HOUSE RULES This is a non-smoking house. Please respect this. Pets are not allowed. Please respect this. We provide beach towels and bamboo mats for the beach. Please do not take bath towels to the beach. If you finish a staple, like sugar or laundry soap, please consider replacing it. Feel free to use the gas grill on the deck. Do not move the gas grill into the house to duck out of the rain. Hibachis or grills of any kind that burn charcoal or wood are absolutely forbidden on the wooden decks. When you turn off the grill, please also turn off the valve on the propane tank. Please also remember to clean the grill when you are done using it. Please rinse sand off of bathing suits and towels before you put them in the washing machine. There is a tub and hose for this purpose in front of the house. There is a footpath to Town Cove at the bottom of the driveway. If you decide to walk to the water (morning dips are delicious) please use our path and our beachfront. We have about 110 feet of frontage. Do NOT walk on the neighbor’s lawn or use the sandy beach to the left of the path and the rope. That beach belongs to the neighbor. Note: There are lots of little crabs, sharp shell shards and pebbles at the waterfront. We recommend you wear foot protection. The bushes and shrubs beyond the deck are in a protected wetland area. Please do not cut or damage any of these plants. On the other hand, feel free to eat the wild blue berries and black berries that are around the property if they are ripe during your visit. By the way, do not dig clams or pick oysters without a permit. You will be fined. If you are sandy when you return from a beach, please rinse off before going in the house. There is an outdoor shower behind the house and a hose in front of the house for this purpose. Similarly, please leave beach toys (buckets, shovels, etc) on the porch unless you rinse them first. When you leave, please strip the beds you used and start a load of laundry with the linens. Our housekeeper has only a couple of hours to turn over the house for the next renter. If you don’t at least get the linens in the wash before you leave, the housekeeper may not have time to do all the laundry. Please do not leave air conditioners running when you are not in the house. Similarly, there is a ceiling fan in the screened-in porch. Please do not forget to turn it off when you leave the porch. The control for the porch fan is in the bedroom, next to the sliding door. The controls for the ceiling fans in the main room are at the top of the stairs. Open the door to the stairs, look up and to the right, and you will see two round switches. These are the fan switches. We have Wi Fi. The router is: beachhouse. The password is: Orleans 1234 We provide nicer serving platters, bowls and the like than most other landlords. If you break something, please tell us. Our neighbors who share the driveway have kids and a dog. Please drive slowly to and from our house. The storage room adjacent to both the upstairs bathroom and the master bedroom is locked and not for tenant use. Similarly, the garage is not for tenant use, except to access circuit breakers. In the event you trip a breaker, enter the garage by the door next to the lower level bathroom. The breakers are on the rear wall immediately to your left. Please do not use the fireplace in the living room. Please take out the recycling and trash and deposit them in the bins provided in time for the posted pick-ups. It’s terribly unfair to the next renter to fill the bins just as you leave. We hope you enjoy your time here.

Orleans Rental 2019
This rental suited our family needs. We have a handicap family member, mostly using a walker and wheelchair. The only issue handicap-wise, is that the toilet on the main floor is not chair height. It is lower than he was used to, but there was a grab bar which was very helpful.
The place was beautiful and Ruth is so easy to work with. She is very communicative and helpful. She even left us a bottle of wine to start our vacation with! We would definitely stay here again. Orleans is a lovely area!
Our family stayed that this property for a couple of days! It was a beautiful house, great location!!! Ruth was very nice and easy to contact! I would definitely stay at this property again if we are back in the area. A+++

This house is very nice I would recommend it. There is plenty of room to invite friends and the greatroom area is spacious. It’s a very private location and super close to all the beaches. We enjoyed our stay very much.

Great open living space and rear decks, close to Nauset Beach!
We had a lot of fun being able to cook and hang out in the living area without feeling crammed in, loved the open living concept, full of breeze and light. We also enjoyed the exterior decks, grilling, sitting inside the screened porch for dinner, and even using the lower rear deck for a yoga session in the morning. Overall, the house is very comfortable and welcoming for a large group of people. We also enjoyed the location of the house and its proximity to Nauset Beach. We brought our own bikes and were able bike to the beach in 15 mins. Most of the bedrooms were located on the ground floor of the building, where it was much cooler but felt a bit damp. There is a dehumidifier running all day but can become an non-issue if you open the windows and doors to let fresh air run through.

My family and I stayed at this lovely home in late August to attend my niece's wedding. The home was so well appointed! The rooms were large and very clean. We were a group of 7 and were more than comfortable with the amount of space. We spent most of our time on the outside decks. My mother has a breathing problem so it was important to have air conditioning in our rental - there was a unit in each room! My husband is a gourmet cook and we are used to bringing our own cookware - it never got unpacked - this home had everything! I would highly recommend this home for a large amount of guests!
Orleans has all of the charms of Cape Cod, along with many conveniences such as multiple grocery stores, a great library, playground, art galleries, etc. Our property is conveniently located half way between the bay and the Ocean and very close to town. The Cape Cod rail trail runs right through town and a wonderful place to bike and see the beauty of the Cape.
