Damage and Incidentals
You will be responsible for any damage to the rental property that is caused by you or your party during your stay.

- This is a NON SMOKING house. PETS - PETS are NOT permitted. If there is evidence of a pet, we will charge an additional cleaning fee – to be determined by landlord. DAMAGE/RESERVATION DEPOSIT - A reservation deposit of $500 is required. For rentals over two weeks the deposit is $800.00 ($400 will go toward the rental, $400.00 will become the damage deposit). The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met. • No damage is done to unit or its contents, beyond normal wear and tear. • No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. • All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned. • All keys are left in the lock box and unit is left locked. • All charges accrued during the stay are paid prior to departure. • No linens are lost or damaged. • No early check-in or late checkout. (Unless agreed upon) • The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by the Jennifer Gentile. CANCELLATIONS – A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent. MAXIMUM OCCUPANCY – The maximum number of guests is limited to seven (7) persons. MINIMUM STAY – This property requires a two (2) night minimum stay. Longer minimum stays may be required during some months and holiday periods. If a rental is taken for less than two days, the guest will be charged $100.00 cleaning fee. INCLUSIVE FEES – N/A NO DAILY HOUSEKEEPING SERVICE – Linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. We do not permit towels or linens to be taken from the units. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. Subleasing any or all of the rental period is not permitted without prior written approval. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. PARKING – Parking is limited to three (3) vehicles. Vehicles are to be parked in the driveway and front of the house. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. FIREPLACES – The fireplace is a wood burning fire place. Please do not throw any paper or other combustible materials in the fireplace. Remember to open flu prior to using, not doing so can cause major cleaning expenses. HOT TUB – The hot tub is an electric Jacuzzi. If the temperature is lower than desired, you will need to turn it up to desired temperature when you arrive. It does take some time to increase in temperature, so it is advised that you do this upon your arrival (Max 104ºF). Please try to keep the sand from the ground out of the Jacuzzi. Dust your feet off before entering. Not doing so can cause damage and/or cleaning expenses. FIRE PIT OUTDOOR AREA ¬– Absolutely no outdoor fires allowed. There is a fireplace indoors for your use during the fall and winter months. Any attempt to light ANYTHING in that area will result in the full claim of your security deposit. STORM POLICY – STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. We do not refund due to road conditions. TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. If you wish to purchase travel insurance, go to www.InsureMyTrip.com for details and to purchase. Our home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
