Location, Location, Location. Newly renovated and designer furnished with 3 bedrooms/2 baths + office/den and garage. Less than 2 miles to Siesta Key. Only 2 blocks to Gulf Gate Village with over 100 local restaurants and shops.
The home is light and bright with an open floor plan that flows out to a covered lanai, heated pool, fire pit, outdoor shower, gas grill & outdoor dining and conversation areas.
A large fenced-in yard has plenty of room for dogs to run and play and a 30’+ RV or boat can be stored in the side yard.
Our home has been furnished and accessorized for long-term stays and is ideal for one or two couples and/or extended families. There are multiple conversation and dining areas so people have lots of options for different groupings or private time.
The house has a lot of flexibility and options in regards to sleeping, working, hobbies, conversation and dining areas.
The king & queen bedrooms each have a 40’ Wi-Fi enabled TV. The 3rd bedroom has twin beds (convertible to a King) and the office has a full size sleeper sofa.
There is a 2nd desk in the kitchen area and the large kitchen counter sets up well for projects as does the garage with a 6’ work table and 3 windows for lots of light. There are two outside conversation & dining areas. One on the lanai and the 2nd on the other side of the pool with the grill.
A good size shopping mall is only 4 blocks away. Its anchor stores are Publix Super Market, Bed Bath & Beyond, Marshalls and Ross Stores. Detwiler's Farm Market, Ace Hardware and CVS are less than a 2-minute drive. Costco, Lowes, Target, Kohl's, multiple dining options and I-75 are within a 10 minute drive. Downtown Sarasota and the cultural centers are 15-20 minutes from the house.
There is a 2 month minimum rental for Season 2024; January-February-March and April. Rental's must start on the 1st or 2nd day of the month and end on the last or next to last day of the month.

HOA rules required quite after10 pm. Vehicles over 6,000 Lbs. and RV's cannot be parked on the property. Signs on vehicles must be covered-up.

Great Gulf Gate dog-friendly Ranch
Location location location. Peaceful neighborhood, within blocks of Publix and all of the Gulf Gate shops and restaurants. Two miles over the bridge to Siesta beach. Updated kitchen and baths. Furnishings could be updated, but are functional. Grill and pool work well. Property management was attentive and responded to our needs. Landscape maintenance could be improved. Overall, we enjoyed our stay very much.

The house and property are as pictured and described in the listing. We enjoyed our stay as the house was very well furnished with everything you might need, with just a couple of exceptions. The owner and his handyman were both very friendly and responsive to our needs. We'll stay there again!

My wife Diana and I moved to Siesta Key over 30 years ago retiring from the high paced Tech Industry in New York City. We were city people who loved the beach and Siesta Village had the best of both worlds. Like Manhattan we could walk everywhere and there where plenty good restaurants, music and dancing + the most fabulous beach. Wow how luck we were.

Before my segue into Tech I was an estate planner and before that I managed my families real estate investments. When the financial crisis of 2007 crushed the real-estate market it was a no-brainer for me to start buying rental properties. My intent was to balance my investment portfolio with high quality income producing assets. Diana and I purchased 5 homes between 2008 and 2015. All our homes had to meet the standard of " Would we be comfortable living in this home."

Our last purchase, this home, 6515 Colonial Dr. had to meet a higher standard; " Would we be happy retiring to this property." The house would have to have safe and easy walking and biking to near by restaurants and stores, be less than10 minutes to Siesta Beach, have significant separation between the master suite and guest bedrooms, a large private outdoor living space with a pool, tropical foliage and fruit trees, a great room for large gatherings and multiple conversation, dinning, and work areas. Colonial Dr. had all these attribute. We bought it. And furnished and accessorized it as if we were going to be living there right down to the linen napkins and Cuisinart cookware.

We maintain our rental properties as if we where living in them and would not expect our guest/tenant to live at any less of a standard. I can honestly say in the 13 years we have been doing this business not one of my tenants has ever been without, water electric or AC for more than a few hours.

Why they chose this property

This home was purchased and furnished to meet the needs and live style of extended stay urban couples and extended families. The house provides multiple eating, conversation and work/study areas both inside and outdoors. The location allows for safe & easy walking or bike riding activities so family members are not always dependent on a mutually agreed to activity. Uber/taxi rides are also very reasonable from this centrally located home. There are literally 100's of restaurants and shops within a 10 block radius. Gulf Gate Village shopping is only 2 blocks away. It is less than 5 minutes to Siesta Beach, 5 miles to Sarasota's Cultural Center/Bay Front and 10 miles to the airport.
The house has a 1 car garage and a circle driveway that holds 4-5 cars. There is plenty of street parking. Bus transportation is 2 blocks away.
