About this property

Perfect for Wedding, Retreat, Workshop or Family Reunion

Three unique homes on Spring Haven Farm. Each with a fully equipped kitchen, bath, living room, dining room and deck. Also, BBQ grill available on each deck. One home is the Manor House, like an Olde English Country Home, a bit formal, yet country (sleeps 10) The next is HB1, a warmly and attractively converted horsebarn. HB1 is unique and interesting and just waiting for the child or cowhand in each of us (sleeps 6). The third is HB2, the other half of the HorseBarn, slightly larger than HB1, and sleeps up to 8 people.

Guests in the homes can enjoy walking several acres of grounds and visiting on each other's "property"; Rental of upper pasture for activities, or events additional. or See detailed photos of all VRBO.com properties on Spring Haven Farm, 885789, 910663 and 1048741 if you have less than 14 in your party. This is a perfect small, quiet working farm available for weddings that do not use amplified music, wedding block rooms for out of town visitors, family reunions, boy and girl scout trips, Sunday School, church groups, workshops, and business retreats. Why get cooped up in a motel room when you can enjoy the great outdoors and the joys of nature.



We also remind you that you are responsible for your guests' behavior. Please make them aware of the house rules and that any children must be accompanied by an adult when outside; especially near the 16 foot deep Iris Pond.
HOUSE RULES
* Please leave the house as you found it. For example, if you move furniture, bedding, cookware, etc please put it back. Otherwise there will be a $100/hour labor charge, with a minimum of $300.
* Please leave the key where you found it.
* Smoking is NOT permitted indoors. However, it is allowed outside as long as butts are policed and fowl will not eat them.
* We are on a septic system so, please put only liquids down the sink drains and flush nothing but toilet paper down the toilet.
* This is a certified “Virginia Green” establishment and we offer the option of re-cycling. If you choose to do so, use a separate garbage bag for re-cyclables, eg. plastic, glass, cans, cardboard.
* To help conserve energy, when you go out, please turn down the heat. In summer, turn off the air-conditioners.
* Please respect our neighbors and the privacy of other visitors to the property and avoid noisy activities.
* Please do not feed anything to the sheep.
* If music is used it must be acoustic and the Culpeper County noise ordinance requires a 10 pm cut off for outside noisy activities.

Additional guests must be approved by us. We aren't talking about people coming for just a few minutes to meet up to go somewhere else, for example. Additional guest are people coming to spend the afternoon or share a meal with you. There have been times when visitors took advantage and had large, noisy parties, so we cannot discriminate and must ask all guests:
How many additional guests? Adults and/or children?
How many additional cars will be on the property?
How long do you expect your guests to be with you? Specific times would be appreciated, or a good approximation.

If there is a change of plans and you wish to have your guests stay with you overnight, we would appreciate payment for all by 3pm of the day of the stay-over. They would be charged at a rate of $28/person - children over 3 years of age are charged at the adult rate in the Manor House.

We respect our guests' privacy and will leave you alone to enjoy yourself. You may see us coming and going or engaged in the on-going work around the place.

Somewhat Adequate
OK. This property does not sleep the amount of people that they advertise, not with any amount of privacy and/ or comfort. In fact, it is three, unconnected properties; The Manor House sleeps 6, and two of people will have no privacy as their sleeping area ( not a bedroom) is connected to the dinning room and sitting room. No wall, no door, just a curtain. You could probably cram some kids in the common areas on cots, but that is not suitable for adults. So really the Manor House sleeps 4. Then there is HB1 and HB2. Converted barns. Not connected to each other. One bedroom each. Yeah, you can roll out the cots and sleeping bags for kids, but if your talking adults, its two. Bathrooms are all small, dated, poorly constructed and maintained. Lots of hidden fees and rules: Firewood for the house is extra, firewood for the fire pit is extra. Lots of little signs posted about dont do this or dont do that. You get what you get with this place: an old farm house and converted barn that you pay too much for. They should reduce their fees. Our group did have a good time, but only because two couples dropped out and the rest are old friends. I would not recommend this place, especially for the money they are charging.

Fun getaway with the family
Our family had a summer weekend stay and had a great time. The amenities and description were pretty accurate and upon arrival we found things to be clean. Directions to access the buildings were clear and simple. The grounds were very pretty and the kids had a great time playing wiffle ball, running around, and fishing (everyone caught something, how often can you say that?). The houses are all sufficient and it was nice to disconnect a bit (though WiFi was available) and just spend time together. The place has a LOT of rules, and while they were clear, I spent a lot of time micromanaging throughout the weekend to make sure we followed them so we wouldn't lose our security deposit. It took away a bit of the relaxation aspect for me as the organizer, but the requests were reasonable so it didn't seem to dampen anything for others. While this was a bit of a downside, I appreciated the clarity with which things were presented and the quick responses to questions and concerns from the owners. Overall, we had a great stay and had family members saying "Let's do this again next year." I'm not sure I could give a better summation than that sentiment!

While here you will see our ducks, hear our rooster and the sheep will shamelessly beg for food if you go near the pasture. All in good fun. We are very close by, and will respond by text or phone very soon, but will otherwise respect your privacy. Please text only between the hours of 8am and 9pm. Of course, in the event of an emergency, text immediately.

Why they chose this property

There is something for everyone and we are very flexible in how you can use the property. Fishing or sitting around the campfire, visiting the sheep, watching the night sky are all events to be enjoyed. We must be on the property when you schedule fishing or campfire, and those activities must be scheduled and there is a fee for them. $25 for the entire group to fish for 1 hour and $25 for the campfire for the evening including the wood.

Dogs will be accepted on a case by case basis only. We have several large dogs who protect the property so if we do accept a pet, they must be taken out in the upper pasture only and on a leash. Also, must be in a crate when you are not in residence.
