed that can be set up depending on guest requirements.
There is one additional bathroom on the ground floor and 2 additional toilets.
Other living spaces include a large dining area with room for 12 to sit at the custom built art deco table, a spacious living room equipped with a 70" 4K flat-screen television where guests can enjoy surround sound whilst watching their favourite channels on Foxtel (Channel packs include: HD, Sports, Entertainment, Movies, Drama, Docos). The adjoining room contains a bar with an inbuilt fridge and sink.
The chefs kitchen with ample storage and beautiful stone bench tops is set up to entertain. It includes a Miele coffee machine for the those looking for an early morning pick me up. This machine also fills the kitchen with a beautiful aroma of roasted beans.
A brand new Bosch washing machine and clothes dryer are available in the laundry room as well as internal and external clothes lines for your convenience
Artwork and statues are scattered throughout the property to give the entire house a homely vibe that guests will certainly enjoy for long or short stays
Guests will have access to a pool and deck chairs as well as outdoor bean bags for a relaxing day in the sun while watching the boats and kayaks go past.
Guests at Moody Waters will be given full and exclusive use of the entire property during their stay however the pool is shared with next door (also owner occupied by the owners of Moody Waters), there is no fence between the yards so the back yard and entertaining area is extremely plentiful.
Several phone numbers will be provided for guests to have either the owners or their representative attend the property in the event of any concerns
The location is extremely convenient being situated 15km from Perth city and just 8km from Western Australia's famous Swan Valley wine region. Both the international and domestic airports are just a few minutes drive away. Guests can enjoy close proximity to all of the above mentioned hot spots whilst finding themselves taking in the serenity of the swan river right at their back porch.

The house has full disabled access including a lift to access the upper levels of the property as well as ramps and wide openings which generally add to the warm inviting feel of the entire house
Please note that the property is in high demand, we are unable to hold bookings due to delayed payments. Please confirm with the owners at the time of booking if you wish to organise an alternate payment schedule
There is no smoking inside the house, we will provide smoking facilities outside. Evidence of smoking inside will result in a $1000 sanitisation fee being withheld from bond funds.
Unfortunately we do not allow pets.
It is expected that guests are honest about the number of guests attending the property, we reserve the right to withhold additional cleaning fees if this condition is breached.
The property is rented for accommodation purposes only, low key events may be considered at the owners discretion, please inquire to discuss details and event restrictions that are applicable (additional fees apply). Undisclosed events will be shut down by property managers next door and entire bond will be forfeit.
Please note the restrictions relating to street parking. There is lots of room of vehicles in the front courtyard and double garage and overflow parking is available in the public car parks at Garvey park down the road.
This property is situated in a residential area and noise is to be restricted past 10pm on week nights and 12am on weekends
Limit of Liability:
Our maximum liability for losses you suffer as a result of us acting in breach of this Booking Contract
is strictly limited to the amounts received by us in relation to your Booking. We shall not be liable for
any losses which are not a foreseeable consequence of us breaching this Booking Contract. Losses
are foreseeable where they could be contemplated by you and us at the time your Booking is
confirmed by us.
Your Booking is made as a consumer for the purpose of a holiday and you acknowledge that we will
not be liable for any business losses howsoever suffered or incurred by you.
For the avoidance of doubt, we shall not be liable to you or responsible for:
any issue between you and us regarding the Booking;
any failure in relation to any payments due to the failure of a payment solution provided by a
third party; and
the rejection of any payment of yours by a third party payment solution provider.
This does not exclude or limit in any way our liability for death or personal injury caused by our
negligence or for fraudulent misrepresentation; or for any matter for which it would be illegal for us to exclude or limit, or attempt to exclude or limit, our liability.
