Situated between Umbria and Tuscany, between Rome and Florence, on a mountain overlooking the Val di Chiana: from Aquapendente in Lazio to Città della Pieve in Umbria, to Cortona in Tuscany; from Lake Trasimeno in Umbria to Lake Chiusi in Tuscany. 15 km from the motorway, 12 km from the Chiusi railway station, this property is a mountain on one side towards the Nestore Valley, on the other towards the next hill; from the top towards Po' del Vento it overlooks the Val di Chiana with its procession of lakes mountains and villages around, sunny all day long, at sunset you can admire the sun sce descending behind the mountains beyond the valley. There is table tennis, table football, a playground and a heated swimming pool. The property includes a fitness trail with 17 exercises and 11 pieces of equipment, two ponds, one a little larger and the other a little smaller, 20 km of internal trails; a heated Jacuzzi for 6 persons, a bocce court at the guesthouse. A room full of toys and board games for all ages, trekking poles, fishing rods.
A simple and comfortable late 19th-century hunting lodge on two large levels, surrounded by woods and forests, with views over the Val di Chiana and the surrounding villages and hills: Città della Pieve, Montepulciano, Chiusi, Cortona, Lake Trasimeno. A few minutes from Paciano and Moiano.
A typical Tuscan house made of stone and wood, simply furnished, Po' del Vento 3 is on the ground floor overlooking the swimming pool and the valley and surroundings already mentioned, with a wrought-iron patio with a table for six with 2 benches and 2 chairs, 4 sunbeds, 1 deckchair and 1 barbecue.

The covered veranda leads to a bright living-dining room with two comfortable sofas, small tables, lamp, chessboard; a table for six, a sideboard.
A door leads to the small fully equipped kitchen with refrigerator with freezer, induction hob with oven, toaster, minipimer, microwave; another door leads to a double bedroom. A small hallway leads to the double bedroom and the bathroom with shower. mini HI-FI and radio, Wi-FI, TV-SAT. A door from the hallway connects Po' del Vento 3 with Po' del Vento 2 if you want to rent for 8-9 persons.

From the house you can walk to the swimming pool, right in front of the playground: pendulum swing, 2 swings, duckboard, tunnel, slide...

The breeze cools the day and brings the temperature at night to 20° and 24° C, 68-72F in summer; on the other hand, winter is mild because there is never fog, an ideal microclimate...
The surroundings are true masterpieces. Paciano is a fortified medieval village near the magnificent Renaissance town of Panicale. Chiusi is the city of King Porsenna, with its Etruscan tombs and underground city. Montepulciano, the setting for Twilight II, has the most beautiful wine cellar in the world according to Newsweek. Cortona (under the Tuscan sun) has a splendid museum with the oldest lamp in the world (4th century BC); Castiglione del Lago, on Lake Trasimeno, has a fortress built by Frederick II to be reached through the city walls; there is a lovely weekly open-air market and at Christmas a huge Christmas tree on the lake. A place to admire the sunset is Isola Maggiore to be reached by ferry. Sarteano where a new Etruscan tomb was recently found. Cetona has prehistoric caves and in San Casciano, as in Bagni San Filippo, it is possible to bathe in natural thermal springs in summer and winter. Chianciano and San Casciano have wonderful spas.
The regional capital is also wonderful: Perugia and its secret Rocca Paolina.
There is still much to see: Arezzo with its beautiful antique markets on the first Sunday of every month, Siena and of course Assisi with its two churches lined up one above the other dedicated to St Francis.
If you are staying more than a week, don't miss the Marmore Falls, the highest in Europe, and the Frasassi Caves, the most beautiful cave I have ever seen in my life.
If you want to take a train from Chiusi, you can easily reach Florence and Rome in about an hour in summer.
On the estate we have many species of wildlife: foxes, roe deer, hedgehogs, porcupines, wild boars, hares, squirrels and fireflies in June and July. Hawks often hover above us. A family of barn owls is often seen at night. Robin, jay, hoopoe, green woodpecker, bee-eater and other birds are regular visitors. Pheasants are often released here.
Spring is the flower season and continues into autumn with violets, wildflowers, sunflowers and cyclamens. From late September to early November, many species of mushrooms can be found.
For a unique experience, you can participate in the olive harvest in the last week of October.
At night, do not miss the spectacle of the dark sky crowded with stars; you can often see the ISS or the STAR LINK with the naked eye.

I think I have been very lucky: I was born in Sicily, I have lived in Rome, I have a house in Milan as in Rome and this beautiful property in Umbria which I love to share with my guests because it is truly unique: very large on a hill overlooking the Val di Chiana in Tuscany and the Val di Nestore in Umbria and also the Sibillini Mountains in Marche and a glimpse of Lazio in the midst of woods and olive groves, very close to many places of cultural and scenic interest.

Why they chose this property

My grandfather, returning from Africa, after World War II, was looking for a property near Rome and finding this oasis of peace and beauty. He bought the property as it reminded him of the wide open spaces of Africa.

One will not find the African savannah but hundreds of kilometres of nature dressed with architecture and culture.

I love this place, which lies between two breathtaking regions: Tuscany and Umbria, and adore sharing these beautiful lands with my guests.

Because of its proximity to Rome and Florence Miralaghi is the perfect place to live and work.

I lives on the estate most of the year in a another old country house. It is always a pleasure for me to invite my guests for evening drinks.

In the evenings I take delight in sitting on the stair of my home while chatting with my sons and admiring the star studded sky.

What makes this property unique

If you are coming to Po' del Vento 3 after a midnight outing you will see a sparkling sky which will seem to embrace you while there is silence and tranquillity all around you.

Live these astonishing moments and keep sleep at bay while in the distance the bark of a dog which captures your ears is barely audible. These are magic moments which will come to your mind once you are back home

The place is unique, the air clean fills you with energy, and the silence is only broken by the chirping of birds.

A gentle breeze always blows in summer day and night and it is never too hot at night as temperature falls to between 20 and 24 degrees.

Spend the day in total relaxation at the heated swimming pool, in the garden watching hawks flying playfully in the wind or doing activities such as fishing in the fish pond, fitness trails in the forest or hiking along the 20 kilometers scenic paths.

This area also has many theaters as well as cinemas while during summer cultural, historical, traditional events, festivals, music concerts, parades etc. are recurrently held.
a gentle breeze refreche the air and keep it dry so when in winter the valley is foggy and cold, Miralaghi has a temperature higher by about 3 to 7 degrees and you can see the hills around as an archipelago in a sea of clouds.

The opposite in summer time: lower than the valley from 3 to 8 degrees.

There is a good energy here. Really healthy: there are billions of square meters of leaves that clean the air.

If you come during winter- either in summer :-) you can go to spend the day or in the evening at the Spa or to the natural thermal springs in San Casciano, Chianciano or Bagni San Filippo or simply spoend some time in our Jacuzzi.

Take the train to Rome or Florence and you will reach them in about one hour forty minutes/ 2 hours.
As around 40% of the architectural beauty of Italy is found in these areas you should visit the nearby towns such as Pienza ( UNESCO inheritage of humanity.
