Rose Cottage, Glenbuchat is a well appointed and renovated detached cottage in the eastern side of the Cairngorms National Park. Rose Cottage has been run by the Host as a self catering cottage since 2008. It enjoys lovely expansive views from its elevated location overlooking Glenbuchat and the Ladder Hills. The cottage is all on one level and sleeps up to 4 people. Operating since 2008, the Host has a Short-term Let Licence no. AS 00138F enabling up to 4 persons. EPC rating band D.

Very cosy with efficient central heating and triple glazed windows. The very comfortable accommodation comprises:

Living room - spacious room overlooking garden, including Hwam Wood Burning stove, smart tv, freesat, DVD player, wifi;

Kitchen with dining area with large windows overlooking garden, with good quality appliances (fridge freezer, hob, oven, microwave oven, dishwasher, coffee maker), granite worktops, Occhio downlighting, heated limestone floor;

Bedroom 1 with adjoining dressing room, Superking Vispring pocket sprung mattress, blackout lined curtains;

Bedroom 2 with Superking Vispring pocket sprung mattress (but can be configured as two single beds), blackout lined curtains;

Bathroom - WC, wash basin, heat towel rail, bath with shower;

Front porch;

Rear porch (with table and chairs) and utility cupboard containing washing machine and tumble dryer;

Summer House - in front garden with table and chairs and double doors opening on to gravel area and lovely view of Ben Newe;

Secure cycle store;

Garden to front and rear on either side of access track.

A very cosy Cottage in traditional style in a peaceful location within the Cairngorms National park that has been sympathetically renovated to provide a comfortable accommodation for up to 4 persons.

What makes this property unique

The cottage
The cottage is accessible to the diverse scenic areas within the Cairngorms National Park, yet in a secluded area. It has an elevated position overlooking Glenbuchat and the Ladder Hills. It has a lovely garden front and rear and a Summer House available for guests to use when the weather is fine. The location has diverse wildlife that can be seen from the Cottage itself.

Walking and climbing
The ridge of the Ladder Hills is accessible directly from the Cottage without the need for driving. Ben Newe is close by. The diverse range of walking and climbing opportunities in the Cairngorms National Park are generally within 30 to 90 minutes’ drive from the Cottage.

Mountain biking and Cycling
Mountain biking is available in the local area but there are several excellent facilities within an easy drive

There are specific facilities in Aberdeenshire and purpose built trails are available in the Glenlivet estate (about 45 minutes by car on the other side of the Ladder Hills from Glenbuchat).

Whisky
Scotland is malt whisky country and many distilleries offer guided tours and tasting sessions. The world renowned Royal Lochnagar Distillery in Crathie, the Glenfiddich Distillery in Dufftown and the Tomintoul  Glenlivet Distillery in Ballindalloch are under an hour’s drive away.

The NorthEast Coast
A trip to the coast is definitely worth considering - just over an hour to the nearest coastal areas. Aberdeenshire has a long and very diverse coastal region with distinctive villages and beautiful sandy beaches.

Castles and historic buildings
A large number of castles are dotted about the North East of Scotland.
