The height of luxury on the Swan River suitable for large families, executives and those who enjoy the finer things in life. Moody Waters is a little slice of Beverley Hills in Sunny Western Australia.
The house was designed with full disabled access in mind and all areas including upstairs are wheelchair accessible
Our planning permission strictly permits no more than 12 people are allowed to be present on the property at any one time. The property managers who live next door will enforce this at all times.
The property is equipped with all of the finest amenities one would expect in such a high end residence.
Offering 1 grand sized master bedroom suite with sweeping views of the Swan River and a large ensuite bathroom including a heated jet stream spa bath. Another large bedroom can be configured king or twin bed arrangement also with Swan River views.
There are 3 spacious queen rooms, one with a Balcony, and a 6th bedroom equipped with 2 x single beds.
There is one additional bathroom on the ground floor and 2 additional toilets.
Other living spaces include a large dining area with room for 12 to sit at the custom built art deco table, a spacious living room equipped with a 70" 4K flat-screen television where guests can enjoy surround sound whilst watching their favourite channels on Foxtel Channel packs include: HD, Sports, Entertainment, Movies, Drama, Docos. The adjoining room contains a bar with an inbuilt fridge and sink.
The chef’s kitchen with ample storage and beautiful stone bench tops is set up to entertain. It includes a Miele coffee machine for those looking for an early morning pick me up. This machine also fills the kitchen with a beautiful aroma of roasted beans.
A Bosch washing machine and clothes dryer are available in the laundry room as well as internal and external clothes lines for your convenience. We also supply washing detergent and softener for guest use.
Artwork and statues are scattered throughout the property to give the entire property a homely vibe that guests will certainly enjoy for long or short stays
Guests at Moody Waters will be given use of the entire property during their stay Guests may access the Swan river from the rear of 83 Fauntleroy ave hoever must refrain from accessing the private land behind 81 Fauntleroy ave. A map will be provided with the code of conduct to outline areas available to guests
Several phone numbers will be provided for guests to have either the owners or their representative attend the property in the event of any concerns

Due to the residential nature of the property no events will be hosted at this property
The location is extremely convenient being situated 15km from Perth city and just 8km from Western Australia's famous Swan Valley wine region. Both the international and domestic airports are just a few minutes’ drive away. 2km from Ascot Racecourse, 6km from Crown Casino and it’s premier restaurants and Theatre. Many fantastic restaurants also are situated only a few kilometres for the house. Guests can enjoy close proximity to all of the above mentioned hot spots whilst finding themselves taking in the serenity of the swan river right at their back porch.
There is a bus stop just 5 minute walk from the property, if you wish to travel around Perth using public transport the transperth website will be helpful.
If you are looking to travel to the property from the airport we would thoroughly recommend catching an UBER as they operate a friendlier service and do not have an issue with the short fares.
The house has full disabled access including a lift to access the upper levels of the property as well as ramps and wide openings which generally add to the warm, spacious, inviting feel of the entire house
As this property has council approval to operate as a holiday home there are conditions applicable to each booking. This is detailed in our code of conduct document that guests are required to sign and return to us prior to making a booking. Please see the details of this document in the text below.
Please note that the property is in high demand, we are unable to hold bookings due to delayed payments. Please confirm with the owners at the time of booking if you wish to organise an alternate payment schedule.
TENANTS: A responsible adult over 18 years of age shall be on site at all times when children are present. No unauthorised people are permitted to stay overnight. Tenants agree that a maximum of 12 people inclusive of all visitors will be on the property at any one time. Tenants found to be in breach of this condition will have the accommodation agreements terminated without refund and all bond monies held will be forfeit
NOISE AND NUISANCE: The tenants agree not to cause or permit nuisance at the property. This includes excessive noise, disruptive or anti-social behaviour. Noise should cease after 10pm 7 days a week. Externally powered sound systems/PA systems are strictly prohibited at all times. Owners will contact tenants if noise levels exceed levels deemed to be reasonable
EVENTS AND FUNCTIONS: Tenants are not to host events, functions or parties of any description while they are present on the property. Any events will be shut down by the property managers and rental agreements will be terminated without refund and all bond monies held will be forfeit
VEHICLE PARKING: The tenants agree to use the parking spaces provided and not to park on lawn or garden areas on the property, or on the street verge or street itself outside the property. The tenants agree not to park any additional vehicles on the property in excess of the parking spaces provided. Tenants will be notified to move vehicles if in breach of this condition and failure to do so in a reasonable time frame may result in forfeit of bond monies
PUBLIC ACCESS AREAS: Tenants are able to access the entire property at 83 Fauntleroy ave Ascot as well as the public land area noted in brown on the map that is provided with the code of conduct document. Please be aware that tenants are not to access the private land for 81, 85, 87 Fauntleroy ave at any time.
SHIRE REGULATIONS: The tenants agree to all Shire regulations, including noise and fire limitations.
PREMISE CONDITION AND CLEANLINESS: The tenants agree to leave
the premise in a clean and tidy condition upon vacating, with all fittings and chattels in their original condition and position at the beginning of stay. Tenants are to advise the Property Manager of any damage or disrepair within 24 hours of this occurring. Any damage repairs or excessive cleaning that is attributable to the tenants stay will be paid for by the tenants.
FIRES: The tenants agree not to allow any candles, open fires or similar burn unsupervised within the premise. No open fires are permitted outside at any time. Barbeque facilities may be provided and used in a safe manner.
RUBBISH DISPOSAL: The tenants agree to contain all their rubbish in the bins provided. Tenants are responsible for the putting out and collection of the bins where their stay coincides with collection days. Your collection day is: Friday AM, Bins should be put out on Thursday night
KEYS: At the end of the agreed tenancy, tenants agree to lock the premise, close all windows and return any keys to the Property Manager. Any lost or damaged keys will be replaced at the tenant’s expense.
TENNANT ACCOUNTABILITY: The tenants responsible for making the booking is responsible for all actions of those visiting the property as well as those staying overnight. Owners reserve the request and receive details of those who have entered the property in the event of complaints or damage to the property
TERMINATION OF ACCOMMODATION: If tenants are found to have contravened any of the above Code of Conduct responsibilities a verbal warning will be issued. If the contravention is not rectified immediately the accommodation booking may be terminated with 2 hours’ notice at the Property Manager’s discretion. No refunds will be made.
SMOKING: There is no smoking inside the house, we will provide smokers facilities outside. Evidence of smoking inside will result in a $1000 sanitisation fee.
PETS: Pets are not allowed on the property at any time
Limit of Liability
Our maximum liability for losses you suffer as a result of us acting in breach of this Booking Contract is strictly limited to the amounts received by us in relation to your Booking. We shall not be liable for any losses which are not a foreseeable consequence of us breaching this Booking Contract. Losses are foreseeable where they could be contemplated by you and us at the time your Booking is confirmed by us.
Your Booking is made as a consumer for the purpose of a holiday and you acknowledge that we will not be liable for any business losses whatsoever suffered or incurred by you. For the avoidance of doubt, Moody Waters shall not be liable to you or responsible for:
- any issue between you and us regarding the Booking;
- any failure in relation to any payments due to the failure of a payment solution provided by a third party; and
- the rejection of any payment of yours by a third party payment solution provider.
This does not exclude or limit in any way our liability for death or personal injury caused by our negligence or for fraudulent misrepresentation; or for any matter for which it would be illegal for us to exclude or limit, or attempt to exclude or limit, our liability.
