--The cottage is fully self-contained, with a well-equipped kitchen opening onto a comfortably furnished dining/lounge area, and three bedrooms each with two King Singles, accommodating up to 6 adults; or, alternatively, 3 KING SIZE BEDS CAN BE MADE UP FOR 3 COUPLES.

--This property is more like an adult retreat, rather than a family holiday home; the bungalow is well suited to couples, groups of up to six people, which may include infants up to 12 months or children 15 years or older. Due to the nature of the property, with high retaining walls and multi-level landscaping, it is not suitable for children under 15 years old.

--Yalgardup Creek Short-stay Accommodation Margaret River is ideally located at the rear of a semi-rural property in a peaceful residential neighbourhood, on a quiet, wooded street near the edge of town.

--Conveniently located just 2.5 km by car from the main street in Margaret River--a fifteen minute walk, or 5 minute bike ride.

--The coastal town of Prevelly with its glorious beaches and cafes is only a seven minute drive away.

--National Parks, Karri forests, walking and cycling trails, vineyards, surf breaks and main street shopping are all easily accessible by car, bicycle or on foot.

--The modern bathroom and separate WC are immediately next door, accessed via the private courtyard.

--There is a private outdoor barbecue area in the front of the unit, with an electric barbecue, a large wooden table and benches seating at least 6 people.

--The cottage has its own entrance with off-road parking, and is offered good privacy from the main house due to its location at the rear of a large, half acre block.

--The outlook is towards fruit trees, small sheds, and a well-tended garden.

--Upon arrival we are happy to provide recommendations for places to eat, shop, and explore, or to give directions if required. Beyond that, we place a high value on privacy for our guests and for ourselves.

--Once we have welcomed you, checked you into the cottage, and made sure you have everything you need, you are free to come and go without further interaction with your hosts.

--In the event of a late arrival arrangements can be made to leave a key and directions to the cottage in a locked key safe. In this case we may arrange to meet you in the morning to ensure you have everything you need.

--There are clearly marked boundaries, with the rear of the property made available for the use of guests, and the front of the property reserved for the exclusive use of the owners, who reside here full time.

--Having said that, of course we are available if needed in an emergency, or if anything needs special attention during your stay.

--There is always someone residing in the main house to ensure that the property is well-managed and that our guests are properly looked after.

--Yalgardup Creek is named after the winter creek which lies at the bottom of the valley about 100 metres from the front gate; the creek flows for several months of the year from August to October, depending on the annual rainfall.

--There is abundant bird life year round, including parrots, cockatoos, wrens, magpies and hawks circling overhead. Ducks and waterfowl may be seen on the nearby natural wetland pond in winter.

--Margaret River is serviced by buses running daily to and from Perth, and by private plane.

--There is no public transport in Margaret River as such, although there are several taxi operators in town.

--Local transport is generally by car, bicycle or walking.

--Car rentals are available in town.

--Bicycle rentals for road cycling and/or off-road cycling/mountain biking are also available in town.

--Surfing lessons and equipment are readily available.

--Numerous tours of the area, in four wheel drives or small buses, are very popular with visitors.

--Laundry facilities are not provided, although there is a small clothesline available for outdoor drying of towels, bathing suits etc. There is a laundromat 2 kms away on the main street of town.

--It should be noted that there is no Wi-Fi available and mobile phone reception may sometimes be somewhat limited inside the bungalow; mobile reception in the courtyard is fine. However, if you put your mobile phone on the window sill and set it up as a mobile hotspot or use a portable wireless modem there is usually sufficient coverage to use your computer and receive emails etc.

--The unit is self-serviced; for stays of longer than one week, fresh linens and towels will be provided on a weekly basis.

--No parties or events--no loud noise or outdoor activities before 9am or after 9pm.

--Check-in is after 2pm, and check-out at 11am. These times may be varied by prior arrangement.

--No smoking indoors.

--No wood fires of any kind, at any time of year, anywhere on the property, due to the high risk of bush fires locally.

--No candles to be used anywhere on the property.

--Very sorry, no pets allowed, the property is not suitable.

--Regrettably, we cannot accept children over the age of 12 months, or under the age of 15 years; again, the property is not suitable.

Highly recommended, And has enough space to comfortably house (Not just sleep) up to 6 adults easily. Lovely garden and private outdoor entertaining area as well.

Rated 5 out of 5 by from The perfect family get away This house was exactly what we needed to host our winter break. A clean, cosy and comfortable house, well equipped kitchen and living room, within a short ride to the main street of Margaret River. Everything you need is where expected, fresh flowers and greetings, and Lance is always available when needed. Thank you so much Lance and Kim for your warm hospitality. We had an enjoyable stay and will definitely return next holiday to Margaret River

Rated 5 out of 5 by from Warm, cosy, comfortable and relaxing.... This little cottage has been tastefully decorated, the beds are fantastic with quality linen and duvets, the dining/living room catches the morning sun and lots of little personal touches abound....throw rugs, homemade cookies, and some breakfast provisions too. We found the location, just out of town, quiet and peaceful. Being a midwinter stay it was wonderful how warm and cosy the cottage was, and the bathrobes were very much appreciated for the dash to the bathroom. Lance and Kym are fabulous hosts who will go above and beyond to make your stay comfortable - they even kindly loaned us warm jackets when our luggage failed to arrive from Sydney!
