2. Tenants agree that the premises can be used and occupied only by the Tenants named on this lease. Tenants shall not sublet the property. 3. Tenants agree to reimburse for any and all repairs to the said premises including but not limited to wiring, electrical repairs, plumbing, appliances, etc. when damage was caused by the negligence or fault of the tenants. 4. Tenants agree to surrender and deliver up said premises at the end of this rental agreement, without demand, in as good order and condition as when entered upon. Tenants shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the assigned bins or trash cans provided by Landlord. Excessive trash that Landlord is required to pay extra to dispose of will be considered damages and withheld from deposit. Landlord shall provide towels, linens, cups, knives, forks, spoons, dishes, and other items as commonly used in a short term rental unit including some personal necessities 5. Tenants agree and understand that the Landlord has a vested interest in the security, upkeep and condition of the premises and agrees to notify the Landlord as soon as reasonably possible of any and all repairs, defects, maintenance or any drastic changes in the condition of the property. Tenants agree to permit the Landlord or agent of Landlord, without notice, at any reasonable time to enter said premises for the purposes of exhibiting the same or making repairs on behalf of the Landlord’s interest in said property. 6. Tenants agree not to use the demised premises or permit the same to be used for illegal, immoral or improper purposes and agree not to make or permit to be made, any disturbances, noise, or annoyance whatsoever detrimental to the premises, or the comfort land peace of the inhabitants in the vicinity of the premises. House Parties are not allowed under any circumstances. If Tenants are found in violation, occupancy will be terminated immediately with no refund. 7. Tenants agree they are coming in with no other pets than the ones agreed upon with the landlord. If any other pets are brought on to the property by the Tenants will be considered a breach of this contract and tenants agree to immediately vacate the premises. The Tenant agrees to be responsible for all damages caused by pets and agree to forfeit their security deposit in the event that an unapproved pet is found on the premises. 8. Tenants agree that smoking is not allowed on said premises. If smoke is detected in the premises the Tenants will forfeit 100% of their security deposit. It is the Tenants’ responsibility to learn about safety precautions, and safety procedures concerning swimming in or being around the pool. Tenants agree to have responsible adult supervising minors while they swim in the pool. Tenants agree not to access any locked “owner only” areas for any reason 9.The house is equipped with fire alarm (s), smoke detector(s) and fire extinguisher(s) and Tenants agrees to notify the Landlord immediately of any problems with their functionality or use. It is the duty of the Tenants to notify the Landlord immediately should the fire extinguisher become less than fully charged. Tenants agree to use the fire extinguisher only for true emergencies. Failure to do so will be a sole burden and cost to the Tenants 10.By signature below, the Tenants covenant that the Landlord shall not be held liable for any damage or injury to the tenants, his agents, family or guests or to any other persons entering the premises, (whether or not prior written approval has been obtained by the Landlord). The premises is defined as the whole of the residence, pool, surrounding land and Tenant further agrees to and does hereby indemnify the Landlord against such liability. And Tenant further agrees to indemnify and hold Landlord harmless from all claim of every kind in nature rising out of injuries to any persons or property occurring during the time in which Tenants are occupying the premises. Tenant hereby releases Landlord from any liability from any claims that may arise in favor of the Tenant, Tenant’s family or Tenant’s guests during the term of occupancy. These terms, conditions, covenants and provisions in this agreement shall be governed by the laws and the State of Florida.

Rotunda Paradise Holiday Home!
This house was fantastic right from the minute we walked through the front door. Spacious and bright with everything you need from the upscale appliances, including the outdoor grill to the full cooks kitchen. It is in a very quiet peaceful location with lots of privacy on the 8th green of the golf course. There is ample room for two couples or an entire family with two bedrooms & two full bathrooms separated by the common areas in the middle. We thoroughly enjoyed swimming in the pool several times a day, going for walks and bike rides. We also played golf on the course which was reasonably priced and we even rented clubs as well! The house is located not far only 10 - 15 minutes from the beaches of Boca Grande or Englewood. Boca Grande is a delight with lovely shops and great places to eat, don't miss South Beach Grill at the very bottom, great view and food! Englewood Beach is a little closer with lots of great restaurants, don't miss Flounders, Beach Road Wine Bar & Bistro and Gulf View Grill. Finally Venice Beach & town is only a 30 minute drive which is well worth it, lots of shops and restaurants. Don't miss Sharkey's on the Pier at Venice Beach! Closer to home are a few nice restaurants Nicola's Italian Kitchen came recommended by the homeowners and was delicious, we enjoyed going to Breakfast at Bay Pointe Grill and there's a lovely covered & open patio with great Seafood at Fowler's on the Water. Christine the homeowner was great to deal with. You won't be disappointed with this gem of a home in Rotunda!
