HOUSE RULES:
To comply with local regulations a contract of temporary rental is required to be signed between all guests and the host *
Although most guests understand how temporary rental works; some are quite new to the concept, so I tried to set the below guidance on “House Rules” to align expectations.
Note that there is a local requirement restricting temporary rentals to guest under 25 years of age.
CLEANING:
• This apartment is rented on a temporary basis and is also my home when in Barcelona, please treat the property with care and respect and please keep it clean and ventilated during your stay and before you leave.
• During your stay, we will provide a 1 to 2 hour cleaning service every two weeks or half your stay (depending on the length of your stay). This service is included in the cleaning fee when you book for one month. This service will be charge separately for stays longer than 1 month.
This service is MANDATORY and does not include cleaning/changing of bed linen and towels.
• The final cleaning and linen fee paid by the guest covers for:
1. A thorough professional cleaning of the property at checkout
2. Washing of one set of towels and linen at checkout (additional linen requested by the guest is charged separately)
The cleaning fee DOES NOT cover for stains on floors, carpets, walls, bed, sofa, fabrics of any type, dirty kitchen/kitchenware, dirty oven, stoves, furniture, trash found in the apartment.
Prior to leaving, I kindly ask you to clean and put away any dishes or kitchenware used and put any dirty towels on the bathroom’s sink (the flat is equipped with cleaning items that could be found in the kitchen).
Although these are rarely enforced; extra cleaning fees may be charged by a minimum 50 EUR if the above guideline is not followed.
DURING YOUR STAY:
• Parties, outside visitors, overnight guests, pets are not permitted.
(If a party is reported by neighbours, the buildings administration and/or the police; the reservation will stop with no delay, the guest will be fined with a minimum €400 and will be responsible for any additional fines imposed by the local authorities and/or the administration).
• Changes to the number of guests/names after the reservation has been approved and accepted by the host, are not permitted. Only the guests approved in this reservation can access the property,
• No feminine products and/or any paper in the toilet as they could create serious damages to the water pipes and those of the building, please use the bins provided.
Access to the property will be granted fully to the owner of the reservation and the adult guest added to the Airbnb reservation and contract.
• Quiet after hours apply from 11pm.
• Guests are not allowed to use the property address for correspondence, registrations of any type, deliveries, etc. and according to the building rules are not allowed to use the roof terrace.
• STRICT Non-smoking policy (applicable to the entire flat indoors & outdoors balcony, building entrance, etc.). Additional cleaning due to smoking anywhere in the flat will be charged at a minimum 200€. Note that the apartment has smoke sensors. Penalties imposed by the management of the building from not following this rule will be charged to the guest.
CHECK-IN and CHECK-OUT:
• We appreciate that Check-in and out times agreed are respected.
CHECK-IN
o Check-in time shall be agreed at least 1 week prior to arrival between host and guest. If for any reason the guest is delayed for more than 20 minutes from the agreed check-in time, additional check-in fees will be enforced at a minimum 40€. And additional 40€ fee will be enforced for every additional hour of delay after the agreed check-in time (no fractioning applies and no delayed check-ins are possible after midnight).
o Late Check-ins (after 8pm) may be possible -please ask prior to booking-; additional fees will apply depending on arrival time (from 40€)
o We cannot guarantee a check-in the same day when a guest fails to show for check-in at the agreed time.
o All guests over 17 years of age must share their Passport photo ID to check-in and we require all our guests to provide photos of ID’s via this website the day the booking is accepted by the host.
CHECK-OUT
o Self-checkouts are NOT permitted. We have no availability to perform checkouts before 8am. If you have to check-out before 8am, the host reserves the right to do the checkout the day prior to the reservation ends at a time agreed.
o Late Check-outs without giving advance notice may incur full day charges.
NUMBER OF GUESTS:
- The reservation shall reflect the exact number of guests.
- Every guest shall have an Airbnb account and be added to the reservation of the main guest.
CONTRACT OF TEMPORARY STAY:
Note that in order to fully comply with local legislation on temporary rentals the guest(s) will be required to sign a temporary rental contract at the latest 30 days prior to check-in and/or within one week from the time the contract is submitted by the host for signing.
The contract is a standard template for temporary rentals in Spain and will state clearly the nature of the temporary stay which could be for vacation, recreational, leisure purposes (i.e. to attend an event), to work remotely, etc.
For the purposes of filling up that contract, the guests shall provide within 24hs from the time of the booking, the following information and documentation:
1) Valid PASSPORT and ID photos of all guests
2) Validated current and permanent address with documentation that proves it (service bill, bank statement, etc.). Also, telephone number & email.
3) Reason/Nature of the temporary stay (Copies of the return flight tickets of all guests must also be provided which are attached to the contract to prove the nature of the temporary stay).
4) Proof of employment (i.e. contract, last three payslips, deeds of company, last income tax return, LinkedIn profile, etc.)
Guests should review the contract within 48 hours of receipt of the full terms.
*The host reserves the right to ask for additional documentation as necessary to prove the above and reserves the right to not sign the contract and not host the guest if documentation is insufficient, not satisfactory, not provided within the timeline or could be deemed to be false. This also applies even if the reservation has been accepted.
IMPORTANT INFORMATION ABOUT THE COST & SECURITY DEPOSIT FOR UTILITY BILLS (Electricity, Water, Hot Water, Gas):
The average responsible monthly cost for utilities (Electricity, Water, Hot Water, Gas) is 150€ and your booking price includes consumption up to this amount (150EUR total).
Additional electricity, gas and water could be charged to the guest on a usage basis for any amount in excess of 150€ monthly.
We will collect at the latest 7 days prior to check-in a security deposit that will be equivalent to 300€ per each month of your booking. This deposit is collected and refunded exclusively via the Airbnb Resolution centre and could be used in the unlikely scenario that your monthly consumption exceeds 150€. The deposit will be refunded after final consumptions are calculated and at the latest 15 working days after checkout.
REFUNDABLE PAYMENT DEPOSIT
Applies as stated in the add.
ACCESS TO THE PROPERTY:
- The guest is obliged to the extent necessary to give the landlord or the landlord’s representative access to the property for inspection purposes.
- The guest is obliged to give the landlord or others access to the property to the extent necessary for the carrying out of maintenance, or other works that must be undertaken in order to prevent damage to the rented property concerned or to the remainder of the property or its security
- The guest shall be notified in reasonable time (at least 24hs) prior to inspection or maintenance work. The provisions of the first sentence shall not apply if such measures are necessary in order to prevent damage to the rented property concerned or to the remainder of the property, and it is not possible to notify the guest or when notified, the guest does not respond in a period of 24hs since the initial notification.
My aim is that you have a 5-star experience, be understanding and offer you when possible a maximum level of flexibility for all types of needs and special requests. Please let us know with no delay if anything is damaged, not working or broken. Our maintenance personnel and/or insurance will strive fix it wit no delay.
