This space is a very unique two story loft featuring an open floor plan, 18' ceilings, downtown view and many custom finish out details. This space is also known to have the best downtown view from any shower in Dallas...so if that is important look no further! There is a walk in closet off the second level bathroom and large three door closet on the first level. The island kitchen is massive and provides a great dining or work space. There is also a smaller desk area that provides a great laptop work area. There is a 55" 4K Smart TV located in the living area on the first level. 2) NO PARTIES OF ANY KIND. This include kids parties, bachelor/bachelorette etc. $250 Fine
3) STRICT QUIET HOURS 10:00 pm-7:00 am. $250
4) NO LATE CHECK OUT. Starting at 11:15am it is $40 every 30 minutes
5) PARKING in unassigned spaces is prohibited for anyone. Additional guest vehicles must park off premise on adjacent streets. $250 Fine. Towing Enforced
6) Maximum occupancy is must be observed. All guests names and phone numbers must be disclosed to host through Airbnb message app.
7) Extra Guest fee $40 per person per night. Extra guests must be approved by host.
8) From 10:00 pm-7:00 am guests cannot exceed the maximum occupancy stated on their booking.
9) Excessively dirty unit is additional cleaning fee of $75 i.e excessive trash or dirty cookware or dirty walls/floor or drink spills or stained linens/towels
10) Cannot book on behalf of someone else and must stay overnight at the unit
11) The guest who booked must be present at check-in or have management approval to authorize someone else
11) No Pets. $250 Fine. For pet friendly units please inquire with management.
12) No commercial uses without prior host approval i.e. photo shoots, videography. Approved on case by case basis. Subject to commercial booking fees
13) Must have a valid working phone number listed on the booking
14) Locals (Dallas county or any adjacent county) and guests with no reviews must contact host before booking
15) All guest must follow city and state laws i.e. public intoxication, pet waste clean up
15) Any complaint communicated to Airbnb or the host regarding the condition of the unit/contents is also deemed authorization by the guest to allow a host representative to enter the unit and remedy the problem
Any rules violation is grounds for immediate termination of the booking without refund.
Guests of a terminated booking must leave the property immediately and are considered trespassing.
