This lovely house with around 1500 sqf space has every thing even its own basement which can be used as a separate suite or a third bedroom.

This house has three floors. Living room, kitchen and a powder room are located in the main floor. Two bedrooms and the bathroom are located in the second floor. Laundry room is located in the basement. Basement has lots of space with brand new furniture, a queen size bed and it also has a separate door from inside for more privacy.

There is a Gorgeous view from the living room and master bedroom to the huge back yard with beautiful flowers in spring /summer.

Despite being close to the busy Yonge street, quiet neighbourhood among high class million dollars houses.

This house has just been renovated completely recently. Furnace, Air Conditioner and Hot water tank are also brand new. You still see the great guests reviews even before the renovation.

All furniture, mattresses, UHD smart TV 55” are brand new. There is a queen size bed in the master bedroom, a double size bed in the second bedroom, a queen and double size bed in the basement. Airbeds, floor mattresses are available.

This house is attached to another house which is a bungalow. They are completely independent and no area is shared. House entrance door is separate and private from the backyard.

Unlimited high speed WiFi internet.

The heater and air conditioner for the first floor and the basement are central. The heater in the second floor is electrical baseboards and could be adjusted in each room. The air conditioner in the second floor is portable Air conditioner.

Please abide by the following house rules to help us ensure a premium quality suite, and to ensure you receive your security deposit back:

-QUIET TIME: 11PM to 8AM -- STRICTLY ENFORCED
-CHECKOUT TIME: 11AM sharp, as cleaners arrive
-No shoes while inside suite
-No food/drink in bedroom
-No parties, or outside guests permitted, day or night
-No Smoking, ANY SUBSTANCES, on premises. There is going to be a $2500 charge for cigarette smoke odor removal service.
-No pet due to the allergy. There is going to be a $1000 charge for allergy relief cleaning service.
-No illegal activity, of any kind, on premises
-ABSOLUTELY NO ILLICIT DRUGS on premises
-Not suitable for people with allergies or any special needs
-Leave lights / AC off when you leave the suite each day
-CLOSE WINDOWS/DOORS, when away (weather can damage floors/ furniture)
-No use of back yard is allowed by guests due to the privacy and our own use. You can use it though if you keep quiet and there is no disturbance to the neighbours with the noise and not to get their attention.
-In winter time guest shall keep the backyard patio of the premises free of snow and ice.
-At checkout: Ensure all used dishes & housewares are left clean
-At checkout: Dispose ALL Garbage / empty refrigerator. Garbage bins available in the back yard. Green bin is for food, blue bin is for recycles. Garbage pickup day is on Tuesdays morning. Please make sure the green bin is locked properly to avoid animals attack.
- If anything belonging to the house is missed or broken, you'll get charged. Please use the house stuff with care.

Additional details:
- NOISE: There are other people living in the other house attached and there should not be disturbance to others, as well as neighbours. We want everyone feel comfortable. Strict quiet hours are enforced from11 pm to 8 am.

***Be very mindful of your noise levels when checking in, entering/ leaving the house and at checkout.

-Some neighbours are not comfortable with VRBO / short term stays. As such, please keep discretion and refrain from publicizing your VRBO reservation to avoid 'ruffling features'.

-If there is any issue/damage done not by you, please let us know in the first day of your check in otherwise for any damage, you will be in charge.

-We understand that accidents happen. But we do ask that you please let us know when they do. Chances are we can fix them as effortlessly as possible which also means better chances of having your full security deposit returned too.

-The water/ electricity/ gas/ internet is shared by everyone. Please use them responsibly. If the usage is more than the normal use, then there is going to be an extra charge.

- The Ac/Heater is central in the house and is set to the standard. You are not allowed to change it. Landlord has set it to the standard to be suitable for everyone in the whole property (including the other house).

-The pick time for electricity is from 8:00 am to 7:00 pm weekdays. For weekend and holidays there is no restrictions. I appreciate if you take that into consideration to do laundry, dishwasher and vacuum.

-On occasion, entry into the suite is required for maintenance, service and suite-viewing purposes. 4 hour notice will be provided to our guests unless an emergency matter comes up.

- If guests will be away and not be in the suite for days, they have to notify us when they will leave and when they will come back. In that case no notice will be provided to them for needed maintenance, service and suite-viewing.

- In case guests leave the lights/AC/heater on or have the windows open while not home and we notice them, we will enter the suite to turn the lights/AC/heater off or close the windows.

- No spicy or fish cooking to prevent smell influence to other units.

Towels / Linens / Supplies:
-At the time of check in, you will be provided with clean towels and linens. It is the responsibility of the guest to put them in the laundry located in the basement, at checkout.

-The consumables (such as the toilet paper and cleaning supplies) will be provided before you check in -- enough to start you off (not necessarily enough for entire and longer stays).

-The house is intended for the use of registered guest(s) only. Failure to report unregistered guests will result in additional fees.

Liability:
The guest(s) undertakes to hold the Host harmless against any and all loss, claims, causes of action, demands and/or costs and expenses that may be incurred by the guests in relation to the unit rental. We cannot be responsible for lost or stolen items. Subletting the property is strictly prohibited.
