The location is in a very quiet neighborhood with a short walk to the lake. It is also only minutes away from free live music, restaurants, bars, movie theater, and shopping. If you are here on Wednesday night, head on down to Sideways at The Harbor for Karaoke night. Or just relax and enjoy the beautiful views of the people, the lake, and the lighthouse at The Harbor in Rockwall while the kids play among the water features. Great hiking trails, parks, and water parks are near by.

★Amenities Access
Guest will have access to the whole hose with all amenities and features listed in the listing. This includes all games in the game room, access to private patio deck, gas grill and free propane tanks for usage.

★ Parking Access
Four FREE parking slots in the drive way on the BACK of the house. Any additional parking will need to be approved by the host on a case to case basis.

- The space will be entirely yours to enjoy during your stay. Our property manager, Lilly, is available to reach at any time!

★ Neighborhood
Rockwall is rated the top 4th in Money's list of Best Places to Live in America 2020. Rockwall is a beautify, family-oriented lake front neighborhood. You will often see people walking on trails overlooking the lake, fishing, boating and listening to live music within the area. Money says. "Rockwall’s super-walkable downtown district has a small-town vibe, with historic false-front buildings and a broad variety of locally owned shops and restaurants. In the summer and fall, live music events liven up San Jacinto Plaza, while the Rockwall Farmers’ Market attracts visitors from all over the Dallas metro area."

Car is the best method of transportation. It is nice to walk or bike around the neighborhood and to the lake.

★★ Security cameras: There are ring cameras installed on the outside of the house and backyard to ensure head count per every reservation.

★★The lawn guy will stop by once between the 12th - 19th of each month and once between the 22-31. All maintenance personnel will ring the doorbell in advance to notify you of their arrival.

★★Hot Tub Spa Rules and Etiquette ★★
1. Shower Before Entry
Please shower before entering the hot tub to maintain water cleanliness and hygiene.
2. Time Limit
To avoid overexposure, we recommend a maximum of 15–20 minutes in the hot tub at one time.
3. Temperature Awareness
Be mindful of the hot tub temperature. If you feel lightheaded or uncomfortable, exit the tub and cool down immediately.
4. Health and Medical Conditions
If you have a medical condition (e.g., heart disease, high blood pressure, or are pregnant), consult with your doctor before using the hot tub.
Avoid the hot tub if you have open wounds, infections, or any contagious illness.
5. Hydration
Stay hydrated. Drink plenty of water before and after your time in the hot tub to prevent dehydration.
6. Alcohol and Drug Use
No alcohol or drugs should be consumed before or during hot tub use. Intoxicated individuals will not be permitted to use the hot tub.
7. Children’s Safety
Children under 12 years old must be accompanied by an adult at all times.
Young children and infants should avoid prolonged exposure to hot tub temperatures.
8. Proper Attire
Swimwear is required in the hot tub. Nude or improper attire is not allowed.
9. Behavior in the Hot Tub
Please refrain from running, jumping, or diving into the hot tub.
No rough play, loud behavior, or splashing to ensure a peaceful atmosphere for all guests.
10. Maximum Occupancy
Respect the posted maximum occupancy limit for the hot tub to ensure safety and comfort.
11. Personal Hygiene
Do not use the hot tub if you have recently applied oils, lotions, or other products that can contaminate the water.
12. Food and Drinks
No food or drinks are allowed in or near the hot tub. Hydration stations are available nearby for your convenience.
13. Smoking and Glassware
The hot tub area is non-smoking.
Glass containers or bottles are not permitted near the hot tub for safety reasons.
14. Footwear
Use non-slip footwear when walking near the hot tub area to prevent accidents on wet surfaces.
15. Emergency Procedures
In case of dizziness, overheating, or any emergency, exit the tub immediately and alert a staff member.
16. Condition of the Hot Tub
If the hot tub is left in a poor condition (e.g., excessive debris, dirt, or contamination) that requires extra cleaning or maintenance, an additional cleaning fee will be applied.

*Visitor/noise: Parties and events ARE NOT allowed at this property.
- No unregistered guests or visitors are allowed.
- The maximum property capacity is people is 16 at this house or the amount of guests registered.
- A $50 per guest above 7 per day will be added for every extra guest.
- Please keep the noise down after 10 PM and before 8 AM for the respect of the neighbors.
- There will be a $250 fine if the policy is called due to loud gathering or if a neighbor complains about littering or discourteous behavior or excess noise. We also have the right to evict the whole party and cancel the reservation without refund.

* Parking: max of 4 cars in the drive way. Additional parking in the front needs to be approved by host before booking.
-Violation of our parking policy will result in $100 per night of fine for disturbance to our neighbors. Failure to remove the cars will result in early ending the rental agreement and eviction

* Pet Rule: No pets ($100 extra cleaning fee will be charged if pet is found at the property).

* Smoking policy: No smoking ,vaping inside the house. Use of marijuana or other illicit drugs is absolutely not allowed inside or outside of the house.
