About Tony Gardner
I will reply to every email as soon as I can. I run a 501c3 non profit drug and alcohol recovery center in the Kensington section of Philadelphia. I work 7 days a week and I am not always in front of a computer to reply in a timely manner. I am also a published author. My book is titled Werewolf Island. In my spare time I also run a charity haunted house called Festival of Fears. Over the years we have raised 1000’s of dollars for many local charities. Even with my busy schedule I still try to manage a trip or two with my family to Disney. My favorite park is of course the Magic Kingdom
Why Tony Gardner chose Kissimmee
When I was first shown this property it was love in first sight. This was the perfect size for my family to enjoy our yearly trip to Disney. The fact we could enjoy a nice glass of wine in the hot tub and enjoy the fireworks without the crowds was a huge bonus.

House needed some upgrading
One bedroom the kids did not sleep in because it need to be clean and the television did not work. Television did not work in another bedroom. Shower head was broke in second master bedroom. Wet towels was left in the dryer.
We absolutely loved it!
We all absolutely loved it! It was too big for us but we loved all the space and proximity to the parks. We were able to sit in hot tub watch fireworks at night while sipping wine. This is my fifth visit to Disney did not get this in previous places I booked. We do not use internet much or stay indoors while we are in Disney since there is so much to do out there… but internet connection was fine when kids needed to play games the day we stayed indoors due to the storm. We used kitchen for breakfast most of the time and occasionally for fixing quick late dinners at night. I had everything I need to be able to fix meals. The toaster went bad I was able to go to close by Walmart to get a new one. Oh well. Other than this toaster burnout, I had no problems. The place is close by to so many restaurants and take-out places. We were able to pick up variety cultural foods we are not able to get home. The close by Indian food take-out became my favorite place. Shopping for groceries and items that you may have forgotten to pack is less than a mile away! The area is very quiet and very nicely landscaped & secure. The property management company was very helpful and accommodating!
Thank you for your review. I am glad you enjoyed your stay and hope to see you again soon.
This is unfortunately the worst review I have ever left for a rental home and we have stayed in more than a dozen. I wish this review could be better. There are just too many maintenance items required on this home to list. I was very disappointed for the price paid. We have paid much less for better.
All of the appliances need updating. Towels and sheets need replacing. The mattresses cause pain after a week of sleeping on them. The internet is absolutely horrible. Leave your devices at home as the Wi-Fi is extremely slow and drops constantly. The TV package is atrocious. No cable; antenna only. At the very minimum one should expect to have the Disney channel for the kids and CNN/Fox for the adults. Black mold in one of the twin bedroom closets. Makes one wonder what else has been painted over. Tiling in need of repair; in some areas they feel like they will break underfoot as they are cracked and shifted, with no adhesive underneath or grout. Entire home is in need of a deep clean; cobwebs and thick dust on ceiling fans, bugs in light fixtures etc. I could go on. When I noted these items I was made to feel like I was in the wrong and everything was fine. This is the first time I was made to feel this way. The property manager seems to have the wrong attitude for this type of business. We asked for a replacement on the pool skimmer as it had many tears in it, which they did finally do, a day later than promised, but the response was that "chlorine does this". Yes, it does, but it then needs to be replaced. It shouldn't take for a guest to say something first.
I held off with my review as upon leaving I sent a message to the owner and property manager detailing where we had left off with things and received no response. We left the home cleaner than when we had arrived.
I would unfortunately not stay again and would not recommend....sorry.
Thank you for your review. I have replied to every email that you sent me, maybe not the same day since I do not have the luxury of being around a computer or internet everyday working 5 five jobs.
“All of the appliances need updating”? How often do you replace the appliances in your house? The house is not that old. The appliances have and do get replaced when they stop working. The dryer and the refrigerator are both less then 5 years old.
As far as the rest of the condition of the house: I am still trying to figure out how it got so bad in such a short amount of time. As explained I was down there the beginning of November shortly after the management company did a deep clean and I have to say it was spotless.
The group who stayed in the villa after we left gave it a 4 star review.
In January the maintenance man in the building I work in stayed there with his family. This guy is Mr. OCD. If there was anything wrong with the villa he would not only have called me. He would have gone down the street to home depot and fixed it while he was there.
After that I had family friends who live not far from the house stay in the house for almost a month while they had some major repairs completed on their home. This woman has OCD about her OCD. Her house is spotless and you could eat off the floors. Again if there were any issues she not only would have told me about them but she or her husband would have cleaned/repaired them. The only thing I heard from her about the villa is that she wanted to buy it.
There was one other group in the villa. Then you checked in. Again I do not understand how the villa could have gotten so bad in such a short amount of time, about two weeks.
Great house and location!!!
Excellent location, I loved the spaciousness of the house and the view of the lake and the fireworks at night ... I recommend it 100%
Thank you. I am glad you enjoyed your stay.
At least we had a roof over our head
This house was run down, wall paper peeling, window blinds were broken, floor was heaved, beds old and uncomfortable. Had to ask property manager for working coffee pot and toaster. The showers felt like pins and needles were hitting you. Charged for heated pool and hot tub but they were never warm enough to use. Do not recommend this property at all.
Thank you for your review. I will work with the management company to resolve whatever issues you had so they will not happen again. I am however confused as to “wallpaper peeling”. All the walls are painted..
Everyone has different comfort levels. For some the beds are too soft and for others they are too hard and others they are perfect. Please bear in mind this is a vacation home and not your personal home so any other bed you sleep in is not what you are used to and may feel different. I am down there several times a year and my family does not have any problem with the beds. That also includes my 80 year old parents. Three of the beds are only 2 years old. Same thing with the showers for some the water pressure is too high and for others not strong enough.
As far as the pool heat. As explained to you by the management company when you were down there and even after you complained to homeaway, unfortunately you were down on a bad week It was below freezing almost every night and it rained most days. With that combination the pool heat could not keep up. However the spa since it has a much smaller volume of water was working fine you just may not have given it enough time to heat up once you turned it on.
Comfortable and cool !!!!
No ice maker and several mattress problems..comfy house otherwise..enjoyed the pool and fireworks nightly..
