Every lakeside window spans gorgeous views of Province Lake and the surrounding mountains. The home sleeps 8 comfortably with main level master and 2 more upstairs bedrooms all with comfortable queen beds. Full 1st floor bath with a 3rd Jack n Jill bath on the 3rd level. Basement houses a 3rd full bath with walk-in shower. Can accommodate up to 10 people for an added nightly fee.

Walk-in, private beach area allows children and adults to enter safely. 2 lounge chairs available at the end of the dock to enjoy the beautiful scenery.

Private, off-road driveway allows for more than 6 vehicles. Our street is a dead-end with only residents driving by and an occasional person walking or running with their dog or children.

For Guest safety and Owner assurance for a great experience for all parties:
1) Please provide the City & State of residence where the Guest and rental party are traveling from along with ages and the relationship to Guest
2) Guest agreement that you've read and all in party will follow house rules
3) Guest understands that the inability to provide the above risks forfeiture of booking request and/or any subsequent reservation at no financial risk to the Owner within provided Owner and platform cancellation policies

House Rules
Attachment accompanies Short Term Rental Lease Agreement between Guest and Owner. Breaking of any rules is subject to forfeiture of entire stay and any monies paid. Please initial each page at the bottom in addition to signing on the last page and return to Owner as agreement to the following:

General Rules:
• Quiet hours are 10pm to 8am daily. Please do not disturb the neighbors or our quiet lake. Guest must be at least 26 years of age to rent and/or stay at the property
• No pets allowed unless previously agreed in writing. NO parties of any kind are ever allowed. Breaking any rules will forfeit your occupancy and all rents paid
• No smoking or vaping of any kind in or on the property is allowed and will forfeit your occupancy and all rents paid
• No drug use or any illegal activity in or on the property is allowed and will forfeit your occupancy and all rents paid
• No oil, non-solidifying grease or foods are allowed down the sink or toilet drains. The septic system cannot withstand anything abnormal into it
• AT NO TIME IS ANYTHING OTHER THAN SINGLE-PLY TOILET PAPER ALLOWED DOWN ANY OF THE 3 TOILETS
• It is best to scatter water usage (shower, washer, washing dishes) so to not overload the pipes and septic system
• The town requires recyclables to be divided separately from trash. There are 3 bins on the porch; one for paper/cardboard, one for glass/plastic, and one for cans
• Leave the upstairs gas fireplace wall switch (outside kitchen doorway) ALWAYS in the on/up position. Basement gas stove is not for Guest usage and is non-functional
• Furniture is never to be moved and cameras are not to be tampered with
• The room at the bottom of the basement stairs and the shed are off-limits to any Guest or visitor

• Owner must be notified of any additional guests to the reservation
• Strict enforcement of $100.00 per person, per night for each guest above 8, even if they are added after checking in.

On the Premises:
• Guest recognizes that security cameras exist only on the property perimeter

Kitchen Area:
• No oil, grease or foods are allowed down the sink or toilet drains. Liquids and non-solidifying fluids only go down the drain. Any septic system cannot withstand anything abnormal into it or it could fail
• We have a beautiful antique kitchen sink BUT it is porcelain and glass breaks or shatters very easily on the surface. Use caution when handling breakables or washing dishes and glasses in or around the kitchen sink • Do NOT immerse the air fryer basket into a sink full of water when cleaning
• Please limit constant running water! When washing dishes, fill a bowl or pan with hot soapy water and a soapy sponge or dish rag and rinse multiple pieces all at once rather than using a brush and running it constantly while cleaning a whole kitchen’s worth of dishes. The septic system does not like this either
• Please use hot pads for the kitchen counters, island and dining room table when handling hot pots and pans. Always use cutting boards on kitchen counters, island or dining room table
• Microwave is available for use but beware it runs VERY hot and warms quicker than other microwaves. I have used the baked potato or popcorn settings and ended up with burnt popcorn and inedible rock hard potatoes instead
• We recommend bringing and using paper plates and plastic silverware whenever possible. It allows less time cleaning up and much more time for enjoyment

General Interior:
• No candles are to be left lit or used unless constantly and properly attended
• Any spills should be cleaned up and washed immediately
• Coasters are provided and should be used on any indoor wooden surface, nightstand or table (except kitchen island/counters)
• No bleach or phosphorus-based products! This will damage any septic system or private well not to mention, it is VERY bad for any lake to have these chemicals go into the ground as over time this causes big lake water issues. We are very protective of our lake and its beauty and love the resources it provides us and we all want to preserve this and it starts with each individual
• Cleaning products are located within the laundry room on the white shelf. Please use as needed
• Brooms and vacuums are provided. A vacuum (larger basement closet) with re-usable allergy-safe/bagless water basin and a smaller hand vac (in laundry room next to the wooden chest just inside the pocket door) are for use. A broom and dustpan are in the upstairs closet next to the main bath. Please use as necessary as things get very sandy at any lake house with a nice beach area
• When showering or using the washing machine, please do not use everything at the same time and one right after another. It is best to scatter the water usage so to not overload the pipes and septic system
• The Apple TV in the living room and the Xbox in the basement are for your use and pleasure. Please log in with your own personal credentials, or use your own games to begin playing/watching with any

Mary is originally from Illinois, but her heart has lived in New England for the past 30yrs. Mark is a native to the Boston area. Both husband and wife love the NH White Mountains and found this dream house not long ago and would now like for others to enjoy it as much they do! It is well equipped for any need and is as much fun in the summer as it is in the winter. If you love being outdoors and in the secluded woods, this is the place for you. We hope to make long time friends with our guests and look forward to having them return for many years to come.

Why they chose this property

It is a special, very private and relaxing setting where the whole family can relax, spread out and decompress from life. Mountain and lake views. Close to hiking, climbing and skiing. Quiet, dead-end, private association road. Snowmobile trails a short ride from the front door, one quiet road away. Sunrises and sunsets are to die for!

What makes this property unique

We had seen very few properties with not only private beach and lakefront access but also one that had mountains surrounding it. This house has it all!
