About James Collis
We are a small family concern specializing in providing a holiday base for families with young children to explore the beautiful Silver Coast. The villa is split into 2 apartments, we live in one the other we rent out as described.
James Collis purchased this Apartment in 2007
Why James Collis chose Caldas da Rainha
The location is very private, set up with safety and security for young families. It offers great access to a wide variety of both essential and fun facilities, as well as being 15-30 mins from 4 very different blue flag beaches.
What makes this Apartment unique
Large saltwater heated pool that is fenced, gated and secure. Private sheltered south facing mature garden with BBQ and naturally shaded areas. Lots of local activities and places of interest for all ages, some walkable others between 5 and 30 mins away. Many families comment it's a great base to explore the Silver Coast as well as good to stay in and enjoy for whole days, and a week is just not enough. The layout of the apartment lends itself well to young families with grandparents along.

Poolside Fun, Brilliant for kids
Great property, James waited up to greet us and show us around.
The living space is ideal for a family, en suite for the oldies on one side of the living space/kitchen and the other two bedrooms and bathroom on the other side.
The living room /kitchen is bigger than the photos suggest, all mod cons as well.
Good WiFi as well 🤓
The outdoor space is a lot bigger as well with plenty of seating.
The pool is fantastic, the kids and big kids enjoyed the hours of fun it gave us.
The area is quiet, a couple of small shops within walking distance and a large supermarket 5 minutes in the car.
Plenty of great beaches within a twenty minute drive. Caldas and Óbidos closet still ,
All in all a very relaxing holiday.
Thanks James and family for our break and your knowledge of the area helped us out immensely.
Very nice family stay
Ideal place for spending a holiday with youngest children
Thanks Joris, glad you enjoyed. James
Wonderful family holiday
This was our second stay in this apartment, and another wonderful holiday. The house is ideal for a family, particularly with small children, with everything you could need, from toys and books to kiddy plates and cutlery.
We were equally comfortable cooking (or BBQ-ing) at home as going out to eat - there are fantastic markets in Caldas for fish, fruit & veg. It's a lovely area to explore, with a variety beaches a short drive away, and plenty in Caldas itself - but on some days we didn't even leave the village, with the lovely pool and garden to play in, and a great restaurant within walking distance for lunch...
We highly recommend this property, and are very much hoping to return again!
Hi Caroline, so glad you enjoyed your stay again. I think the ages of your children at 6 & 3 is typical of those who make the most of the environment here. kind regards, James
Fantastic Villa-Great for families with small children
We have just returned from a week at the Villa, we are all sad to be home and miss waking up to the view of the pool outside! The Villa is well equipped , we particularly liked the dishwasher and washing machine facilities (we washed our clothes to take home clean ). There was plenty to do in the local area, all really close by! We found Aldi and Lidl, McDonald’s etc. You definitely need a car to get around.
-Caldas da Rainha Centre (play park)
-La Vie shopping Mall
-Restaurante Paraiso do Coto (cheap and lots of food)
We would definitely recommend to friends and hope to return in future!
Thanks Justine, glad you enjoyed your stay, especially as an experiment in Villa type holidays. The 3 & 6 year old girls in next family fascinated by how to use the "water melon" toy :-).
Nice place but a bit noisy
The villa was lovely and very well equipped for a family and children. James as a host was great in telling us where to go as the weather wasn’t the best the week we arrived ,but there are far to many animals near by that make quite a lot of noise of an evening and very early in the morning, geese and dogs barking so got a bit much if you were in one of the front bedrooms this was the only problem as everything else was brilliant but you definitely need a car as there is nothing much to do near by.
Hi Kayley, thanks for the feedback, obviously disappointed that for you the the noise detracted from what otherwise seemed like a positive experience. kind regards, James
Perfect for children and extended families
James couldn't do enough for us during our stay and I have recommended it to all our friends with children. We didn't have to bring any equipment apart from clothes and car seats. There was a really good balance between privacy and feeling they were on hand to help when we had questions. We have three children including twin toddlers so don't find it easy to relax on holiday. Space for grandparents, toys and a safe enclosed space made this possible. Also beautiful beaches nearby!
Glad the setup with 2 cots worked for the twins. Also really appreciate you mentioning the balance of privacy and availability, it's different for everyone and something we are conscious of.
kind regards James & Alison
