The Space:
The house comprises of 6 bedrooms (one downstairs, three on the 1st floor, two on the 2nd floor), 2 bathrooms (first & second floors), a modern fully-fitted kitchen with laundry facilities, and a lounge-dining area. The house also has a paved rear patio, which is accessed via the Kitchen.

All hotel-quality bedlinen & towels provided, together with toiletries.

- Lounge & Dining Area:
Comfy sofa with a flatscreen HDTV, free Netflix & catch-up apps, and unlimited superfast fibre Wifi.
The dining area has large family dining table & chairs for when you are dining in - or is a bright area for working from home with your laptop.

- Kitchen:
Our kitchen has a Nespresso machine, kettle, toaster, microwave, gas stove, electric oven, and dishwasher. Cooking utensils, glasses, cutlery, plates etc all provided in the kitchen.

Guest Access:
Parking:
There is free permit parking for one vehicle on the street outside the house. We will register your car ahead of your stay. From 4pm Friday to 10am Monday this is unrestricted and you can park other vehicles without the need for a permit.

Getting Around:
Kippax House is located a 5 minute drive or taxi from Manchester City Centre, and is a a 20-25 minute car journey from Manchester Airport.

Other Things to Note:
Please note this property has a 'Minut' device to monitor temperature, humidity & decibel noise level (without recording audio).

Guests are required to complete an online pre-checkin via our partner ChargeAutomation, which includes ID and selfie verification. This enables us to comply with UK law (Immigration (Hotel Records) Order 1972) and details are retained for 12 months. A web link will be sent to you shortly after your booking is confirmed.

Optional Fees:
We offer, subject to availability, for the following supplements:
Early Checkin – 2pm: £50
Early Checkin – 3pm: £25
Late Checkout – 12pm: £50
Late Checkout – 11am: £25

Any other requests that are earlier (for checkin) or later (for checkout) are subject to availability, and further supplements may apply.
These supplements will be collected via secure card payment through our online pre-checkin on the website ChargeAutomation.
