Old fragile deeds reveal there has been a home at 22 Charlotte St. since 1811. I fell under the spell of the Maria Smith House when I brought my child for a play date when he was in kindergarten. I hadn't been here long before I felt an intuitive connection and within a year, I had bought it. I tore everything back to the studs in a major renovation, essentially preparing it for the next century with new everything in the walls. Its T-shaped floor plan is very unusual in the Historic District and makes it function perfectly with privacy for our guests. We have an adorable private cottage in the yard. Our big porches are lovely for late afternoon cocktails and we usually have music on. It's a relaxed atmosphere and close to everything people want to see and do downtown, the restaurants and historic attractions.
What makes this Bed And Breakfast unique
It is rare to have such a lovely house as strong as a fortress, with its unique floor plan, huge rooms, big side yard, off-street parking, and a separate cottage -- all in such a nice tree-lined neighborhood. Sometimes in the Historic District you get a few of these things, but not all. We are incredibly blessed to live here! It's fun to share it and to get to know such interesting guests. We try not to intrude and let the guests indicate to us how much they want to be left alone, which is fine too! We've had some amazing conversations over a glass of wine with people who want to know about what it is like to live here, why our culture is different, and how it all came to be, starting hundreds of years ago with intrepid people who came over on those tiny boats.

Charming home and host
We had a wonderful 3 night stay at 22 Charleston with Vaughan and her beautiful home. It was the perfect location for us to explore Charleston, close to the waterfront and restaurants. The breakfasts she cooked for us were incredible and she was very attentive to our needs. We would highly recommend 22 Charleston for anyone coming to Charleston.
Our first trip to Charleston was made so much better than hoped for mainly due to our host at 22 Charlotte. It felt like we stepped back in time just a little and we left feeling like we had enjoyed a great weekend with family. Breakfast was 5+stars each day. We happily recommend 22 Charlotte

Southern hospitality in great location!
What a charming B&B in a great location walkable to all Charleston sites! Our host Vaughan looked after all our needs, giving us a city overview tour on our arrival, providing a delicious breakfast every morning and giving great recommendations on restaurants and tourist activities. A lucky find!

The Best There Is. Period.
This was my first time in Charleston, but Vaughan made it feel like coming home. She is the ultimate hostess - charming, helpful, remarkably knowledgable - and her breakfasts were outrageously sumptuous. (I haven't eaten this much breakfast in ten years!) Need info on something/anything about Charleston? Ask Vaughan. Want towels for the beach? Vaughan has them ready for you. Have a car and need a parking space? There are some in back of the house. The house is the epitome of Southern elegance and charm - clean, bright, colorful, comfortable - and sitting on the porch at night with a glass of wine brought each day to a perfect end. The location, in a lovely neighborhood, makes it possible to walk everywhere (which we did, endlessly). So -- if you go to Charleston, it makes no sense whatsoever to stay anywhere but at 22 Charlotte with Vaughan. If I could give ten stars to her and the house, I still might want to give more.

22 Charlotte is a great bed and breakfast to stay at if you want to have great accommodations in a beautiful historical home, a fabulous, hearty breakfast which is included, walking distance to shops and restaurants in beautiful Charleston, and the best host ever! Vaughan makes you feel like family in her wonderful home! We look forward to staying again at 22 Charlotte!

WE ARE IN THE HISTORIC DISTRICT WHICH IS WHAT YOU ARE COMING TO SEE! INCLUDES HOEMCOOKED SOUTHERN BREAKFAST, PARKING & WIFI. This is an offering for ONE of our large guest suites & private bath. This is not an offering for the rental of the entire house. This historic home is large and inviting and elegantly furnished with English antiques, wool oriental rugs and lovely artwork. Each suite has a queen bed, private bath, DirecTV, ceiling fan, and comfortable seating. All guests enjoy the home's den, living room, and downstairs sitting rooms, each of which has a fireplace often burning in cold weather. We are well suited for young professionals, older couples, or solo travelers who want a safe, home-like environment. Consider that nearby inns charge $500 to $2,200 per night's stay. Free parking.
