This is a modern, light filled apartment with off street (front door) parking for two cars. We provide basic breakfast provisions, but you may prefer to sample the goods at one of dozens of local cafes. It will be the perfect soothing space to put up your feet of an evening with all the Smart TV has to offer. (You can log into your own Netflix, Apple TV, Stan, YouTube and more.)
The kitchen is fully equipped and offers a dishwasher, Nespresso pod machine, brand new full sized oven, combined convection/microwave oven and Smeg cooktop (which you will hardly need given your proximity to great dining!)
The two main bedrooms have queen beds with electric blankets, and both rooms are fitted with TV and blackout blinds. The third bedroom is a single and has an electric blanket and screen for streaming. While it is set up more for a young person than an adult, we have hosted plenty of groups of three 'singles'.
Professional linen service and botanical 'paraben free' toiletries and hairdryers are provided. There is a reverse cycle heat pump (heat and aircon) in the main living room, and an ‘ethanol’ fuelled fireplace.
Both the ensuite and main bathroom offer a 'walk in' shower, vanity and toilet, plus IXLtastic fan heaters and heated towel rails. There is a laundry with front loader wm as well as an airer and outdoor clothes line.
An additional toilet/powder room is downstairs.
You will find a collection of tourist information, featuring restaurants, other local attractions, tours and timetables e.g. MONA ferry.
With parking for two cars at the doorstep, the layout is over two levels with three steps at the front door and an internal staircase with rail, to access the bedrooms. The living area faces north, and opens into a private courtyard with a leafy garden. A key safe ensures you can arrive any time and gain entry using the code you will be sent. (For guests going in different directions, simply leave key in the locked safe so you all have access when required.)
I live very close by so only a phone call away if help is needed. Otherwise you are entirely independent.
If you need some grocery shopping done prior to arrival (children/particular dietary requirements), do not hesitate to ask for assistance as we will happily do a “click and collect” from the local supermarket.

The maximum number of authorised house guests at any time is FIVE.
There is NO leeway for having extra guests on-site and this may lead to immediate cancellation of the booking.
The property is comfortably set up for 5 persons and is for the use of registered house guests ONLY (unless otherwise agreed).
Unauthorised overnight visitors will attract a charge of $50 per person/night, payable by the registered guest.
This property is NOT available to locals eg for parties or family events/gatherings/hens/bucks/wedding prep/birthday celebrations. The owner reserves the right to cancel any booking that breaches this condition. The guest will forfeit all payments made, and the visit terminated. Use of a security company (if required) will be at the guests expense.
PIN for key box is for registered house guests only, and not to be shared.
There is a wall mounted outward facing Ring doorbell with inbuilt webcam for security purposes.
If guest profile photo is an animal/cartoon, proper photo ID may be requested to ensure the booking is not for a ‘third party’.
This property is not a party house under ANY circumstances.
Only houseguests in the original booking are to be onsite unless otherwise discussed.
Extra guests (even overnight) are to be paid for.
Only one infant per booking and a portacot is available. Babies are to be counted in the total number.
An Airbnb approved doorbell motion sensor does monitor the front porch for security purposes.
Guests may be CHARGED for towels and face washers stained with make up and other products (tanning lotion, dyes) .
Guests have access to a SmartTV (living room). When logging into your personal streaming services, please also remember to log out of your account to avoid future guests gaining access.
Property has timer controlled heated towel rails. Please DO NOT adjust these from existing settings (6-10am and 6-10pm) or bypass them as the appliances are not designed to run continuously.
