As you follow the country lanes through Oxfordshire you get a real sense of the rural setting for this lovely barn. Although just a short distance from the village of Leafield and the popular Cotswold town of Burford, Oak Tree Cottage has a feeling of peace. Surrounded by open countryside with distant views and vast skies this is the perfect Cotswold escape.

Oak Tree Cottage sleeps four guests and as you approach along the driveway, forms the right-hand side of the barn. The traditional, country-style interior is warm and homely and the original oak beams can be seen throughout. The ground floor is open plan in style with a cosy living area, dining area with double doors to the exterior courtyard and a well-equipped kitchen space. The living area has two comfy sofas, a smart TV and plenty of information, maps, and guidebooks on the local area. Windows give natural light and the triangular spaces, possibly former owl holes, in the barn walls have been glazed and retained as part of the original structure.

The staircase splits left and right leading to two bedrooms, both with timber ceilings and wooden beams. One bedroom has an ensuite bathroom and a large deep-set window where you can perch and contemplate the sheep. The second bedroom has one Velux window, complete with blinds to ensure no early sunrise alarm calls and there's a further shower room.

Outside there is a gravel courtyard with a garden table and chairs, here you can sit and relax with your morning coffee as you listen to the sounds of the countryside and admire the wonderful sunsets.

*Dogs: 1 well-behaved dog welcome at the cottage at an additional cost each. Please let us know if you will be bringing a dog and we will then revise your booking confirmation. The pet fee is NOT included in your booking fee. A request for an additional fee per pet will be sent to you after you have placed your booking. Your pet fee must be paid for before your arrival date.

Ground Floor

Utility Room:
The entrance door opens into a handy utility room with coat hooks and space for muddy wellies, there's also a washer-dryer and cleaning products and it's a good spot for drying off doggies.


Living Room:
This cosy, intimate space has two comfy two-seater sofas, a smart TV and plenty of information and guidebooks for planning your Cotswold adventures. The original oak beams contribute to the warmth and character of this traditional stone barn.

Dining Area:
Enjoy convivial meals around the wooden dining table which is set in front of double doors facing out to the gravel courtyard and sheep field beyond.

Kitchen:
The compact but well-equipped kitchen has everything you need to be completely self-contained. Alongside an electric oven and hob, there's a free-standing fridge-freezer, dishwasher, and plenty of bakeware.

First Floor

The stairs rise from the ground floor splitting both right and left to the two bedrooms.

Bedroom One:
This front-facing bedroom features original oak beams and a wooden ceiling. The super-king size bed (can be twin beds on request) faces the deep window which is the perfect place to perch and watch the sheep playing in the field beyond. There's a hanging rail for clothes and a bedside table with a reading lamp.

En-suite:
Bedroom one has a compact en-suite tucked away with a bathtub and handheld shower, hand basin and W.C there's also a light and shaving point. The room is kept toasty with a heated towel rail.

Bedroom Two:
The rear bedroom is a charming, beamed room with a high ceiling and a Velux window (with blinds to ensure no rude awakenings when the sun rises). There's a standard double bed, bedside tables and reading lamps and a built-in wardrobe with hanging space.

Shower Room:
At the top of the stairs, just before the door to the bedroom, you'll find a shower room with a step-in shower cubicle, hand basin, mirror with shaver point and light and a heated towel rail.

Outside

Surrounded by the open countryside this is a peaceful and calm retreat. King John's Barn overlooks green fields, often filled with sheep, and is the perfect place to escape the hubbub of daily life. Oak Tree Cottage has a gravel courtyard to the front of the property with a garden table and chairs. Relax with your morning coffee with just the sheep for company or enjoy alfresco dining and the fabulous sunsets.

A real reteeat
I stayed at Oak Tree Cottage while building work was being carried out on my home . It was a real haven . The Cottage is warm and peaceful . I had everything I needed. My daughter joined me for a few days and the accommodation worked really well with each bedroom having its own bathroom . I live in the village so am probably biased about the area but there is plenty to do within a short drive including The Fox .

Really enjoyed our anniversary break and we had wonderful weather. Cottage is very cosy and has everything you need for a comfortable stay. Ideally situated for great days out. The Fox in Leafield was absolutely delicious and very friendly staff.
