The Ferns is a newly decorated, bright, ground floor self catering apartment in the heart of the Irvine Valley. Featuring an open living plan area with fully equipped kitchen and tv with Roku stick, a large double bedroom with reading nook and dedicated workspace area, a laundry room with washing machine, a bright, fresh bathroom with electric shower and a shared garden to the rear. Off street parking for one car is also available. Max 2 well behaved pets welcome.

THE SPACE:
The Ferns has been fully renovated and is a bright, airy apartment despite it's size. The open plan living area spans the full width of the front of the property and the bedroom spans the full width at the rear. Nestled in the middle is the hallway which leads to the bathroom and to the laundry room.

KITCHEN:
The kitchen is fully equipped with an electric oven, electric hob, microwave, toaster, kettle and fridge. There is a range of pots, pans, baking trays, utensils, cutlery, crockery and glassware to cover most needs.

LIVING AREA:
The living area has a 32 inch tv equipped with a Roku stick so you can watch all your usual streaming subscriptions (you will need your own streaming accounts) or you can watch the inbuilt freeview channels. There are blankets to snuggle up in if you fancy a cosy movie evening and a sideboard houses a few fun games you are welcome to play along with a bluetooth speaker.

There's a fold down table and 2 stools where you can enjoy your own home cooked meals with perhaps a nice glass of chilled wine.

HEATING:
The apartment is heated by gas central heating and via a Nest thermostat which is located in the lounge area so you can be in control of the temperature of the apartment. Fibre broadband means that streaming movies, music or games is a breeze.

BEDROOM:
Enjoy a peaceful night's sleep in the spacious bedroom which overlooks the rear garden. The double bed is equipped with a 1000 pocket sprung encapsulated foam top mattress and 600 thread count Egyptian Cotton bedding. Extra pillows are stored in the ottoman and thermal blackout curtains ensure you wont be woken up by the sunshine. A nightstand at either side of the bed is provided along with some hot water bottles, phone chargers and a hairdryer. There are bedside lamps and mood lighting strips if you enjoy relaxing in bed with a book. A double wardrobe with hangers and drawers gives you somewhere to store your clothing and a large 8ft x 4ft mirror throws light around the room. There's a reading nook with comfortable chair, footstool and a few good books to get you started along with a foldaway desk, chair and some basic stationary if you need to do any last minute work.

BEDROOM:
The bathroom is located in the centre of the apartment and has an electric shower and ample shelving for your own toiletries. Shampoo, conditioner and shower gel are provided along with bath towels, hand towels and face cloths. A separate laundry room houses a washing machine, clothes dryer, iron, ironing board and vacuum cleaner as well as somewhere to hang your coats and store muddy shoes.

GARDEN:
The garden is to the rear of the property and has a washing line you are welcome to use, a little peace garden under the bedroom window you can use for reflection and a lawn to the rear along with a small bistro seating set. Please note that the garden is shared with the apartment upstairs.

PARKING:
There is ample on-street parking available outside the apartment but if you prefer, parking is available at the bottom of the driveway next door. This driveway is owned by my dad. Access is needed to the building at the top of the driveway so please park tucked in to the gable end of the little white house at the front as much as possible so that access is still available for cars driving up to the building at the top.

PETS:
Well behaved pets permitted by request. Please note that no pet care items are provided at the apartment so please bring your pet's own bedding, towels and bowls. You are welcome to use the garden for dogs but please be aware that the garden is shared with the apartment upstairs who owns a cat. If bringing pets, please be mindful of the cat potentially being outside before letting any pets run loose as she is very frightened of dogs. If she is outside then the door of the apartment upstairs will be wide open for her to run back inside. So it's nice and easy to know if she's around or not! Please be considerate and pick up any dog toilet mess.

Unfortunately the apartment is unsuitable for very small children who may spill things.

GUEST ACCESS:
The entire apartment is yours for the duration of your stay with self check in via a smart lock. The communal entryway from the street to the apartment front door is shared access with the flat upstairs as is the rear garden.

OTHER THINGS TO NOTE:
Please note that the apartment is situated on the main road of the village. A video doorbell is located on the outside door of the apartment. There are no security cameras or listening devices (Alexa/Google Home) located inside the apartment.

Hi I'm Hazel! Ihave owned "The Ferns" since 2007. Although it didn't have a name back then, this was added once I spotted just how many ferns kept popping up unannounced in the garden!

I currently live in Greenwich (if you watch Eastenders you'll see my house right at the start of the titles near the o2!) where I live very happily with my lovely husband Patrick & Indy, the world's fluffiest kitty cat.

As my parents still live next door & are getting older, I visit often, using "The Ferns" as my base whilst I'm here. This puts me in the unique position of furnishing, supplying and testing everything I look for in a self-catering apartment and making sure it's available here.

I am a massive nerd and love learning new skills, cycling & rock climbing & am one of those odd people who find a great deal of pleasure in organising cupboards and paperwork!

Why they chose this property

Built in 1910 from local red sandstone, this little flat has been a part of my life since 1980 when I moved to Darvel as a 1yr old and grew up next door to this apartment. In 2007 I had the opportunity to purchase it and jumped at the chance. In 2022/23 it received a total remodel - the tiny back bathroom and poky bedroom was knocked into one bright room, the bathroom was moved into the centre of the property and the 1 metre wide kitchen was opened up into the lounge. My dad still lives in the black and white cottage next door and my brother lives in the apartment upstairs so it still remains very much a part of all our family's lives.

What makes this property unique

It's taken almost a full 12 months to completely renovate The Ferns and to furnish it exactly the way I imagined it would look. I've repurposed furniture and bought locally or from small businesses as much as possible and I think the unique decor and style really suits this bright little apartment.
