During the Coachella, Stagecoach, and Desert Trip festivals, the cleaning fee is $400 and the damage deposit is $2000. You will be charged the difference after you book.
CHECK-IN AND CHECK OUT
Check-in is after 4 PM local time, and check-out is no later than 11 AM. We rarely grant early check-ins and checkouts only because we are fully booked. The cleaners will need all the time in between to properly prepare the house for you and the next guests.
If you notice we actually have an open day before or after you may then request a different time, but please check our Airbnb calendar first and make arrangements ahead of time. *** Additional fee may be applied***
THE KEY TO THE HOUSE
Our house has keyless locks, which allow our guests to access the premises using an individualized ACCESS CODE available to each guest 2 days prior to their arrival. We will provide you with this code prior to check-in, making it a much smoother and easier process when you arrive home.

PARKING
The home comes with 4 private parking spots. Additional vehicles should be parked directly in front of the rental property.
PESTS
We are in the desert, so there is a possibility to run into our local pests and critters. Please help us keep the home and yards pest-free by keeping all exterior doors and screen-less windows always closed and cleaning up trash from outside.

Guests will have entire use of the home and property except for the garage

POOL & SPA
- Pool heating is available for an extra fee of $75/night. 85-degree max.
- Spa only for $ 25 per day available at any temperature.
- Please note that heating costs can only be charged for the entire trip and paid before your check-in. Please let us know if you would like to arrange for pool heating ahead of time so we can ensure it is heated for your arrival.
Maintenance:
Please be aware
--The landscaper comes every Thursday 12 pm-3 pm.
--Pool cleanup/maintenance is done every Monday and Friday between 8 am- 2 pm.
--There is one camera on the property which covers the driveway and another ring doorbell camera that covers the front walkway.

**PLEASE READ**
CHECK-IN TIME: 3:00 PM / CHECK-OUT TIME: 11:00 AM Standard check-in time is 3:00 PM on every reservation. An additional charge may be added for any unauthorized early check-in / late check-outs ($100 per hour).
The maximum number of guests allowable to stay overnight is limited to 14. If any unauthorized extra guests are not included in your original booking, your stay will be terminated with no refunds. We reserve the right to allow or not allow visitors. Prior to inviting visitors, please check with the host to get approval first. Extra guests must abide by the same check-in and check-out times as the original guest that books,3 pm check-in time and 11 am check-out time.
NO third-party bookings. The person who books must be the person who checks in first.
EARLY DEPARTURE/EVICTION POLICY: NO REFUNDS for early departure and/or eviction in any circumstance.
LATE DEPARTURE WITHOUT APPROVAL: If you have not vacated the premises by 11:00 am without prior approval for a later check-out time, you will be charged $100 per hour.
POOL & SPA HEAT FEE:
Pool heat is optional and costs $75 per day for pool heat 85-degree max. Pool heat is recommended from October to April. Heating costs can only be charged for the entire trip. Please let us know if you would like to arrange for pool heating ahead of time so we can ensure it is heated for your arrival.
Spa heating costs $ 25 per day. Available at any temperature.
PLEASE NOTE: It is important to turn the spa heat off after use as the pool will not heat if the spa is on. If the spa is left on overnight the pool could lose a lot of heat, depending on the time of the year, and will take quite a bit of time to re-heat.
EXCESS TRASH: There will be an extra $150 cleaning fee applied for silly string mess, glitter mess, confetti, water balloon trash, or any small particle trash left behind that is time-consuming to pick up and or clean.
NO SMOKING POLICY: The indoors of our property is non-smoking. There will be an extra cleaning fee added for non-compliance up to $500. Smoking is permitted outside only with kitchen sliders, doors, and windows all closed.
NOISE DISTURBANCES: City fines for noise after 10 pm start at $1,000.
Please be respectful of all neighbors. Noise travels easily and we require that our guests be respectful of the full-time residents that live nearby. Quiet time is from 10:00 pm - 8:00 am. If we receive any complaints, we will attempt to contact you once to request that you reduce the level of noise. If the noise continues you will be asked to vacate the property immediately without any refund. You will be held responsible for any citations issued.
WEATHER CONDITIONS: We are located in the desert. Guests are responsible for checking driving and weather forecasts in preparation for desert conditions at various times of the year, including, but not limited to fog, wind, rain, etc. We do not issue refunds due to weather conditions, rolling blackouts, air conditioning issues due to extreme temperatures, road closures, driver's abilities, or vehicle limitations.
PERSONAL BELONGINGS: We are not responsible for any personal belongings left behind. If you leave something behind, we are happy to ship it to you if you can provide a label and mailing instructions along with providing insurance on any item that you want to be shipped back. We are not responsible for any item we ship to you that does not make it to its destination. Any item over 5lbs will have to be picked up by you.
THEFT OR DAMAGE - In the event of theft from or damage to the property caused during your stay, you authorize the owners upon inspection, to charge your credit card for up to $5,000 to cover repair or replacement of property.
***Absolutely no parties. Please treat our home with respect. It is our vacation home too! The number of guests in your reservation is the maximum number of guests allowed at any time. ***
***Per City ordinance, music outdoors must be played via cell phone or laptop level, and quiet outdoor hours after 10 pm***
RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT. Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates, and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys' fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. All the homes are privately owned; the owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. If you leave any items behind, we will not be responsible for the item(s) and we will not responsible to ship them to you. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
