The heart of Kookaburra Lodge is the vast open plan living, dining and kitchen area which opens up through two sets of bifold doors onto a large outdoor covered verandah with a gas bbq/grill, outdoor fireplace, dining table and relaxing armchairs to savour the view.
In the living room there is an open wood fireplace to enjoy log fires in the winter months.The house is well insulated and designed for cross ventilation to keep the house pleasantly cool all summer.
The outdoor table comfortably seats 8 for relaxing on beautiful evenings and admiring the panoramic view of the sea and Mount Duckworth in the distance.
Kookaburra Lodge will comfortably accommodate up to 8 people in 4 bedrooms, 2 with ensuites and a further large bathroom with shower and jacuzzi bath and another separate toilet. Three bedrooms Master, Studio and Bedroom 2 have queen size beds and the fourth has a double. All have high quality mattresses and linen. All bedrooms are equipped with ceiling fans and reverse cycle aircon units. The Master bedroom has large patio doors opening onto the verandah, offering beautiful views from this romantic bedroom with ensuite and dressing room.
There is a large laundry with washer and dryer and a study with library overlooking the garden.
The large Studio bedroom is reached by the verandah and has its own sofa, TV, Playstation and outdoor seating area, perfect for older children who like their own area or couples wanting more privacy. It also has reverse cycle aircon and ceiling fan.
You will find many quiet seating areas to escape to through out the property, sit in the adirondack chairs and watch the sunsets and sunrise, enjoy a coffee or glass of red while surrounded by native Australian bushland and stunning views.
There are open tread stairs leading to the verandah from the garden and a wrap around verandah with open wire balustrade so care must be taken with young children.
LOCAL ACTIVITIES: You will be spoilt for choice when it comes to entertainment and leisure. Australia's best surfing beaches are less than 5 minutes away where you can surf, stroll or swim.
Alternatively you could head into Dunsborough,Yallingup or Margaret River for coffee or to browse in the many boutique shops and galleries.
If wineries and restaurants are more your thing then you will find many world class restaurants and wineries along Caves Road which contribute to making this region internationally famous for high quality wine and food.The Studio Restaurant and Gallery voted Best Country Restaurant in Western Australia three times is a short drive away on Marrinup Drive.
You are also a short walk away from the popular Yallingup Bread Bakery where you can buy delicious freshly-baked sourdough bread right from the oven or take a short stroll from the house to Petra Olive farm, which has an impressive array of Olive Oils, and other mouthwatering Deli products at their local farm shop.
Conditions of Stay
Check in time is 2PM and check out time is strictly 10AM unless otherwise arranged with the owner.
Our house is in a beautiful, tranquil area and to maintain this tranquility we do not accept large groups of adults, bookings for parties, functions or weddings, and strictly NO LEAVERS' bookings are accepted.
Local caretakers are vigilant and have been instructed to close down any large unauthorised gathering of people at a property, and guests will be asked to vacate within 24 hours.
A 50 percent nonrefundable deposit is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions. If this did happen we would try to re-let the property for the booked dates and if successful return your deposit in full.
Balance of the rental amount must be received in full 28 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re-let it.
A Security Bond is payable one week before arrival. The bond will be refunded within 7 days in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared etc.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most guests will respect our property but the occasional abuse requires that we state the following conditions.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.
Damage, Breakages, Theft and loss are the tenants responsibility during their stay any breakages will be taken from the damage deposit / bond and if greater than this amount then you will be liable for this.
Departure - the property should be left in a similar state to its condition on arrival. It just be left clean and tidy, all rubbish and food removed and placed in the bins at the end of the drive. If you used the BBQ please clean this too and laid all dirty dishes in the dishwasher and switch on. There is no need to strip the beds as this will be done for you after check out. Check-out time is strictly 10:00 am at the latest, to allow time to prepare property for next any incoming guests.
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of damage deposit/ bond.
There is a strict NO SMOKING policy- No smoking is allowed at all on the premises please.
No fires can be lit during the fire season. Please check with the City of Bussleton when these are in operation as dates are subject to change. Generally from November to May there must be no open fires or bonfires.
Sadly pets are not allowed due to the high number of kangaroos on the property.
Loss - the owners take no responsibility for the tenant's personal property.
Bed linen and towel and kitchen tea towels are provided one bath towel per person. No beach towels are provided.
Variations to these conditions may only be made by prior arrangements with the owner in writing.
