Utopia Springs at Lost Maples is a unique one of a kind find on the beautiful cypress lined Sabinal River with natural spring, sitting on just under 10 acres and located 7 miles from Utopia and 4 miles from Lost Maples State Park in Vanderpool, TX. Our 4 bedroom 2.5 bathroom home can accommodate up to 8 guests. The master bedroom hosts 2 Queen beds with a private bathroom, double vanity, separate shower and garden tub. Three other bedrooms offer Full bed, 1 Queen bed and 1 King bed with Jack n' Jill bathroom featuring double vanity, tub/shower combo. This part of the beautiful Sabinal River is fed year round by our Private flowing spring, known as one of the largest in this Canyon! Come in Fall to experience breathtaking foliage from Maple, Oaks and Cypress OR Spring/Summer for the gorgeous Texas Wildflowers and of course cool down in the crystal clear spring fed river!! Let's not forget Star Gazing is year round!!! This rental has everything you need to enjoy a serene and tranquil vacation in a piece of Hill Country Heaven plus WIFI and all the amenities you'd need to be comfortable and connected!

The house was very nice and clean. There were deer in the area, so peaceful. A beautiful little spring was flowing just enough in this dry season to give us a place to sit, cool our feet and listen to the water flow.
Property was perfect, the creek was nice, the house has plenty of room for everyone. Close to Lost Maples Park. House was older but well kept and clean.
The house was spotless and the river was great. A home away from home. Very peaceful.

This property is to die for! The pictures do it no justice!!
I would HIGHLY recommend this property to anyone who loves outdoors and the beautiful Mother Nature. The home is very spacious and very homey but we stayed the most time outside (Once you see it you will understand). The house provides everything you could possibly need. No need to bring anything but your clothes and the food you want to eat! We didn’t bring our kids because we wanted to check it all out ourselves first but there will DEFINITELY be a next time and we will take them then! There is a bridge at the end of the property and around 7:30-8 the 100’s of bats 🦇 come out from under it and start their hunt. It was the most amazing experience! I can’t wait until we book our next reservation!!!

Cozy and clean but difficult check in and no cell coverage.
We are a family of 8 and this house fit us perfectly. We loved the large living space. There was plenty of comfy seating and space to spread out. We enjoyed the spacious back porch and backyard and spent every night by the fire pit.
The kitchen was fully stocked with just about everything we needed to cook every meal here for 3 days. We also used the charcoal grill for burgers one night.
The sound of the water from the spring was so peaceful and the view was lovely! The beds were comfy, the linens were nice, the showers were hot. We would have loved to give this place 5 stars, but had just a few hiccups.
We were unable to get in contact with the host for over an hour during check in, since we never had any check in information sent to us prior to the stay. It took us calling VRBO to get in contact with them.
If you have Verizon, you won't have any kind of service here, or anywhere even remotely near here. However, the wifi works great, but no texts or calls while here. Thank heavens one person had t mobile and was able to call the host when we needed help getting in to the home during check in.
We were told that due to the drought we could only do one load of laundry... that was after we asked for the washer to be fixed because it was disconnected and said to be broken initially. One load of laundry for a family of 8 from out of town... not ideal.
Lastly, the one TV in the house is older and blurry. They did have dish satellite but no other
smart features. Overall though, we do feel like this was a 4 star stay.
If you are looking for anything remotely close to a Utopian experience, this is the place. The area and property are spectacularly beautiful! Walk out back and down the stairs to the Sabinal River directly behind the house and you will find slow moving water into gin clear pools with a natural spring flowing from the rocky shore.
We had seven adults in our group and all enjoyed a private bedroom (3 couples & 1 single) with plenty of bathroom space to get ready each morning. The location was perfect for our visit to Lost Maples State Natural Area and short road trips around the area. Take hwy 337 over to Leakey and enjoy some of the best views in the hill country. While there, don't forget to stop by Gypsy Sally's for great burgers and margaritas. Overall, we loved this property and will return on our next visit to the area.

The location was perfect for our group! There was still enough water to cool off in even though we’re in a drought. Would absolutely rent again if we come back this direction!
We all enjoyed our stay here, the outside area is great! Kids loved the river.Lost Maples Park is 10 minutes far from the house, can not be closer. We plan to return!
I can't believe I forgot to leave a review earlier. My friends and I stayed in late July for an annual getaway. The house was very comfy and spacious for the 4 of us. And the porches were so inviting. But the best part by far is down by the springs and near the river. We spent all day each day there and just took in the peacefulness of it. At night, we laid on the flat rock near the river to watch for shooting stars.
A crazy storm came through the first night of our arrival and knocked the power out for a little bit. The host was already on top of it when I sent her a message and we had power restored shortly after. It added to the specialness of the weekend, as we enjoyed sitting out on the deck in the dark and quiet, catching up with each other with fewer distractions around.
In general, Jada was super responsive and the instructions for check in and check out were clear and easy to follow. We have already recommended this place to others offline, and we definitely hope to be back.
Beautiful place! Spacious and clean, and the property is gorgeous! We enjoyed the private river access and and watching the hummingbirds and eating meals on the large porch.
I gave four stars for check-in and communication ONLY because it was a little difficult only when we were in the area because there is little to no WiFi and cell service-this is in no way the fault of the property manager, rather, just a reality of the location. There was great communication when we were able to have cell phone service.
I highly recommend this home and look forward to being able to return again sometime.
Our family of 6 had a great time at this property- ample room for all of us to hang out and sleep. Sitting on the porch or down by the river was relaxing and refreshing. Enjoyed the fire pit for smores and the path down to the river as well. Questions were answered very quickly! Thank you!
This property is a simple but spacious house on a gorgeous piece of land. The river was beautiful and we saw bats coming out at dusk, even on a chilly November evening. My kids would love to return in warm weather when they can splash around more. The location is very convenient to both Garner and Lost Maples. I wish I could give it 4.5 stars. The only reason I didn’t give it 5 stars is that some furnishings could stand to be updated. The sofa wasn’t very comfortable (though I loved the recliner!), and some kitchen items like knives and pans were well worn. Nothing that would prevent me from staying again, and the property manager was very responsive. This is a beautiful retreat to get away from it all!
Enjoyed our effortless stay at this comfy VRBO. It was clean and spacious. Close to the parks. The Sabinal River view and access from the property is lovely. Ate outdoors for every meal. Grill and fire pit were great. Jada was accessible - but not one thing went wrong! Great roomy spot for a family or two with a view!
We really enjoyed our stay. We had a group of 6 and there was more than enough room for all of us. The property was beautiful and it was great sitting on the back porch listening to the water from the river behind the house.

What makes this property unique
The spring bubbling out of the hillside is spectacular. There's really nothing like it. There are a TON of vacation rentals around but nothing like this spring. You can hear it flowing from the porch and when you sit in the river area it literally gives your body, mind and soul the reset it needs.
