It’s a pleasant 30 minute drive from Volcanoes National Park and a 15 minute drive from the famous Punalu'u Black Sand Beach, where you are almost certain to see turtles up close. It provides a great launch site to explore the hidden treasures of this large island with many variances in topography, weather, and forests.
We’re nestled amongst rolling grasslands, macadamia nut orchards and coffee plantations in the hills above us. This location offers a place free of high risk lava zones, floods, tsunami threats, unsanitary catchment water systems, and high noise and theft rates in resorts. Police and fire are minutes away, and the community is safe with Neighborhood Watch and its own Community Center and Fire Department.

Beyond the pool are the 10th and 11th fairways of a Robert Trent Jones Jr designed 18-hole golf course, and a view of the Pacific Ocean.

HOUSE RULES
1. HI County has recently enacted some very strong laws concerning vacation rentals. These restrictions are not suggestions, but laws, with penalties to owners of $500 - $20,000. No "events" of any kind are permitted, to include family reunions, religious meetings, graduations, weddings, receptions, etc. Plainly stated, no person other than the registered guests are permitted on the property.
2. No pets, smoking, or firearms are permitted anywhere on the property. The credit card used for the rental must be under the name of the guest, and that person must be over 25.
3. Quiet hours are 9pm to 8am. Noise and parking are the major issues with vacation rentals. Parking is restricted to the driveway, none on the street, and limited to 3 vehicles. Because noise complaints may lead to loss of rental permit, noise measuring devices are on the property, active at all times. They do not record human speech, but record all noise and alert the owner and property manager when noise thresholds are exceeded, and sound loud alarms in the home when the high levels exceed a period of three minutes. The noise threshold for the home is set at 70db. A comparison of noise levels in different environments is below:
- 25 feet from road, a passing car is 77db
- Conversation in quiet restaurant is 60db
- Normal conversations in family home is 50db
No one under 18 is permitted in the pool without adult supervision.
