Villa with direct lake access, hot tub, swimming pools, tennis & restaurant

This recently completed 4-bed detached property is a stunning example of modern architecture combining latest technology with all the benefits of residing in a gated community. Offering an on-site Spa facility, Indoor and Outdoor Swimming Pools and children's Playgrounds, Restaurant and Nature Reserve including access to the lakes for canoeing/kayaking.

Accommodation includes:
Ground Floor
An open plan living, dining room, and kitchen. There is a separate W.C. cloak room hallway and utility.

The dining area can comfortably seat eight giving way to the living area with a log burning stove which enjoys south facing views across the lake. Fully glazed rear and side sliding doors lead onto the rear decking with outdoor table and chairs and BBQ.

First floor
To the first floor, you will find a two en-suite double bedrooms, another double bedroom and a child’s bunk room that sleeps 4. You also have a family bathroom. The property is best suited to 6 adults and 4 children. The bunk beds are not suitable for adults sleeping at the top.

Roof Terrace
The roof terrace is accessed from the second-floor landing with electrically operating roof light providing a recently installed hot tub which is available for guests but does have an additional charge

All guests will have complimentary access to two outdoor and one indoor heated swimming pools. A sauna and steam room and an eco pool ( only during warmer months ). Bath Towels and bed linen provided for the house but please bring your own pool towels. A travel cot, high chair and child gates are available within the property. Please advise at time of booking. WiFi included. As well as Smart TV with access to Netflix, Amazon Prime etc. Two parking spaces to be found to the front of the property.

The lower mill estate is primarily a family focused environment and unfortunately I cannot accept any hen or stag parties.
Property is subject to a £500 Refundable Damage Deposit, due prior to arrival.

Changeover Day – Flexible.

Please be aware that there is still some building and construction work taking place on Minety Lake although not close to our property. However, no building work takes place on the weekends. Please feel free to contact us to discuss any aspect of the building works.

Best girls’ weekend away
We had such a wonderful weekend here. The property is gorgeous, well decorated and immaculate. The setting is second to none and you could easily and happily spend the entire break on site. Alternatively it’s a short drive to charming Cirencester and the chocolate box beauty of the Cotswolds. Sara is a thoughtful and considerate host who anticipates your needs and does all she can to help make your stay as good as can be. We’re already talking about going back. Thanks Sara

Girls weekend
We stayed in this stunning house for our belated 30th’s and it exceeded all expectations. The house is spacious, well equipped and has gorgeous views across the lake. We were lucky with the weather and managed to make full use of the hot tub and get out on our paddle boards. Communication with Sara was brilliant and we appreciated her recommendations and timely responses. We will hopefully be staying again next year

Great place, great stay
Exactly what it says in the listing and can only re-echo what all the other 5-star reviews have said. Also, though we were here in Mid-August the weather was ‘changeable’ but didn’t realise there was so much to do around the lakes when the weather isn’t what it should be. Fab stylish house with mod cons +. Very happy to come again.

We stayed at lower mill estate hosted by Sara 5 th till 9 th aug, 7 adults and 2 children age 2 and 5. The house was fantastic,fabulous views of the lake,and big enough for us all not to be on top of each other.we all loved it and would love to return at some point ,excellent communication with the host,very helpful and easy check in,thank you Sara for a fantastic break in your lovely home .
