Cozy private villa loft by the sea, 4 beds, large terrace overlooking the sea with relax and dining area.

THE SPACE
- Master bedroom with queen size bed, en-suite bathroom with shower, separate entrance
- Small bedroom with two single beds, private bathroom with shower, separate entrance
- Fully equipped kitchen with dining table (same master bedroom entry)
- Large shadowed terrace over the sea about 70 sq. mt. with dining, relax and solarium area, external shower
Especially recommended for families and small groups being in a closed area with limited passage of cars that allows everyone to play the favorite activities.

- Smar TV, hair dryer, full kitchen equipment
- Ceiling and floor fans in the rooms
- Free beach access with free shower few steps from the house

-A maximum of four guests are allowed and a maximum of one child up to the age of 7 is allowed if sleeping with parents or in the folding bed provided with surcharge €50/stay
-Extra guests (adult or minor) for overnight stay are not allowed , other than those indicated at the time of booking and registered with an identification document
-Private parties are not allowed day or night
-Loud music is not allowed day or night
-The garden and outdoor areas of the villa are not available to guests
-Smoking is not permitted inside the flat, but is allowed in the outdoor areas
-Barbecues of any kind are not allowed
-Lock the entrance gate of the villa both day and night
May not be suitable for children under 5 and adults over 70 due to the stairs
All mattresses are provided with mattress covers and bed pillows with pillowcases, washed and sanitized at each guest change.
Towels and bed linen are not provided but can be requested on booking with surcharge €100 per stay

Why they chose this property
The property is my family vacation house since '70. I have spent here my holidays during my childhood and my teen’s years therefore the place is full of great and sweet memories.

What makes this property unique
The apartment has a unique position in the surrounding area. No place like this in our area enjoys such amazing view of the sea-bay from Terracina to Gaeta and Naples, Pontine Islands and San Felice Circeo cape.
On very clear days, you can see Vesuvius Mount and Ischia Island too and most day you have spectacular sunset view.
The terrace is huge and always breezy so you can spend time outside all day long also during hot summer days. The apartment is fresh and airy too and the area is very quiet all day and night during high summer season too. You will fall asleep with the sound of waves on the shore.
A large free beach with clear and low seawater is very close to the house with beach shower available. The seawater temperature average is 25°C (77°F) from May to October with around 28°C (83°F) in August. Therefore, it is all very easy and pleasant particularly for families with children.
Bar, supermarket, restaurants and other services are all very close to the house.
Great seafood and typical restaurants in the area and many great one-day trips in the surroundings.
There is something for everyone and it is always with great pleasure that I host people and help them to get the very best from their stay.
