Hi, and welcome to my site. I've been a Tucson since 1970 , when I left my childhood home in Chicago and came out here to go to the U of A. I bought this house when my daughter was born. It was a one bedroom, 2 bath home that was just sitting on the market waiting for someone to turn her into a family home. So as a real estate broker and general contractor I put my resources to work and 18 years later I completed the various remodels and additions that you see today. My daughters grown and living in Seattle today working for Microsoft, after she became a second generation U of A graduate. And me?? I'm still designing and remodeling homes in the Tucson area. Doing as much traveling as I can afford and enjoying life in the old Pueblo.

Why David Karmel chose
As I had mentioned...18 years to complete the house. Now it wasn't always a construction site, but there were 3 major remodels and additions not to mention numerous face lifts. As a contractor I would build custom homes and remodels from vintage old homes to modern classics in the foothills. Every time I built something that was really fun, new and exciting, I'd end up duplicating it at my house. As I built the family dynamics changed. I became a single dad when my daughter was very young. and as she got older we needed more space between us, especially during those teen years; thus the 2nd master suite on the other end of the house. The kitchen was designed by me to be able to cook and entertain at the same time. I have owned a couple of restaurants in the Tucson area over the years and enjoy cooking and entertaining....a well thought out kitchen is what has evolved. The yard was designed around the mesquite trees. When I laid out the pool, the pool builder wanted me to remove all of the trees. He said that they would present a problem with cleaning and maintenance over the was he ever right. But the beauty, coolness and accompanying plantings have thrived in this beautiful tranquil oasis.
What makes this House unique
The setting is not to be outdone. In the middle of a large mesquite bosque, located at the end of two roads, you'll feel like you've hit the trails end. The house affords the ability to have a large family get together with plenty of parking, plenty of private areas to get away, 3 and half baths with 150 gallons of hot water for all those showers,, dishes and clothes that will be in a park like setting in the desert. Indoor and an outdoor jetted tubs provide a spa like retreat.

River View Estates is a really nice, big house. Our adult children and grands enjoyed the pool and the neighborhood. One comment to David, the owner, consider changing one of the double bed bedrooms to twin single beds. Much more flexible. Has the Emu hatched yet?

We rented the house for our annual 9 person family gathering. It was as expected and we enjoyed ourselves. We were there in Mid Feb and got hit with a once in a lifetime snow storm (2 Inches). This restricted our activities but we still enjoyed our stay.
I am glad that in spite of your weather issues you were still able to enjoy your stay. As with all who expect perfect weather in Tucson, we are experiencing major weather changes throughout the world. Tucson remains a wonderful place to visit regardless of the weather. As for us locals, the snow was an outrageously beautiful event. Posing with the family in front of snow capped saguaros would have been an awesome memory... Hope you got that shot!!
Great house for big groups
Overall, we had a great experience at David’s house. The spacious home worked out great for 7 adults and 2 children (4 groups including immediate family and extended family). The 4 bedrooms (including 2 master suites) and 3.5 baths made it very comfortable. We were impressed with the kitchen; there were plenty of dishes, cookware and utensils to make cooking meals easy. We were also thoroughly surprised with the staple condiments available to use, which made it less painful on the pocketbook when stocking up at the grocery store. We had plenty of trash bags, paper towel, and dish soap, but the toilet paper did run low at the end of our trip (we had to share 3 rolls between the 4 bathrooms). Having the outdoor grill made it nice for grilling meat and veggies.
The house is located at the end of a road, in a quiet neighborhood, so lots of privacy and peacefulness. The downside is, if you have a lot of obligations (we were in town for a family member’s wedding) closer to the city center of Tucson, it will take you a good 30 minutes to get anywhere, even with no traffic. There’s plenty of parking out front, so that made it easy for our group, and if we had a family member over for a quick visit.
The pool was a great amenity, especially with the warm weather. My 4-year-old nephew loved it. The only downside to the outdoor pool was that it was the time of the year for the Mesquite trees to start dropping their flowers. We loved the shade from the trees, but all the pool skimming in the world wouldn’t keep it clean, because the minute there was a slight breeze…more of the flowers would drop in and they love to float on the surface and stick to your skin. But overall, we enjoyed our pool time.
The only one negative thing was that the towels had a strong cologne smell to them, I was tempted to wash them again, but we didn’t have time to wash towels all weekend. My cousin thought that the towels he was using had a musty smell, which also isn’t pleasant. I have to say that there were plenty of towels, so we didn’t run out, but if they just smelled fresher/clean, it would have made our visit 5 stars. My sister-in-law made use of the clothes steamer, and she said it worked wonderful, while my cousin who didn’t realize there was a steamer, used the iron and noticed that some yellow substance streaked out of the iron (so maybe it needs some decalcification??).
Overall, the spacious home was a good fit for our large group and we enjoyed our family time.

We reserved this property to attend my daughters graduation at the University of Arizona. This house was perfect for our large family of 10. All equipment was truly state of the art with all amenities provided. Will definitely recommend again.

The property fitted our needs perfectly. Our whole family was in town for a wedding - eight adults with three couples and two singles. Four bedrooms plus a sleeping loft and 3-1/2 baths meant everyone had a comfortable bed and no fighting over sinks and showers. There is plenty of living space, including a large kitchen open to a TV room with ample seating. We comfortably accommodated as many as six people cooking & prepping in the kitchen at one time. The large, walled-in and private, backyard and pool area had multiple tables and seating for a dozen or so. The large hot tub (attached to the pool via a small waterfall) was a major hit, especially after dinner as the temperature started to drop.

I love the fact the the spirit of the house and all it's amenities lives on with today's guests. I enjoyed my years there and I am thrilled to read that families continue to enjoy the work that I spent making this house a home
