Enjoy dipping in the pool & watch the view. This villa is surrounded by a greenery garden and a breathtaking view of the lake. Each bedroom is remarkably large with an ensuite bathroom. This area is fully secured. Every memory spent here is a treasure that will make you come back.

The Space:
This beautiful mountainside property offers a luxurious 3 bedrooms, ensuite bathroom (shower only) for each bedroom. Magnificent location on one of the most beautiful properties around Chapala (Ajijic), here you can relax and enjoy the days by the pool or explore local sites - just a 15 minute walk from Ajijic Downtown.

Our accommodations offer a private kitchen for your exclusive use, along with a fully-equipped shared kitchen that features essential cooking tools, a refrigerator, a stove, and barbecue facilities. Please note that the outdoor kitchen and the solar-heated swimming pool are communal spaces shared with other guests on the estate. Additional amenities include high-speed fiber optic WiFi, and laundry services are available for an extra fee.

There is no washer or dryer in this villa. Although we have a laundry service you can ask the caretaker for this service with the applicable price.
Please note that the suites you will book doesn´t have a private kitchen. The kitchen is next to the pool area, walking on a steep cobblestone road is required to go up and down the property to the kitchen and pool area.

Guest Access:
Arrive at the main gate, input the code to the key box, pick up the controller for the gate, open the gate, park your car in the parking space, and enter the bedroom. Keys for the bedroom will be on the lock of every room.

Please be informed that the jacuzzi is currently out of order and will not be available for use. We apologize for any inconvenience this may cause and appreciate your understanding.

The Neighborhood:
Located near the central part of Ajijic village, just a quick walk 7 min - 10 min to many of the restaurants, shops and services. You are a 15 min walk away from the Ajijic Plaza. One of Ajijic premier mountain estates with breath taking views of the lake! This former luxury residence now provides accommodations for your special getaway or event (Ask for more information). Enjoy the perfect backdrop for a luxurious experience.

Getting Around:
Tour the city by foot, bike or by car. There are a number of car rental places and bike rentals. There is taxi service available as well.

* Reservation Policy: If you do not complete this verification, your reservation will be canceled, and a 7% booking fee will apply. The remaining amount will be refunded. Please complete the verification before your check-in date to avoid automatic cancellation.

To maintain a pleasant environment for all guests, please adhere to the following rules:
* No Smoking: This includes cigarettes, e-cigarettes, and marijuana.
* No Illegal Drugs: Strictly prohibited on the property.
* No Parties or Gatherings: Quiet hours are from 9 PM to 9 AM.
* Guest Limit: Only registered guests are allowed. Extra fees apply for additional guests after the second guest.
* Towels: One set of towels will be provided per registered guest.
* Property Size: Enjoy our spacious property with free parking.
* Pool Access: Open from 9 AM to 9 PM. Please note:
* Maximum of 9 people at the pool at all times.
* The pool is covered at 5 PM; guests are responsible for uncovering and covering it after use.
* Shared Amenities: The pool and common kitchen are shared facilities.
* Entertainment: Smart TV with streaming channels available (no cable TV). Guests must use their own accounts.
* Cooking Essentials: Salt, pepper, cooking oil, and cookware are provided.

Accessibility
* Location: Rooms are at the highest point of the property; it takes about 1-2 minutes to walk to the pool area, which involves stair climbing.
* Mobility: The cobblestone pathways and stairs may pose challenges for wheelchair users or those with mobility difficulties.

Nature Considerations
* Insects: Depending on the season, you may encounter bugs like mosquitoes and bees. We recommend using insect repellent and keeping doors and windows closed during peak times.

Kitchen Facilities
* The suite features a private kitchen for your convenience, alongside a shared kitchen in the pool area for communal dining experiences.

Caretaker
* A caretaker resides on the estate to assist with property maintenance and ensure your comfort. Their quarters are situated away from guest accommodations for your privacy.

Pool Information
* Please note that the jacuzzi is currently not operational. The pool is solar-heated, and water temperature may vary due to weather conditions.

Child Safety
* Children: This property is not suitable for children due to the presence of dogs and hazardous plants. Parents or guardians must supervise children at all times.

Pets
* No Pets Allowed: Pets are not permitted. If you have a service dog, please inform property management in advance for assistance.

Water Safety
* Tap Water: Tap water is not potable; it is for cleaning, brushing teeth, and bathing only.
