Located next to the Balboa Village/Old Town Balboa, this oceanfront unit sits on the boardwalk, right in front of Balboa Park's expansive grassy field, with the warm sand and sparkling blue Pacific down the sloping shoreline, just beyond. Guests must walk that short distance to catch a view of the nearby ocean. Due to the original 1910 construction, the characteristics of this property are charming, but still small by modern standards: the floors are slanted and the walls are thin. This property has been priced accordingly for the budget-minded traveler.

DISCLOSURE: While the location is prime, and we can ensure the cleanliness and functionality of the property - including the health and safety of our guests - the general appearance, condition and furnishings of this unit would be considered "basic" or "below average."
Here's what you'll find:

LIVING/DINING AREA:
- Sectional leather sofa
- TV (streaming only - no cable)
- Dining table w/ seating for 4

KITCHEN:
- Fully stocked w/ dishes, utensils, cookware, bakeware
- Major appliances (no dishwasher); small appliances
- Side table w/ seating for 2
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (coffee filters, napkins, plastic wrap, etc.)

BEDROOM #1:
- Full/twin bunk bed set
- The only access door to the unit's bathroom
- The only access door to the unit's second bedroom

BEDROOM #2:
- 1 King bed

EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 1 twin trifold floor mat (best suited for children) along with extra linens/pillows are provided. A twin rollaway bed can be rented in lieu of the mat, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

BATHROOM:
- Step-in shower
- Accessed only through the bunk bedroom - plan accordingly!

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

OUTDOOR LIVING:
- Beachfront patio - shared with the other unit, however, each unit has their own designated spaces, including their own picnic table and BBQ grill areas. A planter w/ screens discreetly divides the two areas.
- Rear private patio w/ seating; laundry shed; large trash cans

ALSO INCLUDED:

- ceiling fans throughout; heating
- 4 low-profile beach chairs; hair dryer; iron/ironing board
- starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with personal toiletries)

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.

LAUNDRY:
Shared facilities are located in the rear patio shed. Guests must provide their own supplies.

PARKING:
- There is no parking on-site at the unit, however, there is a reserved parking space next to the former Balboa Arcade, just three short blocks from the unit.
- The parking space accommodates sedans and SUVs, but long trucks may not fit.
- General neighborhood street parking can also be utilized, both meter and non-meter, along with the many City kiosk pay-to-park lots in the surrounding area.

LOCATION:
- Unit is within immediate walking-distance to beaches, restaurants, bars, the Balboa Island Ferry, the Catalina Flyer, shopping and fun in the Balboa Village area.
- Depending on weather conditions, there are times when this property is within the general sound range of the flight path of departures from John Wayne Airport, which begins at 7 a.m. and ends at 10 p.m.

ALSO:
The adjacent 2 bedroom/1 bath unit can also be rented simultaneously, when available. Have even more in your family? There is an additional vintage cottage just behind, on the other side of the rear locked gate: Downstairs unit: 2 bedrooms/1 bath. Family groups only, please. There is an adjoining gate that can be unlocked to provide full access on the "compound." See separate listings for each unit or call our office for details.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, and portable high chairs, jogger strollers, twin rollaway beds, etc. Contact us for more information!

PETS:
Dogs are considered. # of pets, size and breed restrictions apply. Approval by Manager is required, and a non-refundable pet fee will be assessed.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Great location!
We really loved the location of this property, always great to stay right on the beach. I’d recommend bringing an eye mask, however, if sleeping in the dark is your thing. The blinds are very thin and the neighbor has their outdoor lights on all night. Also, bring your own bath towels as theirs are like sand paper. You are paying for location here, not top notch quality. We took advantage of the bike rentals which was perfect as we had family staying at various houses on the boardwalk. Overall, I’d recommend, just be prepared for sub par accommodations in an excellent location. The beds were comfortable!

Very outdated. Everything looked old and not kept up with. No pillows on the couch and different chairs than in photo.Walls were all scuffed and badly needed painted. Very small, cramped shower, no towel racks in bathroom ;floors grossly uneven in the kitchen, making the kitchen table slanted and hard too use. Insufficient counter space, only one outlet in the kitchen; no dish strainer drainage pad (had to place towel under the strainer to prevent water from dripping over the counter and to floor). The location was the only really strong point of the beach house. Will not be renting this house again or recommending it unless it goes through some serious updates with the shower and the kitchen as a whole.
