Podere San Buono is a traditional, Tuscan, country villa situated in a scenic rural position near the hilltown of Montepulciano, surrounded by sweeping views over vineyards and the Valdichiana hills. A former farmhouse dating back to the early 20th century, this two-storey villa has been restored as a comfortable villa with country style, a terraced garden and a panoramic pool. Spanning two levels with three double bedrooms, a living room, kitchen and modern bathrooms, it is ideal for up to six guests. A large lawn, a shaded dining area, olive trees and a variety of Mediterranean plants set the scene for leisurely days in the garden. An elevated pool area offers south-facing views over the rolling hills, while the proximity to Montepulciano and key routes makes it an ideal base for exploring southern Tuscany.

Interior:
The villa has two floors connected by internal and external staircases. GROUND FLOOR – Entrance into a living room with sitting area and satellite TV; fireplace with reading area; dining area connected to the kitchen with direct access to a pergola; bathroom with shower; open-plan double bedroom with French windows and in-room hydromassage tub. FIRST FLOOR – Two double bedrooms with en suite bathrooms (one with shower, one with in-room hydromassage tub below a panoramic window. Laundry room located externally, adjacent to the kitchen.
Park:
The garden extends over approximately 6000 sqm and includes lawns, olive trees, and clusters of rosemary, lavender, broom, and rose bushes. A pergola outside the kitchen is shaded by climbing wisteria and furnished with a dining table and chairs. A portable barbecue is also available. The property is accessed via an iron gate and a short unpaved road (approx. 20 m) leading to a covered parking area for three cars, located a few metres from the house.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The pool is set on a terraced area above the villa, reached via a 30 m stone path. South-facing and open to panoramic views, the pool is rectangular; measures 12 x 5 m with a constant depth of 1.50 m; lined in PVC with terracotta-tiled border; access via four wide steps; chlorine purification system; internal lighting; cold-water outdoor shower. The surrounding area includes sunbeds, umbrellas, and a shaded lounge with table, chairs, and a large sofa beneath a wooden gazebo covered in wisteria and jasmine. The pool is open from the last Saturday in April to the first Saturday in October.
