Situated in the hamlet of Upcott and within close proximity of the villages of Georgeham and Braunton, this beautiful, character property has been lovingly renovated to provide spacious and luxurious accommodation near to many of North Devon's finest beaches.

The whole property is available to rent during the main summer period (sleeping up to 8). Out of season the attached 2 bedroom annexe is available for up to 4 people - see Long Cottage - Sleeps 4.

The main living accommodation comprises a lovely sitting room with feature log burner (not in use), comfortable seating for 8 and a Smart TV. A large, modern, yet traditional kitchen/dining room offers plenty of space and facilities to cook up a feast with the Rangemaster, American style fridge freezer, dishwasher, tv and breakfast bar. There is a large dining table seating 8. Steps lead down to a utility room with washing machine and tumble dryer and room for storing coats, shoes and wellie boots! From here, a hallway leads to the annexe section which comprises a newly refurbished kitchen/dining/living room with comfortable seating for 4, dining table and chairs for 4 and a small, well equipped kitchen with oven, hob and dishwasher.

Upstairs there are 4 bedrooms, a Master room with super king size bed and en-suite shower room, Bedroom 2 with zip and link beds and en-suite bathroom, bedroom 3 with zip and link beds and bedroom 4 with a king size bed.

Outside you are treated to a lovely landscaped lawned garden with patio area and table and chairs for al-fresco dining. The driveway is gated and offers parking for 5-6 vehicles.

Just a short drive gives you access to many sandy beaches including Putsborough, Croyde, Saunton and Woolacombe. Many countryside and coastal walks can be enjoyed from this property.

BOOKING INFORMATION
Please note that you are booking via an external channel and not directly through Ocean Cottages, therefore any information not provided directly from Ocean Cottages cannot be fully relied upon and pricing may differ. Please check payment and cancellation terms prior to confirming your booking.

There is a refundable security deposit of £200 payable with the final balance (not applicable to Airbnb bookings) - please note this will not be shown in the total cost of the booking on the summary screen. The security deposit is refunded within 14 days of departure (subject to satisfactory property inspection).

Full payment is due if arrival is within 10 weeks. For bookings made 10+ weeks in advance a deposit of 50% plus the £60 non-refundable booking fee is due. The final balance and security deposit (if applicable) is payable 8 weeks prior to arrival.

For Bookings confirmed with VRBO, Ocean Cottages will take your payment prior to confirming your booking, this could be up to 72 hours after receiving your confirmation from VRBO. If we are unable to accept your booking, we will contact you as soon as possible. Airbnb take payment on our behalf and pay us after your stay, they will confirm the dates and amounts due when you make your booking.

It is not possible to add any extras when booking via VRBO/Airbnb and therefore the costs of any extras will not be included within the price shown, extras must be requested and paid for directly with Ocean Cottages.
